    Big clean rooms. The pool is huge. There is also a second pool with a total of 3 swim up bars. The waves are a incredible on that end of the beach for body surfing. The food is excellent and if you get the all-inclusive package you're allowed to use the other Resorts and Facilities also which is great

    My family spent a week here, and we really enjoyed ourselves. The Royal Sands is a nice property, well maintained, and right on a beautiful beach! The water is absolutely amazing. The pool area is large and very nicely done as well.

    The buffet breakfast is very satisfying and contains lots of amazing options. I would definitely return!

    Location is central, close to a great selection of restaurants (seafood, steakhouses, wine bars) and has a traditional Mexican hacienda sisal (traditional Mexican cuisine) right next to the resort. Suites/villas are spacious and clean and most of the staff are warm and friendly. Their spa is excellent and offers a variety of services that cater to all skin types and they are really accommodating. The gym is also pretty decent, has all the equipment and machines you need. The gym and spa facilities are not free for non-members but reasonably priced at 13 usd per day. Overall, would recommend any of the Royal Resorts locations to anyone visiting Cancun for the best type of experience in a great location along the main hotel strip.

    This has to be the best priced luxury hotel in Cancun. Food was great with plenty to choose from. The hotel staff are a real credit to the business. Location is great as it is literally on the beach and is far enough away from bars around Coco Bongos area to have a bit of serenity too. The hotel gym is great for a hotel with a variation of proper commercial gym equipment. We would definitely choose this hotel again

    Very friendly staff and customer service was top notch. Overall the resort is very nice and well maintained. Nearly half of the rooms have been renovated, with the rest to be complete in the next year or so. Just a heads up if you do an all inclusive option, you may have to change rooms during your stay, as it is a major timeshare facility that runs sat to satkind of a pain to pack everything up to leave with the bellboys while the new room is being cleaned. Overall though, it is a very nice resort, with large pools (heated in the "winter" months), and good food at the restaurants. Also, room service is a life saver for the kids to get pizza, chicken strips, or pizza when they're tied from swimming in the huge waves of the ocean!

    Everything's good except food was better last time we visited. Were a bit lax when refilling our fridge with beverages. Beach and water is beautiful. Rooms are nice and clean. We were obligated to be part of a time share presentation as part of our deal and the presenters were a bit pushy. This was our third time to this resort and we have seen it change over the years. Not sure we'll come to Royal Sands if we do another all inclusive resort.

    Third time here, but first time with the whole family. Loving it! This place is fantastic and great whether you're single, a couple, or a family. So many activities to do! The spa, pool, restaurants, bars, staff, and rooms are amazing! The grounds and rooms are immaculately kept! I highly recommend this resort and recommend taking advantage of the all inclusive option!

    It is very family oriented. Most bars close at 7p. It is extremely quiet at 1030pm. Timeshare is HUGE. The first 15 minutes of checking into our room, we had a staff member try to book us a timeshare appointment. They will ask you to listen to a 90 minute presentation with an open mind. The timeshare salesman will not be happy if you walk in with no intention to buy. Staff is extremely friendly. This all inclusive resort promotes tips. We had to change our room on Saturday even though we didn't check out until Sunday. We stayed in 2 different rooms for our stay. There is a store located inside the resort.

    All inclusive experience is a blast for adults. Room service included, helpful and friendly staff. Very clean and quiet. No entertainment or animation team to speak of (a plus for me but maybe a problem for someone vacationing with kids). The bigger rooms a nice and spacious, with a huge furnished balcony overlooking the ocean. One Mexican restaurant on premises, but there is a free shuttle to the other Royal hotels to dine there. The beach is really nice and spacious, you can always find a good spot. There are waves as soon as you come into the water, but you can swim once you get a bit further from the shore. Towel service is open till 10pm(!). Did I mention very accommodating staff? They will keep the buffet open after designated hours if you come in late. Overall I am very impressed with this place.

    "Welcome home" says it all. Every employee goes out of their way to accommodate every request. The friendliest! The rooms are clean and efficient. The grounds are spotless. And the beach is the best I've ever seen! I will be back!

    Great place for a family. Nice views from every villa. Best Beautiful beach one step away. Two big pools, tennis, spa, workout, sailing, yoga, dance lessons, kids program, great restaurants in walking distance,
    Facilities are a bit dated but updates are in progress. Great value. Would recommend to all.

    Really beautiful resort. Super clean. The staff were polite, friendly and helpful. Especially Jose at the swim up bar!

    The buffet was decent and they switched it up a little from day to day in the morning and they have special themes every night for the dinner buffet. The food was good, nothing spectacular but good.

    This is my favorite place to stay in Cancun. Seconds away from the beautiful, white sand beach and all rooms have an ocean view. Just a bus ride away from central Cancun and within walking distance to two malls for shopping. The staff at The Royal Sands are always friendly, helpful, and make you feel welcome. They will go out of their way to make sure you have a great vacation. There is an all-inclusive option if you are not a timeshare owner. Great variety of restaurants to choose from and the food has always been delicious. There is a gym and spa on site. The resort is family friendly and there is a wide variety of activities for kids and adults going on throughout the week. The rooms are setup as a lockoff, suite, or full villa. The lock off has two double beds, bathroom, and a small refrigerator with microwave. The suite has one king size bed, full living room with two Murphy beds, and full kitchen. You can also rent the full villa. 5-star stay every time!

    It's a pretty nice hotel. What you you pay is what you get, best sums up the experience. There are better hotels, but those cost more. There are worse hotels, those cost less. This is middle of the road. Pretty good service. You can find exceptional waiters from time to time. The one thing that really sticks out from all the other hotels I've traveled to is the amazing food. That with the great location makes this a hotel worth its money. Would recommend

    Nice hotel and great food. But be aware this is a timeshare hotel and if you choose to hear their presentation it's a hard sell and the price is high. The push the pressure up to the point of being uncomfortable. Also we had to change rooms during our 5 day stay which I didn't like at all. But the one we were in was booked starting on Saturday. The timeshare times run from Saturday to the following Saturday if you arrive or depart on those days expect to stand in line checking in or checking out. Plan accordingly!!

    Week 6 at the royal sands was wonderful, and relaxing. The service this resort provides is incredible! Our room was always in tip top shape. The maintenance department was very quick to assist us in a plugged toilet. The waiter in the La Veranda Ferdinando, who carried our plates from the buffet to our table. The endless great service at the poolside bar. The entertainment/workout team who kept us moving are a breath of fresh air! Thank you to all that made this a great vacation for us!

    Came over from a sister hotel - Royal Cancun. Beautiful and much bigger beach at Royal Sands. Pool was also much bigger. That said there were also more people, which is great if you like people watching. Staff work very hard in both locations to ensure a good stay.
    The food was similar in both locations - basic buffet style. Nothing spectacular but good and filling. Christmas at Royal Cancun meals were excellent - turkey, roast beef, pork tenderloin, etc.

    Over all having a good time exploring Mexico for the first time
