The place is great but you can tell is an old hotel with minor upgrades. The elevator are small and old. Plus, they work half the time. It could not handle the capacity of people getting on and off. Also, the workers would be cram in the elevator so no space for the residents to get up or down. I notice there was a service elevator i don't know if it didn't work or not but I believe the employee should be using that one. I had to use the stairway several time and I stayed on the 10th floor. It was a good work out. But I didn't want to be sweating before I go out.
We had a great time. We booked a two room suite which worked great for our family of 4. The staff was friendly and helpful. Great view of the sunrise. The room was clean and comfortable. Would definitely stay there again.
I was very hesitant about booking here from all the reviews but was willing to gamble for the location. The first lady I approached at front desk didn't bother to tend to me, asked a fellow coworker to help me instead. He was very welcoming and I was able to check in 3 hrs early with no problems. Yes the elevators, hallways and rooms all need updating but after seeing my view from my partial ocean view it didn't bother me as much. If the guests weren't so lazy to pick up after themselves the beach wouldn't be so dirty even though there are plenty of trash bins around for that. The main thing I really didn't like about the hotel was my restroom. It didn't have a fan/vent, the light flickered like crazy when turned on, also made a annoying high pitch noise and the small shower head didn't have much pressure. I'd most likely visit again for the views/location.
Let me start off by saying both myself and my fiance worked in management in the hospitality for quite a few years before we chose to switch careers in 2016. Due to our backgrounds we understand the ins and outs of the industry very well and also understand that things happen. However for the money we spent this was by far the worst hotel we have ever stayed in. $700+ later for a weekend stay and we were extremely unsatisfied and shocked at the physical state of this location. Friends of ours stayed at a different hotel during this time which had lower ratings online, spent less money and it was far nicer and cleaner than our place. The photos online are extremely deceiving. The lobby of Newport is very welcoming and visually appealing however checking in was extremely unfriendly. The receptionist stuck her hand out for our paperwork, never greeted us, barely spoke to us, and handed our cards back then moved on to the next person. My fiance even tried asking a question he had about the resort and both of the women at the desk completely ignored him. First ride on the elevators was a nervous one. I cannot speak for the third elevator but the two we rode on while staying there squeaked, shook and were bumpy the whole way up and down. Even my fiance who is 6 foot 2 and doesn't get nervous easily told me he was a little uneasy about riding their elevators all weekend. In our room we had an exposed tack strip which we both caught our socks/feet on upon entering the room for the first time. The carpet very was stained in both the living space area and the bedroom area. We had tiles missing at the base of the wall in the bedroom that had been propped back up and covered behind the curtain I'm sure in hopes that no one would notice. Our balcony was covered in so much bird feces to the point that neither of us felt comfortable enough to stand or sit on it which was all we really wanted to do. We were in Miami early for his birthday as well as to get away from our hectic schedules and relax. Unfortunately our accommodations didn't make for a relaxing stay. If it weren't for everything we had planned in the area and the fact that i had prepaid for our room we would've left the first day and found a new hotel. We also were told everything was prepaid for when i originally paid it and nothing would be left but a hold for incidentals which would be returned. However today we saw that an additional $60+ dollars was taken out of our account from Newport. We have many business trips planned to florida and the Miami area in 2018 and will not be staying at this location again. 100% not worth the money we just lost or how uncomfortable we felt all weekend.
My family enjoyed our stay here. We were able to get a early check in and a late check out which made it very convenient. The lobby is beautiful and the rooms were nice. The outside of the hotel could use some major renovations. I was a little disappointed in our room. We had 4 guest in 1 rooms which was suppose to sleep 4 people. We had a king bed and a pull out hide away bed. The king bed was nice but my back is still hurting from sleeping on that small hide away bed for three nights. The access to the beach and boardwalk is very nice. Overall I would probably stay here again.
Very helpful and friendly staff. If you have kids then there is a big playground immediately behind the resort in the beach. If you do not have kids then you have a big play set in your view and get to listen to screaming kids during the day. Walk out patios to sit outside and enjoy the sounds of the waves and the breeze. Overall the staff is excellent but the rooms need new carpet and fabreze.
Love the welcoming, lobby is beautiful, pool is clean and large, pool bar available, they have their own pier, kitchen and spa available. Room is spacious, carpet wasn't clean all the way but love the bathroom, balcony to the ocean view is very spacious. Love the separation of the room. 2 tvs. clean amenities.
It’s a reason why the service have a rating of 2.5 The representative at this hotel definitely not helpful at all. If you try to get somebody on the phone you never do, when you do get somebody on the phone they either put you on hole or to transfer to somebody else yours hang the phone up. I stayed at this hotel October 5 To 9th 2017 .. They took the deposit of $300 and all now I have a receive money back deposit yet.
I have so much to say about this hotel I will have to write a book about the service I receive.
From no communication about the fire alarm going off not telling everybody nothing have everybody running around the hotel.

Great location, but rooms are lower end- thin walls, and elevators are super slow especially during checkout time on a weekend. Expensive to park there- they don't offer free parking- $25 valet, or $20 self park per day!! Meal options pricey for the options.
Stayed here with my family in July and had a wonderful time. However, the resort does have it's misgivings. Firstly, it is way to expensive for such a dated property. When you first enter the property everything looks fabulous from the valet taking keys and helping with bags right away to the lobby and bar area. However as soon as you get on the elevator you can see how dated everything is. The carpet was old and filthy in the hallways. The room wasn't too bad but definitely dated. It helped that we had a small balcony with a view of the ocean. The room description says there's a kitchenette but it is actually just a sink, a refrigerator and a microwave. Everything in the hotel from drinks to food is extremely over priced and happy hour just brings the drinks down to regular price. The best part of the hotel is pool and the fact that it is directly on the beach. The pool is great for kids and adults alike. And the beach is amazing after you shell out cash for the over priced cabana.

Just north of South Beach, close enough but far enough away from it all. Great pool, private beach, and play area for young kids.
They can also do beach weddings and receptions on site. Great place to plan an easy going destination beach wedding.

Renovated rooms are nicely decorated. Great location! Plenty of things to do to keep you busy. Playground for kids and tiki huts are available. Pier for fishing and for a nice walk. All in all great place and wonderful customer service!
False advertisement. Rooms are not as pictured. Paying 4 or 5 star hotel price for a 2 star motel room. Great beach. Pool was dirty. Room had a bad smell that gave us a headache. Wouldn't even sleep for free. For an upgraded room they wanted us to pay an extra price difference and refused to give us a refund to go to another cleaner hotel. Ruined our day.
The location was excellent. The beach was awesome and a very short walk away, the pools were very nice and even closer, and there is a bar near the pool. The lobby and the restaurant within (forget the namekitchen 360 or something) were in excellent conditions. The restaurant was super nice albeit expensive. However, most of their attention clearly goes to the lobby area and the pool/Beach area (for good reason), as the elevators were wildly inefficient and interior of the upper floors was a little run down. However, we were upgraded to a balcony room for free and for no other reason than kindness on their part. Overall, the room is just a vessel to the beach, so it was great. For the price we paid and the location/accessories, it was well worth it, and we'd go again.
Amazing how beautiful the photos look because this hotel definitely needs some updates! The location is great, walking distance of several good restaurants and beachfront. The beach, unfortunately, needs some serious cleaning and they don't have the staff to do it. The pool us nice and we enjoyed it, but there are large surface that need to be re-plastered and the outdoor bathroom area is disgusting! It's an affordable place to stay in the area, and you'll probably enjoy keeping that in mind, but don't buy any food in the hotel!!!
