This place is very relaxing and perfectly located for shopping and much more. The breakfast is made fresh and is amazing. It is very clean and well maintained. The hosts are very hospitable and informative. I would highly recommend this beautiful bed and breakfast for any season.

Do not do business with this woman. She is rude to her guests, has zero hospitality and will lie just to keep your money even if she didn't provide you with a service. Read all reviews everywhere. I learned my lesson the hard way after she took my money.
Absolutely horrible experience here. We had a wedding in Newport this past weekend and knew it would be busy so booked a room here in early September 2014. We received a confirmation email through Priceline when we booked it, and a reminder email July 20, 2015. There was NOTHING in the email or on the website that said when you had to arrive by, but we were going to be somewhat late so we attempted to call and let Denise know, just to be courteous. We called the number that was in the email from July 20, 2015, got no answer, but left a number saying we were on our way. When we arrived around 8:30 PM, Denise informed us she had no rooms left, even though we had a reservation. She wouldn't even look at our confirmation number. She never once apologized. When we told her we tried calling, she said that she'd been there all day and had no call. When we told her the number we used (and the fact that we got it from the Priceline email just a few days prior), all she said was that it was the number of someone who no longer worked there. She was beyond rude and again, never once apologized for the inconvenience of leaving us in Newport on a Saturday night during the Folk Festival with no place to stay, even though we'd booked something 10 months in advance. Horrible. I will never consider staying here ever again.
Denise and her two babies (the houses that comprise the Inn) are the most wonderful thing that happened to Newport and the two travellers that stumbled upon this place.
I was blown away by the sheer beauty and the warm, inviting decor even at 11pm, when we arrived. Denise was up (or maybe I made her get up) and gave us room #2. It was a cute, small room with a separate bathroom and just enough charm to make you drop your jaw.
Very comfy queen bed, ceiling fan and available A/C made the hot July night very bearable.
In the morning, we met the other guests in the house next door for an amazing breakfast.
We'll definitely be back to Newport for we haven't seen half of it yet And when we are, we'll give Denise a call once again.
The Fair Street Guest House is centrally located near all the action. They provide free parking for one car. The rooms are nicely decorated and are comfortable. We ordered the romance package with the roses and sparkling wine. It was really nice. The roses were very beautiful and made my wife very happy for her birthday. The breakfast in the morning is excellent. Great french toast! Most of all, the service is excellent! They do everything to make sure you are happy and comfortable. It was really nice!
