Good location the rooms are very small and didnt have decor it was the oddest thing no pictures on the walls. The walls were scrached and not touched up and the floors were so dirty.

This is an old building with old fixtures, wall AC and heaters, but its located right at the water and the pier. Don't expect 5 star amenities or a grand experience, but for the cost it is worth the stay. The location is everything here. You can walk the boardwalk 2 blocks away which has whale watching excursions, rides for the kids like a Ferris wheel, an old school arcade, food and drinks, and tourist shops. Across from the hotel there are several restaurants including BJ's, Mexican, and a sports bar at the corner and the other corner is complete with a coffee shop . You can also take the ferry across by car or on foot to the small Balboa downtown area with lots of shops and more restaurants (That's about a 6 block walk). At the end of the pier is a Ruby's restaurant and there is wildlife in and around the water like seals and pelicans. I wouldn't pay an outrageous amount to stay here, but for the 230 to 300 it cost in 2017 that's a fair price. Fair warning, the onsite Italian is not where I would choose to eat as the food is just average and the service can be very, very slow.

Location! Steps from the beach, and a great price for that. Bed was very comfortable, staff friendly.

Room 216 should not be rented out. I asked to see the room twice was told it was not available. Some rooms were redone and some not worth the price. Had my daughter's wedding there so was responsible for about 6 other couples staying there. Parking there is a nightmare, as the best option is public beach parking lots. Can not recoment this place.

Older rooms, rooms by the street are loud from bars, $50 extra for checking in early (wasn't told until check out. If i waited less then an hour could have avoided it). Parking NOT included ($35-45 per day). If lucky, $20 daily walking distance. Location is terrific! Hotel staff is excellent! Female bartender not very friendly (overheard other guests complaining also).

The hotel is in a great spot, right at the foot of Balboa Pier. We had room 233 right on the corner of the building. I highly recommend the Orange Blossom Cafe for breakfast. Service was great, valet and bell staff were helpful, courteous, and friendly. Our room was clean, whirlpool tub was nice and relaxing. Be aware that this property is right in the heart of party central. That means bar patrons simging along, people strolling by having fun, and the sound of cars cruising the beach untill 2AM. Overall, we gad a great time and will be back.

First the bad. Don't stay in room 216 A or B. I was told these room weren't much than two beds in a room. Which, is what we were looking for. But, I didn't realized the quality of the rooms were terrible. These room are located behind the restaurant, have one small window looking at an a/c unit, have old stained carpet, a non working tv, and cockroaches in the bathroom. Yes the price was considerably cheaper than the rest, but I truthfully didn't expect the quality to be that low.
That said, the good. After 8 hours in 216B we vowed to never stay again and told the front desk we would check out early and our frustrations with the room. We were offered a ocean view room at a reasonable discount. We were able to move in early and enjoy the rest of the weekend. Room 233 was what we expected from a resort on a beach.
We're giving 3 stars instead of 1 star because of the courteous staff and room upgrade. But we did feel mislead on the quality of the first room.response / report this review -

This hotel is NOT worth the money. The room was very small and only offered a queen size bed. The hallways were very loud and the staff was rude. They want $47 a night for parking. I would not recommend this hotel to anyone. Go to another location that offers more. The continental breakfast consisted of box cereal and a bag muffin. Not going to stay here again.

The room was very nice. Loved the woods floors in the room. The bed and pillows are very comfortable. The hot tub was excellent. The staff was extremely friendly and helpful. I would highly recommend this to anyone and I would definitely stay here again

The rooms were small but quite nice. Everything was very clean, but some of the furniture was a bit weathered inside the rooms. Continental breakfast was greatly lacking, looked like a gas station packaged pastry shelf. Both the hot tub and pool were small but very nice and kept hot! Staff was excellent and helpful! Best place to park is on the beach for $18 a day. It's super easy to get to Balboa island by ferry for just $1 per person and an additional $1 to bring your car over. Would stay there again.

First of all, the view was wonderful, and the room layout was great. We had a great time despite issues. Unfortunately the bed wasn't comfortable, the room seemed to be in the middle of renovation and there was a lot of "dirty", the jacuzzi tub was too loud to be relaxing, and then it kept going on sporadically all night. Continental breakfast was packaged pastries. Internet didn't work too well. It felt like they were checking boxes to get a rating, not really trying to have a great ocean front resort, which is sad because I really adore the old buildings, and if it had tried a little harder, it would have been a really wonderful place
