    DO NOT LIVE HERE! Roaches are out of control and the leasing office won't do anything about it! They want me to pay two months rent and wait 60 days to move out after I've been complaining about this since I've moved in!!

    I lived at 1000 Spalding Apartment Homes from 2016 to 2017 (1 full year lease). The apartment was decent when we did a walk through of it but, as soon as we were fully moved in, all of the problems started.

    First off, they force you to pay for a "valet" trash service. This service was supposed to pick up the trash 5 nights of the week from your front door. This service, after the first month, despite following all of their instructions, left our trash in front of our apartment every single day. When we mentioned this to the office, they said "they'd speak to them about it" but nothing changed. Because we were forced to pay for the valet service, and this valet service never took our trash like they were supposed to, we essentially paid an additional $50 each month for absolutely nothing.

    Upon the beginning of our second month in the apartment, our garbage disposal broke. Despite reporting the broken disposal multiple times, it was not fixed and I moved out with the same broken garbage disposal installed in the sink 10 months later.

    Upon our fourth month living there, water began to pour out of our ceiling in the master bathroom. It ran like this for over an hour, and it took every towel in the house to prevent the water flooding into the rest of the house. The ceiling sagged down low enough to the point that it started to crack. Despite reporting the event WHEN IT STARTED AT 8 PM (on a Tuesday) to the emergency maintenance line, we did not have anyone show up to our apartment to help or do anything about it for almost 48 hours. When they did show up, instead of repairing the ceiling and drywall, they just looked at it, covered a portion of the crack with spackling paste (the full crack still being clearly visible and the roof still sagged), and said we were fine.

    Despite filing numerous complaints about our neighbors who would always decide that midnight was the perfect time to let their children play and jump off the bed, nothing was done.

    When we did give our notice of vacating the apartment, they decided it had to be done through their website and they couldn't accept a typed and signed letter from the people on the lease. They said they would email me the link the next day since the office was closing shortly. The email never came and, when I asked them about it a couple days later, a different person from the same office said the letter was fine. Because "they hadn't heard from me" since I dropped the letter off, they had to extend the actual acceptance day of me submitting the letter to them to when I followed up. Because of these couple of extra days they failed to communicate or send an email to me on, we were charged a higher rate in the last month of our lease (our rent went up $800).

    All in all, I can not recommend this apartment complex. They charge top dollar for a mediocre apartment, no professional communication from the staff (not counting when they lied to us), and absolutely no help from their maintenance department. Stay away from this complex, and, for the most part, from their parent company of US Residential.

    We've lived here for 4 months so far and it has been great. The neighborhood is great and the neighbors are friendly. We had our fridge break twice and the office staff sent someone out immediately to fix it. There's valet trash - which is seriously the best thing ever. The only caveat is that it's right beside 400 so you can hear the cars in the evening - rush hour is actually quiet bc people are driving slow. But, we don't mind the cars. And they're building a sound barrier wall soon I believe.

    My experience with Fatima, Felicia and Rachel in management has been wonderful so far! They were able to help me find the perfect apartment for my little family. I haven't moved in yet, but will post my experience once I do!

    Update: Been living here for about 2 months and I love it! Responsive staff, quiet neighborhood, private, great fitness center, pool and fire pits!

    1000 Spalding, previously Spalding Crossing and even before that Gables Spalding was my home from 2001 to 2017. I have seen three owners and many more office staffs. This new management staffs are unprofessional and irresponsible!

    Not sure what the issue is with all of these negative reviews. Honestly, this place is pretty great!

    Have lived here since Sept 2016. Only issues so far are the vent in the master bdrm not working, loose bath tub faucet in the guest bathroom, leaking HVAC. Maintenance is quick to address and fix my issues thus far, still need to put in a work order for the heating issue. Grounds are not as "gross" and "unkept" as other posters mention, at least not as far as I can see. I have two dogs, walk them two to three times a day. The only issue is the random dog poo that is left by a lazy dog owner, but those are cleared once a week. Like, completely cleaned up. The new management team seems to be trying to spruce the grounds up quite a bit and has regular groundskeeping going on.

    The community is small with 9 buildings and about 250 or so units in total. Walking the community only takes about 4-5 minutes. The apartments are nice with new renovations, the only downside I have is the price. $1620 for a two bedroom on the 2nd floor with full carpet is a bit on the high side. However, the neighborhood (Sandy Springs) is amazing, quite, and definitely on the upper middle class side. Shopping is literally 1-2 minutes in any direction.

    Overall, this complex is really nice. You're experience will vary greatly on the building and floor you are in. Just like any other complex.

    I don't even know where to begin. The apartment itself looks nice and has some upgraded amenities; however I have never had so many issues involving an apartment in my entire life. There is a real bug problem in this community. I've had actual slugs in my bath tub time after time since I've stayed here. The old property management told me that it was because I lived on the first floor????? The new property manager sent one company out who could not figure out the problem. I still see slugs time after time after having maintenance re-caulk my bathtub. There are also other bugs that pop up to the point that I had to have the office put my apartment on a weekly rotating pest control visit. The grounds have been updated but upkeep/cleanliness is non-existence. I've never seen one person picking up around the complex in my entire two year stay. I referred a friend to these apartments before all my issues and was embarrassed to find out that her apartment had such a strong smell of cat urine that she was unable to sleep in her bedroom for her entire stay. The management was aware of this and never fixed the issue and ended up letting her out of her lease. Do yourself a favor and put a little extra with your rent to go somewhere that will give you the peace of mind that you seek within a community.

    Been here for about 6 months, and I gotta say I don't really understand the negative reviews on this place.
    I moved here with my girlfriend and it was a great experience from beginning to now.
    New ownership took over maybe a month before we signed our lease, and they're doing a lot of improvements to the whole complex.
    Of course, plenty of "wants", but for the most part it has been a great rental experience.
    - Good Maintenance staff
    - Relatively New Appliances (if I had to guess within the past 3 or 4 years).
    - Very helpful leasing office staff.
    - Great neighbors (LOTS of families).

    Seriously, gang. No real complaints here.
