Military please read before signing!!!!!!!

I'm not really sure where to begin Dogs run this place! Dog piss everywhere. That's all you smell especially when it rains and you have to walk to your car.
My husband and I would play "what's in the elevator" every time we rode on it. Dirty bandages, dog piss, used condoms (on 2 separate occasions) among your regular trash. Taking the stairs isn't necessarily better. Never step in a puddle! 99% chance it's dog piss.
Yes, new management took over several months ago. Yes, they spend more time cleaning. But there's only so much they can do when dogs run the place and dog owners are not held accountable.
My husband and I caught someone trying to break into cars. We called the police and they came out and arrested the man but he was well known before this incident! Keep your car doors locked at all times and do not leave valuables inside it. The man lives at Oceanwalk in the same building we did on the top floor with a bunch of other people.
Now for the part about leaving: BEWARE!
We signed the initial 10 month rental agreement. About 2 months before it expired, management left notices on our door with all kinds of attempts to resign. We were on the list to get into military housing so we were just waiting our turn. Military housing was telling us 3 months. We let the lease at Oceanwalk lapse and went into a month-to-month lease waiting for military housing. That was almost $500 more a month to do. Every week after our lease expired mgt would leave a note telling us we should re-sign and then we won't be charged the $500 for being month-to-month. We talked to the manager (Julio) and told him we were waiting for military housing to open up. He said not to worry, as long as we bring in our orders we'll be fine. We asked if it was ok even though it was still Key West? He reassured us we'll be fine. We even asked again, with pen in hand before signing "Is it OK because we can remain month-to-month", and he said not a problem, they do it all the time! He said Oceanwalk is very military friendly! We signed. Our military housing became available 1.5 months later. We got the orders from Navy Housing and walked it over to management right then because it was almost the end of the month and we needed to give at least 30 day notice. Surprisingly, there's a new manager now (Francis). She refused to even hear about our deal with the previous manager. Francis said that was between us and Julio. We said it was between us and Oceanwalk. We moved out. Everyone else in the office was nice. They said not to worry about cleaning because it was getting renovated anyway. We cleaned it anyway. Spent a whole Saturday cleaning it from top to bottom. About a month later we got a registered letter from Oceanwalk with a statement for $22,600 (picture of this actual bill posted on yelp and other sites that allowed picture to be uploaded)! No joke. We called Oceanwalk to speak to Francis but she wouldn't get on the phone! The little girls in the office flat out told us that she was there but she refuses to speak to us. The girls said they were giving her our messages but not to expect a call back. They were nice and apologic and I truly felt sorry for them having to deal with this mess. We had to get Navy housing involved. Oceanwalk tried to stick us with everything possible. Even a bill to clean the mold that we constantly had growing in our foyer since the day we moved in! We still paid for cleaning and other things they could tack on. It took nearly 3 months to get something under $3,000! They may talk a good game, but trust me, they are NOT military friendly! They even tried to say my husband was only a contractor, not active duty thus the military clause doesn't apply. He's been active duty for 15 years and 7 deployments and they had his orders on file since the day we moved in. It clearly states in the bill move-out reason- "Military Transfer". I moved to Key West from California and I needed somewhere that was unfurnished and my own actual space. It was way cheaper than a lot of places and I read the reviews online so I was leary. I talked to Kristina and she was fantastic. She explained the updates and changing staff and helped with every step of my transfer. I talked to her about 5 times a day before I moved in and she was super helpful and kept an upbeat and professional manner the entire time. Once I moved in I met Dylan who is also super helpful and nice. I know working with people can be annoying, but they are fantastic. The apartments are nice and updated, and I have no issues with parking. Now the parking policy for guests are explained to you when signing your lease so if you decide that you want to chance it you can get towed. But hey that just means that my space is secured for me a paying tenant to have somewhere to park.

Overpriced place for the managers to not care about their tenants. There is mold in the vents, and if you leave your home with the temperature turned down it will get on everything. They will not provide service to clean the mold, you will still be stuck in a lease with this complex Parking, and they will not accommodate you. It is horrible here, and your guest are likely to get towed. Save yourself some money and time, and find a better apartment complex to stay at.

I've lived here for a year and I can say I am happy with my apartment it is newly redone and very clean. The staff always responds to my requests, and many of them even know my pet on sight. I always can find parking and it's great that there is a pool and we are so close to the beach. If only we had laundry in unit! But that's a bit of a dream.
Kristina in the office is awesome and is always helpful. I was out of town when i needed to renew my lease (and add my husband to it) and she took care of everything. I would definitely recommend asking for her if you have any questions!
As for people complaining about parking and being towed. There is really no excuse for NOT knowing the rules about that. We get emails all the time reminding us of the parking policy, and every time I go into the office they remind us about the guest parking rules. There are guest passes so your guests cars don't get towed and specific places that guests can park so they don't get towed. People complaining about that are just being purposefully ignorant. And honestly as a resident it's a bonus that they are so on top of unauthorized parking, that's what makes it so all of us have spaces to park in. And honestly people who aren't residents, shouldn't be leaving reviews.response / report this review -

I have lived here since November of 2016, I can honestly say that I really enjoy living here and I enjoyed the staff so much that I wanted to work with them! As of about 4 weeks ago I do :) Every resident I have met is so nice and it's really fun getting a chance to know each and every one of my neighbors as a leasing consultant in the office! The maintenance team is the hardest working bunch of people I have met and my manager is the most attentive and detail oriented manager that I have ever had. I love living and working at OceanWalk!

I've lived here for 2 years now, and I plan on renewing my lease for a 3rd. Yes it's expensive, but this is an island: everything is expensive. The staff are kind and friendly, from Juan the maintenance guy to Stefanie the property manager. If something breaks, its fixed in 24 hours. I've seen only one roach in the last two years, which is pretty good for an apt complex. Everything is 5 minutes away, unless I'm going to Old Town where it's 10-15, which again I think is pretty good.

I lived there 2 years . My rent was 2800 and when I mowed out I received a letter from them that they charge me 1560 $ for paint what they have to bay for carpet cleaning and all that . They will suck it out from you so don't go to live there. Menigment is not nice at all . They will trie to find the reasons how to get extra money out of you . That place is

I would not recommend this to anyone, this is the lowest pricing you can get in key west(But they did just raise it by $500), poorly built apartments and even poorer management. I will say there is one helpful lady who works there, but it is the management that will continue to try to screw you over any chance they get. Only good thing that ocean walk has been good at is overcharging people
