  I would never use Independent Bank again. They are dishonest and unfair lenders. I have good credit a good job, own a business. I applied for a loan got approved for the loan. Independent Bank made sure home qualified for a RD Loan. I ordered a appraisal for the home thru independent bank. (cost me $375) House appraised for amount I was borrowing. Appraiser asked that a cracked window, GFCI plugs be installed in kitchen and bathroom, Two handrails be installed, and loose siding be fixed. I got a call from the Independent bank saying it was appraised for the amount I m borrowing and get these small issues fixed. I took a day off work hire someone to make repairs buy everything to fix these few small issues. Three or Four days later I get a call from the bank saying that they can not finance me for this home because there is a highway by the property and a commercial property two houses down the road (house is zoned residential) and the licensed appraiser over priced the house. I asked them to show me their policy and guidelines that they do not finance houses that are near highways or commercial business. I also asked how a under writer (that is not a licensed appraiser) can say how much a house is worth when they had me pay a licensed appraiser that they picked and hired to appraise the property (home appraised for purchase price). They could not give me guidelines or policy stating any of this. This bank is a unfair lender, dishonest and just wrong. (I spent time, money, gas and time off work for the things they asked to be fixed) If you bank with them I would think about banking else where and never get a home loan thru this joke of a bank.
