This was a very quaint place and was very good for what it was but was also limited in some areas such as parking, breakfast, bathroom (size), and lack of elevator.

Very well located, close to Harvard and 10 minutes away from subway station. Clean and friendly staff. Poor breakfast and outdated room and facility.

I'm not sure why people are complaining about the accomodations - my room was clean and comfortable, the included breakfast was good and you won't beat the price for the area.

Previous reviewers correctly point out that the bathrooms are narrow and the stairwells are 19th century, but I'm giving them four stars because my wi-fi didn't work well (I had a corner room).

The only unpleasant part of my stay concerned the surrounding neighborhood, which one would expect to be decently quiet. One night workers were out shredding trees on the street, the next night the fire alarm kept sounding in the apartment building across the street, and on the last night some drunks parked themselves on the patio next door around 3:00 a.m. The B&B itself is perfectly fine.

Super quaint bad and breakfast a stone's throw from Harvard Yard/Square and the Red Line. Comfortable rooms with basic amenities. Bathroom is narrow, as are stairs between floors. Small parking lot is first come, first serve. Would stay again for price and location.

It's way above my expectation. Great affordable price too. So close to the most prestigious Harvard campus. The rooms are so clean and cozy, which remind me of my good old college years. The decorations are even better than my own house in California! I highly recommend it. Thank you for providing the lovely shelter after my fiancé and I missed the flight back to San Diego, and Hilton and other hotels in downtown Boston jacked up up their prices to over 400 bucks a night, due to multiple events! Love this place!

One of the worst rooms and bathrooms of a hotel I ever encountered. The room is old with a noisy air conditioner blowing at the desk (so you cannot use the desk with the AC on). The bathroom is a Japanese-size one. The sink is so small that you will wonder where you will put your head above it. While the location is certainly good, I would appreciate a better equipped hotel that charges more.

The review is based my one-night stay at A Friendly Inn on May. I was at Harvard for a conference. The stay was booked and paid directly by the university (about $250).

The Inn is a lousy and depression place. Despite its prime location, some of minimal functions as an acceptable lodging are lacking. There does not seem to have an individual heating unit in the room. Even in May, the New England weather is so unpredictable. I woke up with freezing temperature at 4am. No mention how low quality of the bed, blanket, etc - far below Motel 6 standard.

The breakfast was a joke. There were plenty of pastries (like those cheapest packaged ones one can get at Walmart) which were not attractive to me at all. There were also some fruits and hard boiled eggs (cold served). The problem is that the food doesn't look fresh and seems to be there for many days already.

Parking: this is the main complaint that I am writing the review. It may be very biased because of my personal poor experience. I checked out the hotel at 8am and went straight to the conference, while leaving my car at the Inn. I did ask if I can pick up the car later at 6pm after the conference. The person at the front desk was not sure about it, but didn't give me affirmative NO neither. When I picked up the car, I was charged $100 for parking, with the rate $30/hour. It is an outrageous rate.

Just for one night stay, my impression is that this Inn is not running a good business. Even during the busiest days around the commencement, this Inn is still quite vacant (most of the people stayed there for the same conference). My feeling is that they are trying to make profit from any "incidental" charges.

Compare A Friendly Inn with other lodging nearby. The Irving house which is just next door, on the other hand, was very lively. My husband stayed there a few times, and was okay with it. We also stayed at The Charles Hotel a couple of times and loved it, but it is a more luxurious hotel (on the other hand, their valet parking is "only" $40/night).

Update: After the staff at Harvard communicated with the Inn, the Inn refunded the fine $100 and charged the parking for $20 instead. However, I am still not changing the rating because if it were not from Harvard, the Inn may not treat their customers in a fair manner.
