I moved into this apartment complex in August, and I must say, this is not a bad place to live. A lot of the ratings on here do not seem to fair, but it by no means is unlivable. I would prefer to give it 2.5/5.0 but since that is not an option I went with 3. I apologize if this rating is a bit long winded, but I just want to give a thorough review.

When we first moved into the apartment, it was not clean, you could tell that a cleaning crew had been through the apartment, but only wiped off some services, leaving lots of very unclean areas. There was also a bug problem when we first arrived. We saw a lot bugs for the first 3 weeks of living here. After we cleaned our apartment to reasonable living conditions (and bought roach killing supplies) the amount of bugs drastically dropped. In the past 2 weeks, I think that we have only seen 2 bugs in out apartment.

The gym has a few different machines, most of which are different variations of the same workout. Several of the machines are missing the piece that is used to select what weight you are using, so in turn you have to remove the piece from a different machine. There is a wall of treadmills, and only two of them will actually turn on. There are two exercise bikes, but one of them is missing a pedal, making it useless. Overall it seems like they bought all of the gym equipment from a gym that was going out of business, and had to get rid of old machines.
As far as the computer room goes, I have yet to even gain access to the room. The card they gave us will not unlock the room, and when I asked one of the workers at the front desk if they could unlock it they told me "I have the same card as you so there's nothing I can do about it. There's supposed to be a sign that says to leave it propped open". I have asked when it will be fixed, and have yet to receive a clear answer. They seem generally unconcerned about the situation.
There are 5 elevator shafts in the building, but only 3 of the elevators actually work. It also expected to have one or more of the elevators out of order at any given time. So often times there is only one or two elevators working.

The parking for residents is actually really good! I have yet to have any issue parking myself (probably because the majority of the people living here are from a foreign country, and thus do not have cars). Guest parking however is abysmal. I have had 3 separate people get booted (its $75 to remove the boot) while they were here. It is not easy to identify which parking spaces are paid parking and which are residents, because the paid parking says pay first, visitor parking. however the pay first portion is easily covered by the car, so as you drive by spaces all you can clearly see is visitor parking. In order to park in the resident visitor parking, you must get a pass from the office every 24 hours (they do not do weekend long passes), otherwise you WILL get booted. This is frustrating during weekends, cause the office hours are not very convenient so if you have any other plans in the day with a person visiting, you must make the plans around the office hours so you won't get a boot.
Also there are only ten resident visitor parking spots which is strangely small given the size of the garage.
All in all, this is not a bad place to live. It is very close to Georgia Tech Campus, and it is reasonably priced. The staff does have a decent amount of community activities if that is something that you like, but I would not say that it is a selling point. I do not think that I would recommend that someone lives here, but I would not tell them not to either.
I will continue to edit this review as the year goes on and address any new issues I find, and any of the issues that they fix.
    Update 11/3/17
Just had a great experience with the management. I messed up with information in regards to the security deposit, and had to pay $1000+. Management worked with me to get the proper paperwork completed and submitted before the deadline, and the fee was dropped. Well done management. + 1 star.

This place isn’t perfect, but I don’t think it deserves all of the 1-2 star reviews either. All in all, I’m glad I chose to live here.

Pros: price, location, washer/dryer in room (although it’s a very inefficient machine, it still works), friendly staff, parking, maintenance (especially Dashan. He is great!)

Cons: bugs, elevators (they are very slow or just don’t work at all. I got stuck in an elevator the first week I was here, but I haven’t had a problem since), cleaning services (my apartment was very dirty when I first arrived. The previous tenants left a HUB CAP in my kitchen cabinet. I haven’t requested cleaning services since I’ve lived here.)

This place isn’t as nice as some of the other student apartments around Georgia Tech, but I definitely think it’s worth what you pay for. If amenities aren’t that big of a deal to you and you want to save hundreds of dollars a month on rent compared to on campus housing/other off campus student apartments, I would definitely recommend 100 Midtown.

I have had a great experience here at 100 Midtown. I have lived here for a year while going to school at Georgia Tech. It has a very convenient location: right across the highway from campus and next to Publix. It is relatively affordable, and parking is plentiful/inexpensive. The staff are helpful and friendly people. If you are patient and respectful they are more than willing to work with you to solve problems and make your life easier. The maintenance team here has been very helpful and friendly as well. They are highly capable of helping to keep your apartment like new. Special thanks to Dashan for doing such quality work in my apartment. 100 Midtown can be whatever you make of it. If you're a person who likes a place with character and to surround yourself with good people, I think you'll find 100 Midtown is the right place for you.

AWFUL management! This place has horrific management. The elevators are far past inspection, they enter your room for no reason - (according to the lease for an emergency and reasonable purpose), the cleaning crew does not come as scheduled, there was a hole in the ceiling of our apartment due to a roof leak for months before it was fixed, yet a messy room (clothes and papers, NO food) is a health hazard. The only good thing about this apartment is the location and that's it. So a messy room is a health hazard, but elevators past the inspection date is fine and waiting to fix a hole in the ceiling is also fine. If you can find other housing, do it, don't come here.
Update: now there is a terrible cockroach problem. The management was too cheap to hire a legitimate exterminator so they went to Publix and bought roach traps, which did nothing! Management said out apartment was treated with an exterminator recently, however we were in the apartment all day and no one came to treat. I am resorting to purchasing my own professional treatment because I cannot live like this. Roaches are a serious health hazard and management does NOT care. Over $3200 per month rent for a 4 bedroom and they won't test the problem. Run far away from this place!

The office has been amazing and so kind. Whenever I go to the office they remember my name and our other conversations. They treat me like a friend and not just a rent check. The location is also great, I can walk to class and there is a grocery store right next door.

The elevators are old and a problem but it seems like they are working on them. I've heard of people having bug problems but my roommate and I keep our place clean so I've never really had an issue with any bugs in our place.

Do not live here. This place has the most ridiculous management I have ever dealt with. I have been here for a month. I read all of the bad reviews before coming in and I thought I would be able to avoid any issues by paying rent ahead of time and minding my own business. They are currently trying to charge me an extra 50 dollars for rent for no real reason. They also lost the only package ever I ordered here. It's almost comical how bad this place is. I have a massive hole in the ceiling of my bathroom and the dishwasher smells like sewage every time I turn it on. The entire building has a bad bug problem. The gym has just a bunch of random old equipment, can't actually get a real workout in. All around the absolute worst apartment building I have ever lived in. Not even a competition.

**UPDATE 3/13** It has been a full week and the only response Ive received was a call from DiecTV/DirectPath attempting to BRIBE ME with $100 to remove my review of 100 Midtown from Google while there is STILL a $214 collection on my credit report.

100 Midtown may not have been the ones who physically reported a collection that was in fact THEIR OWN liability but their gross negligence and dare I say willful blindness to off set their own cost played a critical role in all of this.

So 100 midtown mgt, please dont deflect blame for this situation. Your cavalier attitude toward students financial health(i.e. we'll fix their credit IF they come by and ask us to) has rightfully placed you dead smack in the middle of this problem. Take some credit, you deserve it. **UPDATE 3/13**

BEWARE PLEASE !!!! This is a very poorly managed student apartment complex that can and will damage your credit score!!! Should be avoided at all cost.

Their DirectTV agreement( Not mentioned to the students who sign up) puts a liability on the students to the tune of $200 for the cable equipment that is bolted on the walls of the apartment and owned by the shabby student apartment complex and their unapologetically rude and incompetent mgt team.

When you move out, 100 midtown will inform DirectTV to bill you for $200 for the return of the equipment that is not yours to begin with and consequently damage your credit. I had to call DirecTV personally to figure out why i had a collection agency after me and was told that dispite the agreement with 100 midtown being a 'Digital Bulk Multi Unit Dwelling' (which is why u pay the deeply discounted price for the service with DTV) they still list you as a permanent resident so they can off set the cost of the cable boxes onto their temporary student residents.

It is a real shame that students are taking these massive hits to their credit scores, oftentimes unknowingly, right before they graduate from college.

Its just not worth it and should be avoided for your own piece of mind. Oh and if anything breaks in the unit*nyc accent* Forget about it!

The absolute worse place to live in Midtown! I am writing this review using my mobile hotspot because we are currently experiencing a building wide internet outage. This is absolutely ridiculous! the last one happen last semester during finals week! the internet was down for days!

I would not recommend this place to anybody. The internet sucks, the elevators do not work, the place is filled with roaches, homeless people sleep in the stairwells and on the amenity level and management is rude and will look for any reason to charge you extra fees!

The other reviews are right the new manager Tammy Primus is awful! she doesn't even acknowledge residents when they come to the office. All your concerns will go in one ear and out the other. the AC in my apartment has not worked for several months and its like they couldn't care less.

Do yourself a favor and don't waste your money at this place! The only good thing about it is the location and you can find much better for around the same price in the area.

Update: Day two and the internet is still not working.. To the manager who responded I have came to the office many times to complain about the AC and you all do nothing. You have been responding to reviews about the elevators for the past two years! for years you all have been saying the elevators are being updated and nothing yet! 100 midtown is a joke!

    I am living there.

    1. The building is close to a fire station and I hear the fire alarm several times even during midnight.
    2. Windows cannot be opened and despite their claim that the fresh air is pumped to the building, the air inside the units is not good at all.
    3. Several times the manager broke her promises.
    4. Elevators are inconvenient.
    5. The fire system of the building is crazy. It has alarmed several times without no reason.

Be aware of those reviews rated this building by 5 stars. Some of them were written by the staffs of the building :o

    DO NOT RECOMMEND :(

The place should be avoided at all costs. The management is rude and unconcerned .We had bed bugs which the manager said was because of their fault. They took almost 3 months to get the treatment. We changed our apartment and got allocated a filthy apartment with broken appliances. Had really bad experiences. Only saving grace is the location convenience.

I wish if google allows me to give them a Zero star. I am living here from august 2016 and signed a lease for one year. I would like to share my experience with the future tenant so that no one will suffer what I am going through right now. They are very particular about collecting rent, But I wish if the management was a little more particular about giving you the basic facilities you deserve out of that rent.
    1. The very first day I moved in to the apartment, the cooling/heating system of the entire unit was not working. The fridge was not working as well. I have no idea why they don’t check this basic thing before the move in date. It took 3 days for them to fix it. They didn’t bother to offer a fan or any other alternative to help you to breath.
    2. My room door lock and frame was broken & I was unable to lock it from day one. The maintenance guy promised me to change the door which never happened for 2 months! After 2 months finally they manage to put a better lock so that I can have the basic privacy I deserve out of the huge rent I am paying.
    3. November 14, there was a flood situation in my apartment. The water pipe broke and the ceiling fell!!! The water pipes run through the duct right above my bedroom (which is very strange since usually it runs through the corridor.) It was almost like an indoor water fall that night. It happened at night 10:00 pm. 100 midtown has a 24 hours’ emergency number. I called and a guy came to help me. He was nice and super helpful. But management took 5 hours to decide that they should put me into a hotel. It was 3’O clock at night when I finally got a place to sleep. Management told me that every hotel in Midtown was full and they were not able to find a hotel for me. I have no clue how could it be possible that every hotel on 14th November , Monday which is not a holiday, could be full. They put me into a nasty apartment and when I complained they keep on saying “this is the industry standard”. The apartment they put me in, had a vacant room but the common space was extremely dirty and noisy. But you know what, this is the “industry standard”. I have no idea how your life will get upgraded by living here as per their advertisement. When the maintenance was going on, I was the one who keep on calling them to follow-up. They hardly bothered to tell me what’s going on in my rented space. They make me feel as if I am asking for something what I don’t deserve. They took 10 days to repair everything and while doing that some of my stuffs where missing and broken. I wrote an email to them asking for compensation and still waiting for their reply for more than one and a half month. 
    4. My roommate, she turned on the Cooling in January. And Atlanta is supposed to have cold and snow tonight. When I complained, and ask the management to tell my roommate to put the Air in heat mode so that the system doesn’t freeze they, denied to do that. But you know what, if because of my roommate, the HVAC system broke down, then they will make me pay because it happened in my apartment.
    5. I live in a two bed/two bath apartment. They are supposed to clean the bathrooms and common space for free as a complimentary service. . Every time I have signed in to get this service. But just because my bathroom is attach to my room they never cleaned it. Though I gave them permission for getting into my room, even when I am not there for maintenance and cleaning purpose. Till today (it’s already 5 months!) my bathroom never ever got cleaned by 100 Midtown.
    6. Want to live with 100 roaches??! 100 Midtown is the best place to live!! 
    7. Want to spend 5 hours to dry clothes??? Welcome to 100 Midtown.
    8. Looking for a 1960’s elevator ride? This is the perfect place for you.
    9. Homeless people will come and bang on your window. And the management will say they can’t do anything about it. I feel extremely unsafe.
    10. Serious problem with WIFI.

So, If you are looking forward to waste your or your family’s hard earned money then feel free to come and stay here.  Otherwise say a BIG NOOOOO to this place.
