Wonderful week spent there with my husband. Location is great. Many wonderful restaurants on the property and nearby. Walking distance to town. Swimable beach. Only bad part was the property is currently under construction so quite noisy during the day.

I fully enjoyed my stay at Cabo Villas I will be back in the future! Staff was very friendly and accommodating to your needs! The construction going on noisy at times but.. it is to upgrade the hotel for future visit's. Better than letting the hotel get run down, I appreciate a management that is always trying to make your stay better each time you come.

BEWARE, TIMESHARE SCAM!!!
Family had purchased a timeshare from here in 2011. After signing the contract it has only been a downward spiral.
We had signed up for the penthouse timeshare. Year after year, after signing up for the penthouse timeshare, the only unit we had viewed, they are now saying we did not purchase the penthouse timeshare. Cabo Villas claims, "our unit" is a unit we had NEVER seen.

Hot water didn't work, Instead of moving us they made us go to another room to shower which was very inconvenient.
It was difficult to get amenities in the room like coffee filters for the coffee they sold in the room.
Our sink did not drain properly. Our hot tub never got hot enough to get in. Finally made it to 85 degrees by the 3rd day. But never got up above that. So too bad we paid more for a room with a hot tub. All in all we were very disappointed!!response / report this review -

We have been coming to Cabo Villas for over ten years and enjoy every trip. This year was even better than the past as they keep improving their facilities and service. Super friendly staff and a beautiful, clean resort. The new beach restaurant was fantastic and the prices not too bad.
The location of this place is the best in Cabo! Walk to the marina and down town, swim in the pools or it is only ten steps to the best swimming beach in Cabo. Not to mention, it is right next door to Edith's and The office.response / report this review -

The Beach Club music is too pounding and load. This is not a disco but a laid-back beach with 45 to 75 year old American & Canadian folks relaxing from our work schedules. The only time they would turn down the music was during their morning meeting so they could hear thie boss give them a pep-talk. As a group we asked that the music be turned down so many times that by the fifth day we just stopped going to the beach, so you post our business. Remember who your customer is. Also, the family attitude has been missing at CVR for the last few years and this year it was the talk of the pool with quest who have been coming for more than 17 years that there is a change. Not the same place with the departure of Monica & Steve's death. Best location by far but you have lost your charm.

Terrible Hotel Scam, they charge you in advance so you don't have a chance to cancel at the spot, photos in the Web are not what the hotel is like, you will have to stand all kind of noise from construction site all day long, besides water cuts every nigth from 10pm til 6 am.
no way to complain to nobody, they simply don't care, they just steal your money.

Wow. This place and Erika Ortega was amazing. We had a great time and the location is great. What made the stay so epic was meeting Erika and her service went above and beyond. She booked multiple events for us and made sure it all went smoothly.

I have never in my life met a group more money hungry than this staff, I realize this is Mexico but WOW Cabo Villas takes the cake here. As an owner that paid over 14k, they now want me to pay an additional 8K+ for their NEW option. Location is good, most staff are very helpful and friendly but management and sales staff SUCK and will pressure you and promise everything under the sun to get your last dime. On this trip the construction was a hassle but I was shocked to meet a gentleman a few doors down that was a victim or robbery, over 700.00 dollars stolen from his room. I found mold in my shower, and HOLY COW the price of food and drinks here is astonishingly high. Feel free to contact me if you would like to by a timeshare in Cabo, CHEAP.

The beds are comfortable, the staff is friendly and the location is great. The downside, the bedrooms don't have dressers so you can't really unpack and you have to live out of your suitcase. There are three drawers out in the living area to share. The closet is in the bathroom which get moist from showers so cloths hanging in the closet or on hooks were moist. The noise right now is awful. They're doing a complete remodel which will be great when it's done but in the meantime you listen to jackhammers literally all day from 830A until about 600P Monday through Saturday while sitting poolside. Sunday is the only quiet day. Construction is expected to be done in 2019.

Everything about this place was GREAT!! Location was perfect steps from the beach and walking distance to downtown. Food was great. My husband's only complaint was no sports channels (which I loved).

This resort is awesome! The staff are extremely attentive, accommodating and well informed . It has the best beach in cabo for swimming and is centrally located to all of the best restaurants and nightlife. It was super easy to book water sports, excursions and fishing trips through the resort as well.
They're building a new tower which will be the highest point in Cabo when completed boasting a 360° view rooftop bar. We can't wait to return.response / report this review -

Rooms are beautiful, some with full kitchens and others with kitchenettes. The rooms overlooking the ocean have magnificent views with large balconies, lounge chairs and hot tub to enjoy the view.
The room opens up completely to the outside with sliding glass doors And no bugs!
Beach chairs can be easily reserved and are kept for you as long as you are down by 10am
A couple of draw backs is how crowded everything is on the beach, including the rows of beach chairs. It kind of feels like being crammed in a can of sardines.
The other negative is the continuous, almost non-stop loud music playing from early afternoon until about 10:30pm.
The beach is beautiful though (with lots of activities from which to select) and this hotel is along the strip where you can swim.
There are many vendors but they are not aggressive.response / report this review -

It would be nice if they would at least let you check into your room before the sales people start attacking. After a long day traveling I did not appreciate being forced to wait for my room key while they tried to get us to sign up for a presentation. Staff does not understand the word 'no'. During our stay could not approach a staff member with a question because it would turn into a sales pitch. Music constant and loud. Couldn't hear the ocean or birds. No laundry facilities. Was given a room with only a kitchenette, therefore had to spend too much money eating out. Felt violated by all the sales attacks. Won't ever be back.

My girls and I had an amazing time at Cabo Villas. I would just say a couple of things. I loved that they had dishes, cookware, and other necessary items in the room. I would suggest replacing the sponge in the kitchen after each guest. Our sponge had obviously been used and had hair attached to it 😷
Also, one of the days we didn't receive towels when our room was serviced. I reached down our maid and asked for them only to be told there was a problem and she'd see what she could do. Things go wrong that are out of our control, but if there was an issue with the laundry facilities, communication would have been nice. We ended up waiting on towels and ran late to our Pirate Cruise.
In general I was pleased with the cleanliness. Also, the majority of the staff was amazing!! Super friendly and helpful! I thoroughly look forward to our next visit!!response / report this review -

The rooms were nice and spacious with a small kitchenette, living room and patio with ocean view. There were two small pools but they were set back from the beach and didn't get a ton of sun. I would definitely check out Baja Brewing company which is located on the roof. They have live music, good view and good food. There is another restaurant close to the beach and a small spa. The beach access was very crowded and limited. Chairs were also limited around the pool. One of the pools does have a swim up bar but it didn't seem like many people were using it. The food at the pool was so so, but there are lots of other options near by. The location of this hotel is great if you want to be in the middle of all of the action. It's also an $8 cab to the Marina.

We had fantastic vacation with Cabo Villas! Although they are in the process of updating the resort, the same friendly staff were there to ensure a great trip. However, we did miss the 2-for-1 drinks on the beach. We ended up spending more time in the pool because of their drink specials. Our rooms were great, and the cleaning staff did a fantastic job, it's so nice to return a clean room!
This was our third visit with Cabo Villas, and it's fun to see familiar faces each year we come back, it starts to feel like a home away from home. If there was anything we ever wanted, someone was there to help us immediately. The service is impeccable! And the location is amazing! It's fun to be on a great beach during the day and be able to walk down town in the evening. You really can't find a better location!
Abrulio, Martin, Juan (at the pool bar) and Michelle really made our stay memorable! They were there to help with anything and everything we needed or wanted. They are outstanding employees who seemed to enjoy what they do and work very hard to ensure the guests have a wonderful time.

We enjoyed being right on the beach and received great service from the staff. Room was big and clean and the deck with hot tub was great. However, the resort itself isn't family friendly. There are stairs everywhere so having a toddler in a stroller was a disaster. Our room was located off a public alley and there was noise all night and we had to watch people urinating (the privacy wall needs to be heightened). I would come come back with couples for a fun adults trip but keep looking if you are coming with kids.

This was our first trip to Cabo. We came with 3 other couples. This place is fabulous! The location is great! It is within walking distance of so many fun places; the marina, downtown, places to eat and shopping. The employees were so friendly and helpful. We loved being able to sit on the beach and get food/drink service. A shout out to Jerry and Santiago!! These guys were amazing waiters! There were a group of us and they were terrific keeping our orders straight, making sure we always had a drink in our hand, right there when you needed a bottle opened, a chair or umbrella moved. Great job! We will be going back again! Thanks so much Cabo Villas!!
