Decent place and friendly staff but needs some TLC. Starting to get a bit run down.

Really nice staff. First night our aircon and tv wasn't working so we got much bigger and better room. Breakfast was good with lot of choices. Pool and pool area was nice. Gym had weights and one bicycle. No aircon in there so quite hard to exercise. I gave four stars because interior needs to have some repair.

Very nice hotel with pool.
Breakfast included as well.

Very small stuffy room, disappointing breakfast. Four stars on their signboard outside, you must be joking! I give it one and a half stars, and yes I staid in real 4 star hotels sometimes. Good maybe for ignorant chinese visitors or backpackers used to tiny cubicles in guesthouses but I am not one if them.

This hotel has a big structure to provide a comfortable stay and some rest from the busy city. But there are some issues that only a sharp management will be able to take this place to the next level!
The Bedroom: We had a spacious room with a balcony to the back street. The mattress and pillows were soft. The furniture is outdated and poorly cleaned - the night lamp over the bed had loads of dust on the inner part!
I had my luggage open on the floor by the table and, to my surprise, it got full of ants all over my clothes!
The Bathroom: It has got a very good shower. Toiletries are available. There were lots of small ants crawling around though.
The mirror had partially fallen from its frame and it seemed that nobody bothered fixing.
The staff: very helpful receptionist. They helped us calling to places, booking taxi and printing important documents for our visa.
The pools: there are 2 swimming pools. The chairs for sunbathing are in poor conditions with fungi and tiny mushrooms growing on the wet wood - again it seems that no one bothers cleaning it.
The breakfast: they offer the usual like coffee, eggs, fruits, toast and some other local food like soup, meat, and noodles.
Bad experience: on one of the nights that we were hanging on the hall, a group of men started smoking cigarettes inside the hall and I pointed that out to the receptionists that told me that they should not be doing that. But, they did not talk to the guests who kept on smoking in the lobby!
It adds to me as a bad impression that they have a very stressed little fish swimming desperately on a shallow tank underneath the staircase and it has got the company of a hopeless little turtle.
Overall: This hotel offers a good decadent structure. Maintenance needs to be carried out from the inside out. The building looks awful when you look up from the pool areas. The carpet in the corridors are old and rugged. The wifi in the bedroom was very weak.response / report this review -

Not new, but still very good hotel. Clean room, comfortable bed, huge bathroom with bathtub, daily free water, coffee and tea, big balcony with nice city view, 2 pools, quiet area, 15 minutes to Night market, 10 minutes to Patuxay, to That Dam, to Sisaket and Phra Keo. Only Wi-fi and breakfast could be improved, but go there.

Air con needs a service Everything else very good. Staff are great very helpful,
actually staff very excellent. However not worth $42 American dollars. It's in Lao not BKK. Good deal at about $25 to $30 no more. Also got both ear infection possibly from pool.

The staff was incredible, our views were extraordinary, our room was top-notch. The pools were clean and relatively quiet (and there is a great lap pool around the corner). Highly recommended!

This hotel gets 2 stars cuz of the staff otherwise I would give it 0. Staff is simply amazing. But for the price of $45 I don't think it's good value. First room A/C, TV and bedside lamp didn't work. After complaining they moved us to another room the next day, Which had working A/C but TV still didn't work, there was whole in the dresser, desk chair was missing the back with sckrew sticking out. Dresser handles were missing. This was our 3rd stay here. And this was the worst, we won't be coming back. I took pictures. This hotel need maintenance and better upkeep by the owner.

Good place to stay for a while. But it easier to explain in pros and cons.
PROS:
+ This hotel easy to find if you have map, but in same time it not right on the main road so it quiet place, not so much cars and excess light. Is really good.
+ Building not so old and looks good.
+ It have 7 storeys and there is no high building around so you can have nice window view if you like night city lights in the far. But if you want to see it you should ask high levels or you will see host roof.
+ Hotel have two swimming pools, not super huge, but enough to swim and relax a little bit.
+ Ladies on reception are very kind and helpful, thank you!
+ Decor and stuff on first floor looks nice.
+ Breakfast was perfect, a lot of things which you can try. Tasty and hot dishes. Good choice and it changes day to day, so if you stay more than one day, you can try something new. I like it!
+ Rooms clean and in the total it in good condition. Balcony on high levels also can be nice place to relax and drink some tea of coffee.
CONS:
- Main sadly thing is big problem with hot water. There just no hot water at all! I hope it only temporary troubles. So sad to see good condition shower with cool squared showerhead but without hot water (okay even warm is okay, but it was really and completely cold)
- Internet good and stable but not all the time. Sometimes especially at evening it almost dead.
- Don't stay in room which close to the stairs especially on first floors, you will hear steps on the stairs all night long.
- Some rooms have not enough light because in some lamps is no bulbs.
- Walls and wallpaper not ideal, have some imperfections.
- Mosquitoes come inside from somewhere. Maybe from ventilation, not sure. Especially on low levels.
In the total I want to say that is hotel have a lot of good moments, but have also several troubles. If this problems not critical for you then this place will good choice!response / report this review -

Nice room with lots of hot water in the shower, two terrific swimming pools, bicycles for hotel guests to use and excellent breakfast. Staff was always friendly and helpful. Highly recommended.
