It is pricey for the location because other guesthouses give similar facilities for much less. They had bed bugs so we changed the room next day. The room that we had to move to was very small and stuffy but next day, we were refunded 30000kip, only on asking.

When I first sure it though what have I let myself in for I was wrong. The room was fine WiFi key was in the room really easy. The manager all so told us. We found out they all so do food just not breakfast.

Nice staffs, great location to most of the places of interest.

Nowhere near as nice as websites make it out to be out that the price suggests.
Mould/very unclean walls, carpet not attached to the floor, beds like a rock, walls nearly fall apart trying to plug chargers in and bees in the courtyard.
I would not have minded this place if I'd paid the right price for it, but the hotel next door was much nicer and cost very little more.response / report this review -

I'd rate the facility itself at about 3 to 3.5 stars but the staff, the location, and the value push it to 4 stars for me. I would spend weeks here, it consider it a romantic getaway, but for a few nights to explore Vientiane or for a visa run from Thailand it's really good.
The staff was excellent and the breakfast (included in the room rate) was better than expected. It's very well positioned in town for access to money exchange, coffee shops, food, and the Mekong River walkway/park.
The room itself was okay, nothing terrible but not noteworthy either. I thought it could use a bit more cleaning and some painting but it was good enough that I'd stay again.
Given the location, the breakfast, the helpful and friendly staff, and the room rate, I consider it above average in value.response / report this review -

Booked room with private bathroom, got one with shared one. After complain, we got next day what we booked. If i would rate first room would be -5 stars, destroyed carpet, aircon like airplane, wooden floors made my bed shake every time someone walk in hallway, plugs broken, fan broken,tv broken, toilet they didnt event bother to put huge toilet paper roll inside toilet paper holder, water heater broken in shower so just cold water. So next day room was like it should be no complain about it, every thing worked and been like it should be on first day. Breakfast was fine, i only wish you would make fresh pancakes and not premade and heated in microwave ones. Staff is nice, but not to much in giving information about how much should taxi or tuktuk cost. So over all i would give u 4/5 but im cutting 1 for first day room and 1 for trying to say to us that we booked room with shared bathroom, even if on booking is private bathroom, so 2/5. If u get bad room, not worth of price else is ok/fine.

Stayed in two single bed room. Very poor quality. Room was small, drains were blocked, lights were coming out of the ceiling, the aircon was noisy and the plug points faulty. Although there was breakfast included, the options were very basic. The only good points were the convenient location and friendly staff. Overall, not worth the price.

Quiet place, with friendly staff.

Excellent hotel. Very recommended, staff is very friendly and is located in a great area.
