Came to visit friends and was towed within the hour. No clear signage that indicates you will be towed after midnight or where guest parking is located. I guess I know now, but certainly won't be renting from this particular apartment complex anytime soon.
I lived here for 2 years. In the Third month of my first year living there, The Village threatened to raise the rent by a hugely significant amount if I didn't sign a lease to live there a second year. This greatly angers me, because I feel as though this company was just trying to extort as much money as possible from me. On top of this disgusting business practice, the Village requires a tremendous amount of money for extraneous fees that they don't even tell you about. For example, to sublease, I had to shell over $200 to the Village for absolutely no reason. In short, The Village is overpriced for no reason. My apartment was not nice enough to have to pay such a large rate. You can find lots of better apartments for a lower price in Blacksburg. Secondly, I do not trust this company because the Village has shown me as a client little respect. I leave from living the Village with absolute disgust with this company. Sincerely disappointed.
I read a lot of these reviews before I lived there and wasn't sure what to believe. The people who did not like it would write a lot about how awful it was, while the people who said they liked it did not elaborate a whole lot.
I lived in the Village West for 2 years, and I will say that the apartments on that side were nice and I had no problem with the price of rent. The provided living room furniture was nice. The kitchen was spacious, but the appliances were old. I also had no problem with the bedroom furniture.
The bathrooms left a lot to be desired. While I personally never had issues with the water temperature, the toilet and shower/bathtub would often get moldy, despite my roommates and I cleaning them often. The washing machine and dryer were VERY old and did not work well. It took a lot of work orders and constant nagging for the Village to finally replace our washing machine (which was leaking every time we were using it and not even cleaning our clothes we found out later).
Management was the biggest issue I had with the Village. After a year of living there, they changed the system for paying our utilities and started charging us a fee to use this system. My second year, they changed the system for paying our rent, but it involved taking down the system for a month to do the upgrade. Unfortunately, they decided to take down this system during the month of winter break, so I would have to pay my rent by hand. But, as many college students do, I went HOME for winter break. When I asked the management about it, they told me to mail the check. This seems easy enough, but I called the Village when they started charging me late fees and they told me they had the check and it would be worked out. A week later I called in again to ask why I was still getting charged late fees, and they said that they hadn't touched the check since the last time I called in. It took about another week for them to cash the check and even another week for them to remove the late fees.
There are more instances where the management seemed to care more about getting you off the phone than to fix the issues, such as the damage fee they charged me when I moved out. They charged me to replace the blinds, when it was a single blade that was bent when I moved in two years before. When I threatened to not pay the fee, they said they would send a collection agency after me.
Overall, I give the place 3 stars because I liked the apartment itself and the location, but it definitely had its issues that would really get under your skin.
Overpriced for what you're paying for. Freezing cold showers half the time. Paper thin walls with little privacy. They sent me three different bills with damage charges, each one of them contradicting the others (in one instance they didn't know how to add up the total). After calling them to resolve this issue, they told me to send an email. 8 days later, no response to the email. You'll be paying over $600 a month including utilities for a place which only has one good quality, its location. Save yourself the disappointment.
Would not live here again if they paid me. Poorly insulated, which caused expensive utilities bills. No matter how many times my roommates and I told the main office we were NOT on their email list and did not get their updates and alerts, this never changed. Thin walls, we could practically hear each other breathing in the neighboring rooms AND our neighbors, who constantly threw parties on all sides of us. Far, far too expensive for the quality. The only plus side about the village is the convenient location/bus stops. Save yourself the trouble please!
ANY maintenance issue i have had it has gotten fixed within a couple hours of me calling the office. Great friendly staff and a Awesome community..

I only gave one star because I am required to. Living at the Village has been a nightmare. I wouldn't recommend it to my worst enemy. Way too overpriced for the quality. It is almost double the price of any apartment in Blacksburg and is not any nicer (in fact I think it's worse). The office staff is beyond rude and unaccommodating even before I moved in.
I was given the room next to the door and can hear every footstep and noise outside my apartment (everyone walking up the steps, people standing outside the door and on the same floor, every time the door opens and closes).
I called a maintenance request in to fix the lock on my door and the man who fixed it was nice and came over a timely manner, but he actually ended up making the situation worse. I didn't want to be that annoying girl or offend the man by calling maintenance in again. It's inconvenient for my lock to not work, but not the end of the world. I am however now worried that I will somehow be charged for it.
When I moved in there was also a hair at the bottom of my bathtub meaning they had NOT cleaned my apartment entirely before move in because I was the first person in my apartment to move in.
I do not like how maintenance staff and inspectors can walk into your apartment without you being there. I understand that they notify us over email a rough timeframe, but I am very uncomfortable with someone unsupervised in my room and personal space. There is nothing to stop them from going through my drawers or stealing my money or credit cards. I understand that it is difficult to coordinate schedules with every resident, but I would appreciate at least an effort or smaller window so I can be present for these.
I also haven't seen one good review for this 2016-2017 school year. However, there are about a dozen ones for this year urging people not to live here and I agree. The responses that the Village has for these reviews do not seem sincere, but are just justifying their treatment of residents and stating how the residents are wrong.

They called the police on me based upon my roommates lies. I am remaining anonymous as I am afraid their rude management staff will come and purse more actions against me. The police came and said sorry for bothering me as nothing my roommate said was true. The police officer said there was no proof I did anything wrong and that everything is fine and was sorry about wasting my time. When I called the leasing office they said they had proof given to the police that I committed everything my roommate accused me of. Called the blacksburg police department only to find out everything the management said was false. The women I spoke to in the leasing office was named Brooke. And she called the police on me without even asking me if anything that happened was true or not. She also claimed all the proof my roommate showed her was in my handwriting. Yet, I have only talked to Brooke once and she has never seen my handwriting. If you are looking for a safe place to live, this is not it. DO NOT MOVE HERE. THEY WILL CALL THE POLICE ON YOU.
DO NOT MOVE HERE! The only reason I'm giving them one star is because its required and I was on the third flood which had a nice view and open living room. Rent is high not the best quality. While gone for breaks they did not notify oneone to tell us they were going to be in our apartment unannounced, locked all of our doors locking one of my roomates out when she called maintenance they tried to charge her to come and unlock the door that they lock while not supposing to be in our apartment. They are very rude washer and dryers are small. They did not really clean the apartment before we moved in. One side of the apartments will be much colder than the other half windows did not close comepletly etc. My biggest problem is that when I moved out they tried to tell me that I only turned in one key and tried to charge me with a 15.00 fee. Also on my first day of moving in I was 5 minutes late to the office and the employees had left but manager was still there Icall to check if it would be ok with the time difference the employee said yes. On arrival maintenance had to let me in and when he was trekking the stupervisor I was their she must didn't know or did not care that I was actually in the office and as clear as day after they told her I was there her response was " So, tell her I'm not here. When she realized I was inside the office she storms out of her office upset as of I ruined her day did not say one word to me grabbed my packet gave it to me and walked me back out. I questioned how the parking pass work and she gave a rude response with that as well as body language. It actually made me sick to my stomach a little I drove over 5 hrs and she was going to act like I could not get into my own apartment after I had already got the ok. Very weird and left me very confused. Please keep looking. Dont move here even if its your last resort. Sturbridge anywhere eles would do. Best of luck.
Don't waste your money here!! Upon move-in my roommates and I immediately noticed old, low-quality appliances, cabinets, and counters as well as paint splattered all over the floors, doors, doorknobs, and clogging the wall outlets. Half of our outlets were nonfunctional and we have had frequent issues with the drains becoming easily clogged from the time we moved in, which we were told by a maintenance worker was probably caused by previous tenants stuffing and flushing inappropriate things down the drains. We also have frequent problems with the hot water heater and have noticed that the place is very poorly insulated so that it gets freezing cold inside during the winter unless you keep the thermostat at 75 degrees or higher (expensive!). We have also had experiences where workers have entered our apartment at times when they were not expected, and if you do not answer the door within 10 seconds they feel perfectly comfortable letting themselves inside. Once, I was home alone during a school break and I came out of the bathroom after having a shower (wearing only a towel) to find 4 men in my living room who had apparently come in to replace some blinds (which we didn't request) and to fix a paint splatter that didn't exist. Another time during the summer I was home alone and watching TV in my living room when someone unlocked my door and came into my apartment without even knocking, saw me there, and closed the door back immediately. I went to open the door and ask if I could help him with something, and he stated that he was sorry and that he was there to paint the unoccupied apartments but was not given a list of which apartments were unoccupied, but given a master key to all of the apartments. You are required to pay a security deposit upon moving in, but if any minor object such as mini blinds are broken during quarterly inspections, you will be charged for new ones and they will be replaced (without your prior knowledge). Once, we had people come in to change out our air filter for the heating/cooling system in the middle of winter, and I came home from work on a 25-degree night to find that our heat was not working. I called the emergency maintenance line and it turned out that the workers "forgot" to turn the heat back on, despite the freezing temperatures and the fact that there was an email sent out to all residents stating that they would be changing the filters and making sure that the thermostats were set to at least 68 degrees to prevent pipes from bursting. We have also had some privacy issues, in which maintenance workers came into our apartment and went through closets during an inspection without giving an explanation as to why, and demanded that my roommate immediately come out of the shower so that they could inspect the bathroom as well. This occurred 2 weeks after emails were sent out informing us about an upcoming inspection (which they showed up for 2 weeks late), and after stating in the email "You do not need to be present at the time of the inspection. Please remove any items that are not meant to be seen." During inspections for which I was present, the workers simply looked around to look for any major issues and left. When I was not present, my roommates informed me that workers went through my closet, etc. We also had people come in and lock our individual bedroom doors while we were gone for school breaks, which were uninformed about and did not ask for. We would have locked our doors if we wanted them locked, and now I'm out of town and my roommates can't get into my room to use my printer, which we all share. Anyway, the point is that the place is not worth the cost and you have to put up with a lot of things that are not okay and are not fair, plus you get to pay additional costs whenever they feel like they want to take advantage of you. Just don't waste your money here.
