The house itself and rooms are very charming along with the location and general feel. My only complaint is that the rooms need a serious deep cleaning. Lamp bases had thick coatings of dust, windows haven't been touched in months, especially the outside. The air purifiers in the room were completely clogged with dust. This isn't to say that any of these are deal breakers, just room for improvement. The mother and son duo that I encountered did a fantastic job of being gracious hosts and they made for a very memorable stay.

Absolutely adorable bed-and-breakfast in the heart of downtown Tucson. Great location near 4th Avenue, the university, and all of downtown. Breakfast comes with your room and it's delicious. Each room is unique and has fantastic amenities.

I have not been this impressed with a B&B for quite a while, so this was indeed a very pleasant occasion. My husband and I went to see a special concert in Tucson and wanted to make a special memory. We decided to treat ourselves to a great dinner and spend the night. Friends suggested the Big Blue House. I am so glad they did. The fact that it's in walking distance to 4th avenue with all its restaurants and quaint shops and galleries was also wonderful. The minute we entered this exquisite old house we discovered little treasures everywhere, even along the winding staircase leading to our room. We received an upgrade because the owner was worried that the air-conditioner wasn't working quite well enough. Our room was furnished with art from around the Tucson area and had hardwood floors and beautiful rugs. Everything was clean and we had a complete kitchen supplied with anything one might require. A full breakfast was served in the morning made for us by the owner and consisted of blueberry-cinnamon pancakes, fresh summer fruit, eggs, bacon, toast, coffee/tea and maple syrup. It was delicious and we left satiated and happy we came. The owner was accommodating and friendly and we learned a bit about Tucson. We will definitely stay here again!

My husband rented for this weekend. It was a great b & b. I was impressed how nice it is. I would highly recommend. We will come back again.

The location was wonderful and I enjoyed meeting and visiting with the owners. The room was just okay. Bed was comfortable but the décor seemed sloppy.
