    to all concerned . today I contacted your office regarding one of your properties in Clarksville area . I have been assigned task to make arrangements for upgrading all the electric meters in this complex . I made initial contact via C&P with your receptionist . who then transferred me to Michelle Barber who she advised was in charge of property in question . Michelle answered the phone on the first ring and proceeded to assist me with the utmost level of graciousness . she gave me accurate information needed and made arrangements for my crew to access electrical room on specified date . she is a credit and positive influence on your company , and should be treated as same .

    Out of 150 reviews, like 140 of them are 5's and all these 5 ratings are in the last 4 weeks. To me, that is quite curious, and appears as if the rating may be inflated, to make up for bad reviews that naturally occurred over the years. Look for yourself, any reviews in the last month have been 5's. Older reviews are generally 1 or 2's.

    The issue I have with Abaris realty is when there is a problem and I speak with the main property manager guy you talk to when problems occur and technicians need to be dispatched, is that he talks to you like you are an annoyance to him. The tone I got from him was one of disdain. As if, I am another annoying property owner that knows nothing, and he knows everything since he has been doing this forever.

    For example, in Heritage Green in Germantown, MD I own a unit on the ground floor. I got an emergency call in the middle of the night from my tenant saying that water was coming up out of the sink and beginning to flood the kitchen. Mind you, my tenant had no water turned on anywhere in the unit, but for some reason water was coming out of his sink, where you would expect water to drain. And, the water kept on coming and would not stop.

    I explained to the Abaris realty property manager that my unit's plumbing must be getting water coming in from another unit since this is a complex of multiple apartments and our unit hadn't had water turned on for a couple of hours. This is where he made me feel as if I was crazy and that the issue must be with my unit and not other people's units.

    Long story, short, according to the plumber my hypothesis was correct, but the property manager did manage to make me doubt myself and feel stupid, despite the fact that I was right in the end.

    The other issue I have is that once I figured out that my unit could possibly be flooded by other units due to the way the plumbing system is setup I thought it was natural that I should not be responsible to pay for an issue such as this.

    Being that at any time, this flooding could occur in my unit due to mismanagement of the plumbing for the entire building I asked the property manager if he could periodically clean out the plumbing in order to prevent this from happening again. After asking for this, I received this response:

    "Strongly suggest (wish I could mandate) you as the owner and your tenant all buy proper insurance to address losses for which you have exposure."

    To me, the fact that I pay $270 in monthly condo fees and that I verified with the plumber that my condo is at risk of flooding at any time due to the fact that all the plumbing in the entire building can back up into my unit, should be an issue that management should be responsible for, and not me.

    If I cause the flooding, I am fine for being responsible for that, but saying that I am responsible for flooding caused by people outside my unit, is not fair.

    I would rate Abaris a 1 but because Abaris does have an emergency line that helped me when I had the emergency in the first place I rated it a 2. Also, the accounting people are helpful.

    Some of the best people in the industry. Things always get done in a timely manner. A wealth of experience. You really cannot ask for a better organization to manage your community. A definite Five Stars from me!!!

    I have been in the security industry for more than 25 years and have worked with at least 100 property management companies over the years. Abaris Realty is certainly one of the most organized and professionally run companies i have had the pleasure to work with. As a contractor, i am expected to to provide Fast and Top Quality Services. The "Family"at Abaris makes this possible for Liberty Lock and Security by maintaining a Highly professional and efficient Staff.
    If you are shopping for a new management company, i certainly would recommend giving them a call.

    I have been on the board for Townes of North Creek for 4 years now and I can't imagine a better property management company than Abaris. They helped this community turn themselves around from their last management company and now our finances our flourishing. I believe that Abaris does the best that they can to consider the interests of the entire community as well as assisting individuals when needed. The best scenario I can provide is that we recently had to replace our Electrical panels and disconnects for the entire community as they were FPE panels and known fire hazards which would have caused our insurance to drop us. Abaris was able to coordinate the entire project in a timely manner. As each owner was financially responsible for their own breaker and disconnect, the board insisted that we have a payment plan option for individuals in our community that might not have the money on hand to afford such a costly replacement. Abaris was happy to oblige and was responsible and professional in all of their communications on such sensitive topics. I couldn't imagine at the beginning of this process that we would have been able to accomplish the replacements in a timely fashion. Thank you Abaris for being such a responsible organization and thank you Adam Landsman for all of your hard work on our behalf.

    As an insurance agent who works with many community association management companies, Abaris is a gem to work with. Their staff is knowledgeable and responsive. Adam Landsman knows his properties inside and out and when a property has issues that could potentially impact an Association's insurance (or its ability to attract well-priced programs), Adam works with the board of directors to get repairs or changes made. Insurance is a deadline driven industry with hard and fast expiration dates. Abaris understands the importance of meeting those deadlines which serves their association clients well.

    Most people don't recognize it but property management is one of the hardest service businesses of all. Managing people's homes while trying to keep the entire community happy is nearly impossible. I am a service provider and deal with a lot of management companies and have worked with Abaris for 35 years. I have witnessed their staff working tirelessly behind the scenes on more occasions than I can count, including the middle of the night, to make certain that things go as smoothly as possible. They never hesitate to put pressure on the contractors serving their communities to ensure owners get the best possible service available. I am on the Board at a condo I own in NC and only wish we could receive a fraction of the quality they routinely provide!! I would highly recommend Abaris to any association in need of a good management company!

    1 Star is an overstatement! Our water heater hasn't worked for almost a week and Abaris seems disconnected and uninterested. I had to find which plumbers contact with Abraris and literally call them myself. The emergency line is a joke. If I was / knew a lawyers I would be placing my condo Fees in an escrow account until the problem is solved!

    They do not even deserve one star. I rented a condo at one of their properties and had issues with the noisy neighbor upstairs. They had a board meeting with condo board members, in which the neighbor flat out told them she was not attending. All Abaris does is write letters just to cover their behinds. I had a window leak 3 times which took of all the paint around the frame. Their contractors left the open moldy frame exposed for 30 days. Even as a renter, I wish the condo assoc would do better. The worst.

    Unprofessional management, Shireen, the manager never replies back. They also put me on hold 8 times during one call which says a lot. It is too bad our HOA could not do better but hire this poor service for such a high price.

    Worst realty management company you call get nothing but put in voicemail of property manager Bruce who never responds and you are given a runaround by individuals who answer phone

    Worst management company ever. Been reporting a leak in my bedroom for two years. Has now flooded twice. A week ago they pulled my carpet up to dry the floor underneath but the property manager won't approve new carpet. See pictures on Yelp!
