    Staff was courteous and hotel very well taken care of. Big perk was the lake view from the hotel rooms and the nice walking trail along it. Close to visitor areas and easy to get around

    So helpful friendly clean close to everything beautiful breakfast. This stay was only 2 nights, would have loved to have stayed longer. So much to see and experience.

    Lake side property with easy access to the lake, but close proximity to Lake Rotorua leads to constant sulphur smell in rooms though you get numbed to it eventually. Good beds, good rooms, shower temperature fluctuates rather wildly. Great service at the front desk.

    average stay. nice and close within walking distance to everything. room and bathroom is tired looking, needs revamping. staff are friendly and nice. all in all - its good for an overnight stay with a place to sleep is all you need, and close to all amenities.

    Excellent location but don't stay in the rooms in 2 story buildings facing loading zone and back entrance of main hotel building (Rm 325 for one). Tons of foot traffic and early checkouts right outside your window. The Maori dinner/performance was enjoyable. If you stay here get a lakeview, high floor room. Staff was very friendly and capable. It's close close proximity to Polynesian Spa is a plus.

    Amazing staff is about the only positive thing I have to say, they did respond to our enquires. Leah in particular was spectacular! So nice!
    Beds were comfortable, but nothing to rave about.
    Our fridge was warm on arrival and it took almost 2 hours to secure a replacement as they wanted to see if it'd cool down. When it was replaced the fridge was smaller and needed to be lifted every time we wanted something due to the poorly designed space it was in.
    Speaking of poor design choices, the bathroom was cramped and laughable. Who puts a toilet there!? Unfortunately I didn't think to take a photo, but essentially you HAVE to shut the door to get into the bath/shower because the toilet is placed between the bench & bath/shower which is located behind the door.
    Water temperature was inconsistent and when I enquired they said that's just how it is. not overly impressed with that response.
    I moved the ottoman from under the desk to use as a side table and it looked like it had never been moved. I found lint and a few stale chips under it. Not something I usually complain about, but it was yet another thing on top of everything else.
    There's a weird heater that had no instructions on how to use so we had to call reception to find out.
    The laundry is open until 10pm (40 min wash cycles & 40 min dry cycles) which kinda sucked for us as we would usually leave in the morning and come back around 9pm to get the most out of our holiday. The long cycles meant that even if we washed a load, we couldn't dry it as they're prompt with locking everything up.
    The only other thing was we requested bowls and spoons to the room and we had to call them half an hour later to ensure they were on the way.then another 15 min wait before we saw them.

    Great friendly hotel. Right on the lake front. Has walking track into mud pools area. Good sized rooms. Bathroom a little small. Amazing restaurant with fabulous waiting staff. Quiet part of town. . All with in walking distance to main city centre and 2 large supermarket and a mall not far away.

    Room inventory nice and modern. Bathroom not renovated. Reception flawless. Plenty of parking areas for free. Very friendly housekeeping personel. Perfect HD television.

    BUT: Seems to be quite old, no good smells around in the rooms and the corridors. Smells like dust. Additionaly of course the usual rotorua sulfur smells are present - but especially intense here because the location is near to the lake and nearby sulfuric springs in the park. Perhaps the usage of air fresheners would remove the dusty part.
    Room service is working hard and tidy but can not polish out the ages and the sulfuric and lime stains. Lots of busses behind. Did not use the rstaurant but seems to be a buffet restaurant.

    For some not understandable reason the windows of the corridors on the back are sown with dead flies. Probably not cleaned from outside for years (2nd floor opposite to rooms 240-253) - just shocking.

    Not a bargain at all. If you are only focus on a room, there are much newer, better hotels and of course motels on the market for less money.

    Really nice hotel, very nice and helpful personnel. Free spa by booking, and free pool aswell. No sauna! The location is great, 3 minutes from a big supermarket and a few blocks from the city-centre!

    The only bad thing was the stench fron the Sulfur-lake a few houndred meters away. Sometimes the smell could get all way into your room. Other times hardly noticeable.

    Overall good place!

    Accept that it is a sulphur area and therefore the smell hangs in the rooms. Restaurant kitchen staff slow and unresponsive. Beef was raw and tough and ran out of food.

    Many issues with the wifi. It is limited in how much you can do. Load times are atrocious, and the wifi doesn't even reach everywhere in this room. On top of that, as I was doing some research on my laptop (through the agonizing wait times), I was blocked from a website I was trying to reach, with the reason stated because it fell into the category of "abortion".
