Maybe the only downside is that the size of the room might be a bit small for what you pay, but everything else is certainly worth it. Great breakfast and restaurants here, excellent views, nice pool area (with bar), spa, massages, clean compound and helpful staff. This place even has some history to it as Edward VIII stayed here (before becoming King). If you've got the money and want to treat yourself while in Bagan, this is just the place.
Great hotel but the restaurant service is very slow. It's view is awesome so you can definitely enjoy the waiting. Great pool and location.
Overall we enjoyed our stay there and would come back. The hotel is very well located, close the the Pagodas and with nice view to the river. If you stay there, don't miss the sunset, and don't bother going anywhere else. It's probably the best sunset spot in Bagan. Breakfast was above average. On the other hand, the rooms could use better maintenance, the service is not very good, and any service that you need to pay for is extremely expensive. I was surprised to see that the restaurant was packed with people during dinner time, while excellent restaurants only 3000 Kyats and 5 minute drive from there hardly have any customers. We ate outside all three nights that we stayed there. We probably had better food, better service and for 25% of the price it costs in the hotel restaurant.
Beautiful, serene, peaceful, magical. Staff are amazing! A few problems paying don't take and US dollars over a 10$ so make sure you don't have big bills in this village. It is also a bit pricey !!
A sanctuary by the river with beautifully maintained landscape. A five star cottage hotel without pretentiousness. Cocktails or dinner looking sunset over the river is just unreal.
Good location near museum. One thing that irks me is that the staff forgot about our shuttle service from the bus station to the hotel so we had to wait in the freezing weather in the wee hours of morning before they called a driver to fetch us. Not a good way to start our stay there. The water in the shower is also very weak. But good service overall.
The location is fabulous. From the hotel you can walk around the temples in Old Bagan very easily. The view over the river is very relaxing and the sunsets are perfect. The food is great too. The rooms are clean and comfortable with a bit of a faded old world charm. A room overlooking the river is essential. It also has a great pool.
Location is great, but the staff should get some hospitality training.
Beach view is like a very beautiful living picture when you wake up. Don't forget to see the beautiful sunset going down right in front of your room.
Lighting switches are a bit lousy. I would be ready to give 5 stars when they are ready to upgrade with modern furniture with old traditional styles.

Very good place to stay! Expect the boat engine sounds when you choose river views. Many big trees cover up the whole area.
Clean, comfortable rooms. Not very high-tech, but no one travels to Bagan to stay indoors!

The hotel is in a quiet, secluded location with lovely grounds, nice swimming pool and spectacular views over the river. It's ideal for exploring the temples and the best way to do that is by e-bike which we did in January. The dinner service in the garden restaurant was extraordinarily slow on one evening when the staff seemed to be standing around with time on their hands even though the place was packed. We waited an age for a drink and also our dinner but I guess it may have been a one-off bad night. The floral duvet decorations became a bit of a standing joke with us as it seemed everywhere we went these were considered more important than getting good service. If only the restaurant staff went to as much trouble as the room maids! Notwithstanding one or two niggles, we enjoyed our stay and would go back.

Allow me to break this down so you know what to expect.
Location: 5 stars, this hotel is situated in old Bagan amungst the Temples and Pagodas. This makes it very convenient to check out the temples for a sunrise. In addition to the conveinence of the location, the hotel has a stunning view of the river which is nice for sunset. The property is well maintained and a beautiful quite place to be.
The Rooms: 4 Stars, I say this kniwing many would disagree. Keep in mind you are in a small town in a country which until recently was isolated from much of the world. You are not in a city, you are not in a Hilton. Throw those expectations out the window and you won't be disappointed. The water was hot, the AC can run all day, and the rooms are kept clean. If you book your room out if season and through a third party site you can get a good deal. $56 a night is what we paid. If they update some of the furnature and conduct minor rehabilitation/remodeling of the rooms I would give them 5 stars.
The amenities: 5 stars for availability, 4 Stars for price and quality. If you ask for t they probably have what your looking for her. E Bikes for rent, pool to swim in, spa for massages and a hotel restaurant for meals. The food is ok but you would be far better off checking out some of the stuff in town. The price of all things in the hotel is more expensive than anything out in town. The pool is nice and the spa is unique, quiet and clean. However make sure you know what a Burmese massage is before you get one. I enjoyed it, wife and friend did not.
The staff: 5 stars hands down! They are friendly as are all the Burmese people I encountered. They do their jobs and they do them well.
With that I give this hotel 5 stars.
It's easy to toggle between 4 and 5 stars but like I said don't think American or European luxury hotel and you will enjoy your stay.
On the river bank, nice garden view. Room is comfortable but aircond location can be adjusted to face the beds rather than at side. Clean and tidy. Breakfast is great with good choices, having meals next to river bank. Dinner not much choice and mid range prices is USD or equivalent Ks. Overall, good choice.
If you want to pay a little extra for comfort and still stay in Old Bagan, this is the place. It a quiet place, with a nice pool, and good views of the river from the restaurant, both in the morning and in the evening.
River side rooms are fAntastic, like really touch the river Arrawaddy. Perfect location at the Bagan. Highlight is the perfect breakfast.
The location is perfect, the views from the restaurant are stunning and the staff are kind and helpful. I would stay here againresting in the swimming pool during midday was great!

Lovely enough hotel that just about manages to be worth the slightly above average price. Make sure to get a river view room. The breakfast buffet is good, as is the evening set menu. The drinks are not expensive but could be executed better. We hired a guide, May, through the front desk and highly recommend her.
Location is very good., at Irrawaddy river bank. There is very nice scene, especially can view the sun set. Hotel staffs serve warmly services for every customers.
