That nice room with the three stars Hotel the price and the room are suitable.
For $16 this is perfect.

Booked a second night immediately after the first one.
You get what you pay for. The place is affordable, and provides a clean place to crash, with breakfast buffet in the morning.
The mattresses were so hard I could barely sleep, and the AC kept things under control, but not where I'd like.
Also, clarify expectations when booking a massage.
Rooms are really comfortable and large and the air con was great. You get complimentary tea coffee and bottled water.
The bathroom was functional but the taps constantly leaked and was tricky to turn off. The toilet base was leaking continuously.
The breakfast buffet (included with the room) was all cold (even though we arrived only 30 minutes after breakfast started 6 - 10am). Additionally after eating some or the buffet (omelette, cut watermelon and pancakes), myself and partner had serious stomach problems, sickness and diohrea. The stomach cramps were so painful and meant we couldnt leave the hotel room all day or eat anything else. We also missed out on a full day of our paid 3 days tour due to falling ill with food poisoning from the breakfast. We were gutted.
I have nothing complain about Hotel because the lack of little bit Property is the mistake of Lazy Mades. Was perfect location. Fridge comfortable bed No idea about breakfast

Hospitality was too good. Staff provides all the information & helps tourist with required guidance. Room was big, neat & clean.
Value for money
The aircon wasn't really working, the WIFI is super super slow! Across the street is loud construction going on. Not recommended! Especially for that price you can get much better in the same street.

When I was booking I was a bit skeptical since it looked a bit dated, then read all the positive reviews and booked. Big mistake. This place has not been updated since probably around the 70s. When we first arrived at the room there were literally a swarm of mosquitoes. Me and my partner killed about 30 of them (we counted) and then asked to be moved out of our room as we thought there might be a mosquito infestation. They weren't understanding what we were asking and then gave us a mosquito coil to burn in room. We ended up spending a fair bit on mosquito spray and additional repellant. Would never book again even if it was budget. Would have rather went the hostel route because atleast there would have been a social scene. Only redeeming factor was the location, some of the staff was very pleasant and there was a free airport transfer with a very friendly tuk tuk driver. There are plenty of better options within a block radius for only a small portion more.

Nice hotel close to centrum. Nice brrakfast and welcoming staff. Minus for not giving you towels and soap.
Great hospitality. Have 49 well maintained clean rooms with bath tub and English satellite / TV channels. Belongs to a Singapore family so very particular about customer satisfaction. You get cycle for rent @ USD 1 for full day just opposite to hotel and Tuk-Tuk @ USD 15 for a full day trip. Very close like 7km from Angkor-Wat temple.
