WPM Real Estate Management one of the properties listed through the House of Ruth MD SafeHomes Program. I applied at your property at 520 PARK, my experience was well below what I expected.
The staff doesn’t seem to know anything about the program or whether your properties are participating. I toured both locations 500 and 520 PARK, with JADEN CURTIS (who was excellent!)
Your credit application processing (3rd party-POEKNOWS, if I recall that correctly? The representative was very impersonal and harded. She (Asian) and please do not confuse my words, race/nationality has no bearing to me. I look for good in people. I spoke on it (race) just to be able to identify who I spoke with in order to offer her more training on sensitivity and understanding and not to be an interrogator when someone as myself deals with trying to apply for SAFE housing after being displaced due to Domestic Violence/Intimate Partner Violence.
Trash, trash and more trash. Ever since WPM Real Estate Management took over "managing" the Fitz, it has been one headache after another. The biggest issue is the trash-- for some reason WPM Real Estate cannot keep the building clean. The pictures speak for themselves. I have brought this issue to WPM's attention several times and the trash situation has gotten worse. They actually asked me for suggestions on how to address their lack of sanitary conditions. Save yourself the aggravation and find another managment company to rent from.
WPM has been awful to work with while I am living at 520 Park in Baltimore City. There is deceptive terminology in the company's leases that will auto-renew to a full year, regardless of how long your original lease term was. They will not treat you like a priority or a human, as long as their money-grabbing schemes are working. They also do not care about apartments sitting empty - as I dealt with this while trying to prioritize move-in and now during move-out.
I had an 8 month lease and have lived in the property since March 2022. I am moving out on time, because I purchased my own home. But because I missed the date of giving 60-day notice to not renew my active lease, WPM auto-renewed me to a full year without me ever signing a new lease or agreeing to an increased monthly rate. So when I gave my written notice to vacate by the end of my original lease term, they held me to the options of breaking the new year-long lease - one that I had yet to sign. All because of the 60-day notice clause.
They will not work with you or meet in the middle. They will also claim that the Fair Housing Act works in their favor and they cannot give preferential or special treatment to any tenant. Despite being able to move out by my original lease's end, they are still charging me for that month's rent + a 2-month's rent addition buyout to break the lease. That is nearly $5K that I do not have, since I just purchased my own property.
The only reason I am giving 2 stars instead of 1 is because I liked the atmosphere of my 520 Park apartment - high ceilings, decent finishes, walk-in closet, and in-unit washer and dryer. But after my experience with the new in-building management, I would never recommend 520 Park (or any WPM property) to someone.
If you want to live in a community where management does not care about you dealing with rodents since the week you moved in over a year ago this is it. I am so very disappointed as I had higher expectations. Constant droppings and holes in my home even the neighbors on both sides have had the same issues one has already moved. I have resulted to saving my rent money to move elsewhere and just break the lease since my lease is not up until May 2023 and they do not want to help no one should deal with this.
The Glenmoor Oaks community has been awesome!! The ladies in the leasing office remember our names and say hello whenever we see them in passing. This makes me feel like I am home. The apartments are gorgeous and my most favorite place is my balcony!!
