    Warning – Tax Liability! If you live in “The Prairies at Wright Field”, and are not active duty military, you will be assessed a MUNICIPALITY TAX of 1.5% of your GROSS income to the City of Riverside, not even just your adjusted gross as with federal and state tax. This information is not publicly available and will NOT be disclosed to you by “The Properties at Wright Field”. This information is also not available for your employer, so taxes will not be withheld from your pay. You will be hit with a huge bill with penalties and interest after living there for some random number of months or years. These old, dusty, outdated dirty houses are NOT worth this extra cost.

    The Management at the Properties at Wright Field are not forthcoming as to which municipality people are actually living. They advertise as 'near' Riverside. NO - it is IN Riverside and residents will pay 1.5% gross income tax, which is excessively high. For that price Beavercreek is much nicer and just as affordable and has much better schools.

    We ended up not choosing to live at on base housing because it’s our first base and we’re trying off base for now. But the whole process with on-base was absolutely wonderful as far as people who are very friendly and understanding.

    I was able to set up a showing with less than twenty fours hours notice, they were ready for me when I arrived and their office has a play corner for little ones. These three things alone are amazing in my book!

    The woman there sat with me and talked through all the pros and cons of on-base housing which I really appreciated since we are new to all this. Then she showed me three different possible houses based on our family size and BAH. The first one was the only one I couldn’t go inside of because it was occupied and I guess they don’t have a floor model. But driving by gave me a good feel for the place and there are plenty of pictures and even a floor plan on their website.

    One home was a bit more dated, but it was very spacious! The newer one definitely had a smaller kitchen and dining room, but the attached garage was a huge plus!

    They were great about holding a house for us while we decided what we needed to do for our family and never pressured us.

    Something good to know. In June and July the three bedrooms are plentiful. But September rolls around and things are slow. Expect to wait longer for a unit during that time of year.

    The one thing I would warn you on - read your paperwork!!! READ YOUR PAPERWORK. Before you sign double check everything. We did sign a lease, and we had to have them re-send the paperwork at least four times because they put in the wrong BAH and or the wrong lease time (one year versus two). They were friendly throughout the whole process, but it was frustrating that it kept happening. Not sure why.

    I am very disappointed with the Properties at Wright Field when it came time to renewing my lease. My rent jumped up over $70 a month and they could not justify the reason why. BAH actually went down from the year before and their prices are much higher than the average for Beavercreek apartments. I am giving them the benefit of the doubt here by using Beavercreek because this community is actually in Riverside which is a lower cost of living and not as nice of a community as Beavercreek. When I asked them why my BAH was going up so much they tried to justify by saying it was less than my BAH because I still received the higher rate from the previous year. I brought up the cost of living difference from the past year to this year, which is not even 1% and the fact that BAH went down this year for us. They had no answer, and I asked them, "you just raise it up because you can as long as you stay under BAH." Again no response. Although they want to serve the military they are a for profit company and take advantage of the guaranteed government housing allowance. I am not very happy about this and because they are price gouging I do not recommend this place. My cost for monthly rent could buy me a much bigger and nicer house, which is what I am now doing.

    If you are in the Fairborn, Riverside,WPAFB area. This is your best option!!
    You will save money and peace of mind.
    First of all the Staff and Management is stellar. They take the time to know their residents and assist them with all of the proper information needed in a timely fashion. They are always professional and know their jobs well. The maintenance and self help store also ensure work orders are entered and completed as soon as possible. I am just amazed that anything I request to have fixed is done very quickly! Everyone appears to like their jobs. The community is nice and quiet the patrols are out which makes me feel safer than other places. The floor plans are very large and include lots of closet space.Wish I would have moved sooner.

    QUIETEST, safest place we have ever lived!!! We are non-military, THRILLED to have found wheelchair-accessible units. HIGHLY recommended, close to shopping and the freeway. SUPER folks!

    We have lived I. The Properties for almost 10 years and can say without a doubt this is by far the best housing complex around. The people in the office are very accommodating and always wanting to help with anything we may need, and are so friendly to always speak even when seen away from the base. Maintenance has always been great and works very hard to fix any problems day, night and weekends until the problems are fixed and always in a timely manner. We hadn't planned on staying in housing this long but for the value and comfort that is provided including office staff, maintenance, security it's a home. Thanks to all you all do for us as residents.

    Really wish I could give this place ZERO stars! Very unprofessional and beyond unorganized! Had email communication for several days and scheduled a tour, even got an email the night before saying they couldn't wait to show what they had to offer! Get there 15 minutes early and wait for 10 minutes before we are approached. The lady tells us that she doesn't THINK they have anything to show us as she's goes to "check". Comes back and says there are no empty units to show. We drove an hour to meet with Angel and she turned out to be the devil! How rude to schedule a tour to show a potential renter several units only to have them drive that far and be told there's nothing. You people need to get it together! I'd never recommend anyone even walk into your rental office!

    I moved here two months ago with my two youngest children and my two oversized puppies. We have an end unit and fenced in yard, with a playground just outside the fence. Maintenance is quick and efficient, the utilities are super affordable and I never hear my neighbors. I have a very comfortable 3 bedroom town home and the complex has a dog park, stocked pond, lighted tennis courts, running paths, A rec center, swimming pool, sand volleyball, and a very nice party house that can be reserved. I feel amazingly safe with security police roaming everywhere. The self help store is amazing and I just really feel at home. The folks at the welcome center are amazing, but Gabby is my favorite!

    We've been living in one of the single family homes for almost 9 months. Overall, we've really enjoyed living here and have no regrets about it! I would like a bigger/nicer kitchen, but besides that, things have been good for us. Maintenance has always been timely and courteous. We absolutely love our neighborhood and love feeling safe. Very pet friendly, as well.
