Nice place, very calm, but the buildings are too old even when they redecorated some of them it still looks old.
We have lived here since May 2017 and love it. The location is so convenient, it is quiet, beautiful and peaceful, and the staff is friendly and responsive.
Let me be honest, this is my third apartment ever. I am used to a certain quality of life and this by far has been it! The neighborhood is quiet, I almost forgot we had neighbors because I barely heard them. I came from a place that was horrible (roach infested, loud neighbors, thin walls and floors, trash everywhere and maintenance was never on time). So my perception of this place was a bit biased since ANY place after the last was going to be great. Our apartment was move in ready with some minor touching up so no complaints there. Maintenance has ALWAYS been on time answering the call same day and coming out to at least look at our issue if not fix it SAME DAY. We have a bottom floor apartment so I was not surprised to see there had been some previous water damage.it happens but it wasn't there when we moved in. I want to be fair in this review so that people who are looking to rent here and the staff at the complex can read an honest opinion.
PROS/Strentghs: quiet neighborhood, friendly neighbors, friendly staff, punctual maintenance, spacious apartments (we have a 3b/2b), recycling onsite, close to all shopping and entertainment, 2 pools, Fitness center (built for cross training, not my style but works for others), mail gets delivered to the door and amazon is good about hiding our stuff, community events like breakfast on the go, massage day, baked goods in the leasing office, covered area in pool deck (we have had several bbq's for holidays when it rained and we were covered), lighting and windows in apartment are nice. Kitchen is nice but no pantry in the 3 bdrm which is not what we were told upon leasing. Water pressure is good in all bathrooms and sinks. AC unit and laundry are working great but loud. Greenery is nice but could be cut down around walk ways and for bottom floor apartments.Access gates are sturdy, they have been broken a few times but that was due to people and weather and those things happen.
CONS/Growth Areas: The property is aging and you can tell (water/pipe issues, fire hydrant issues, water shutting off at odd times), we have 3 young children and are on a bottom floor so the stairs for us and big hills are a problem, there are exotic insects everywhere and they find themselves at our door step and inside our home (antler beetles, leaf bugs, pill bugs, poisonous spiders, 3 SCORPIONS, mosquitos, house centipedes and silverfish), though I have seen a roach or two outside on the walkways NONE have been inside our apartment. My daughters room took in water from the outside and mold was in a unforeseen place underneath her bookshelf BUT maintenance came and replaced the carpet. The dog poop is all over the front yard and smells awful (this is a neighbor issue not the leasing staff), PARKING is by far my biggest complaint (I have two babies and an 8 year old) if we get home after 6pm which happens everyday there is no parking in front of my building. Post partum recovery is hard with stairs and carrying babies from WAY DOWN THE STREET into our home. I have back pain and I fear the winter will be the worst for us and our children getting to and from our car. WE ARE THE ONLY FAMILY WITH SMALL CHILDREN IN OUR BUILDING. People who have more than one car will leave there broke down or stagnant vehicle in prime parking for MONTHS. This once again I believe is a neighbor issue.
Also there isn't anything for the kids to do outside of the pool so eh to each is own. If we were not in a rush to move, I would have chosen a different place for my children's sake but for those who can afford the rent and don't have a big family like ours I would say it's definitely worth it! It's wayyyyyy better than our last place, location is prime and we are in a great school district. Would I say it's worth the rent? No, but I believe it's the location. Hope This helps!

Update 9/2/2017:
I felt compelled to update my review based on my experience in the last week. Since last Sunday (8/27/2017), I have found and had to kill a sum total of 7 spiders, 4 silverfish, and two cockroaches in my apartment. I have not opened any windows during the time that I have lived here and open the door to the apartment only to enter and exit. Maybe if management spent a little bit more on pest control and less on providing dog-walking services and massages, the bug issue would not be so prevalent. Additionally, in the months I have been actually living here (April-September), the valet trash collection service that you are required to pay each month has picked mine up a sum total of ONE time. I would rate change my rating to zero stars, if possible.
I have lived at Rosemont Vinings Ridge since late December and have encountered numerous problems with management and the apartment since then. My apartment was not move-in ready and the carpets were completely SOAKED upon our move-in because they had put off cleaning until the very last second. Since then, the carpets have dried but now emanate a pungent odor that has not gone away as of today.
As other have previously mentioned, the water is constantly shut off and all tenants are required to pay a flat monthly for water services that are frequently off. Oftentimes, when the water is turned on, the water coming out of the spout is brown or off-color.
The management is rude, unhelpful, and unwilling to help tenants. They attempted to accuse me of problems with my apartment that were there upon move-in and they sign for packages at the front office and never notify you that they did so. I had a meeting set up with management and she missed our scheduled meeting without so much as an e-mail or phone call letting me know that she wouldn't make it.
There are numerous other apartment complexes in the Cumberland/Vinings areas with similar rates and much better apartments and management. I absolutely would not recommend Rosemont to anyone.
DON"T MOVE HERE I have only been here for a couple of weeks and I have not been happy at all. First off they have way got my apartment together for me to move in, the only good thing they did was put in new carpet. They don't take care of the outside of the apartments which could use a little pressure washing to get rid of the bird poop, bugs and spider webs. Half of the maintenance men are lazy. The front gate has been broken often since I've been here these last couple of weeks. I read the reviews before moving in and decided not to listen, BIG mistake on my part. RENTER BEWARE.
Horrible management ..i agree with all the residents that rated 1 star!!! Maintenance guy goes inside your apartment with dog inside and lies about the dog being inside! Recently large sink holes have occurred!!! Water gets shut off for 8hrs or more! The a/c was not on when I came to look at apartments so I didn't know the a/c is so loud! I can't wait to move! This is apartment complex is not what you want! I had to get a whole new toilet first day in apartment! Last but not lease when the water is shut off the water it is white when it is turned on back on so you have to run the water for awhile! Adding on to this after maintenance entered my apartment they banned me from the office and I am no longer allowed to post on the online portal and that's how I make my money from home! The police was called on me because I wouldn't leave the office until I got my answer!!! after police was called nothing happened cause I did nothing wrong!! then 2 days later I get a letter on my door saying I cant come to the office anymore at all!!! they started signing for my mail and holding it off the weekends not letting me know and lying that they never had my mail which I have proof so I am going to be getting a lawyer!!! months down they were receiving my mail and had a police officer come to my house the last time I entered the office and I cried and begged them that I don't want to have to come in here no more if I'm going to jail!! she stilled called the police on me and he told me to send him a email to receive my packages!!! Its been hell living here!! bird poop was at my door for 11 months until I called corporate!!! ALSO I GOT THE LIGHT PUT IN ON BLDG. 3221 !!!!! we were in the dark! RUN FAST I WILL POST ALL THE PROOF I HAVE UP HERE MY LIFE AS BEEN TURNED UPSIDE DOWN SINCE I MOVED HERE! I CONTACTED CORPRATE AND A WEEK LATER I GOT A LETTER STATING THEY WILL NOT RENEW MY LEASE!!! GO FIGURE !!!
This apartment complex is overpriced, old, filled with bugs and management that does not care. As I listed before the water is constantly shut off. Sometimes we get a warning other times we receive a email saying it was out of their control. None of which helps when you need to cook or take a shower and cannot. The residents were never compensated for being inconvenienced for multiple days. I had to go stay with a friend because I could not stay in an apartment without water and the sinkhole blocked anyone from exiting. I walked to the front to get to my friend so that I could shower and get some food.
Secondly, the bugs! I get my apartment sprayed regularly just to wake up and kill multiple silver fish and centipedes. I am concerned with rodents because the valet trash misses days quit often. It's been at least five times where my trash has not been picked up or they only pick up one bag when I left out a small additional one. Just this last time we received an email about them not picking up the trash but this was the only time.
Lastly the management is not effective. We have had several problems on site that should have been handled differently. Because of the price, shut off water and bugs I have decided to move. The apartment is overpriced just because of the location. Kitchen is up to date but the rest of the apartment is old and outdated. I would not suggest this apartment.

Community water pipes leak all the time. I have lived here for 1+ year and experienced water shut off for 6 time. When they shut off, it is usually for full day (8+ hours). Apartments are nice but community is very ordinary for the rent they charge.

UPDATES on Nov. 16: I have to say their website has improved a lot since my last complaint. And the absurd transaction fees when paying rent online no longer exists! That's why I'm changing my rating from 3/5 to 4/5.
As a current resident who has been living here for two years, I gotta say this was a better place before being sold to another company less than one year ago. Now things are in chaos..The website is really confusing, with no model pictures for floor plans, no selection for apartment number when you apply online, confusing links to resident portal. When paying rent online, residents need to pay $1.95 convenience fee, which is insane. For certain months, the system charged me separately for water and rent so that the fee was doubled. When I sent emails to the staff, they didn't really respond. Well, cool down. There are good stuff about this place too. I love the environment of this place, and the price is relatively reasonable for this area. I also like the fact that it is near I75 and Costco. I know the company is trying to make things better, like the new waste pick-up service and yoga classes. However, a little better is not good enough, they need to make things MUCH better!
