    We booked a condo at Laketown Warf and it was a nightmare! Walked in and the rug had a tare in and the nail strip was out. The furniture looked like it was purchased at goodwill. The dishwasher was full of brown water and the TV didn’t work, I called at 4:30 to complain and was told all they could do was move me to another facility. The worker told me they knew about the problems for over a month. If you know it needs work why rent it out? I’ll Never book with them again.

    Stayed at the Boardwalk condo. Had a 3.5 bedroom suite. Was given just one parking space had to pay for two more. The kitchen was not furnished adequately. NoT a decent skillet, and no cooking sheet. Can opener fell apart the first time we tried to use it. Then when I reported it, I was told to take investory on everything in the kitchen! Yes spend my time on my vacation doing something that should have already been done be owners or Royal American! Then the access to the beach, certain times of the day you had to use certain pathways. And, if you forgot your wrist bands for the pool area, we were made to move all our belongings, and stand outside the area, until we could return to the room and get the bands. That meant holding two one year old babies and a two year old out in the sun. We could have been able to sit where we were while retrieving the bands. The majority of the time the cards to open the door wouldn't work. Had to call to have staff let us in at 10 pm one night!

    Pretty nice place overall but the pool & security personnel are NAZIS. Loads of stupid pool rules and they watch you like hawks when you're out there.

    VERY little cooking utensils in our room when we arrived. Also, the floor was very dirty when we arrived. We called and requested additional cooking ware and to have the floors cleaned. It took them 2 days to get a person up to our room and fix it up.

    Overall I liked the place. Room was nice, pool area was great (other than the rules) and the beach was awesome. My only complaints are the uptight pool security and some of the employees we encountered, were rather rude.

    Would stay here again if I had to but given the option, I'd choose somewhere else.

    Terrible! I purchased a room through them at top of gulf condominiums. It was filthy and outdated. They charged 300 hundred a night for a facility that had not been renovated since it was built probably 80s. I would never recommend them to anyone. BEWARE!!!

    I am currently sitting on my bed here at Board Walk and above me, there is construction going on. Construction for the last two days. There was no disclaimer warning vacationers that construction was a possibility. They are not hammering a few nails, THEY ARE DRILLING AND DRILLING for hours. I have video with audio (that will be used in court, to show exactly how loud it is) Do not advertise as a relaxing vacation spot if construction is going on. False advertisement will get you a lawsuit every time. Guess you guys got the wrong guest this time! Had my colleague to go ahead and start the filing. Even worse, they offered me free beach chair vouchers for compensation. I suggest you guys add a disclaimer because this will not be your only lawsuit. Trust me! The reason business put down "wet floor" signs is to warn customers. What do you all do to warn your guest? Surely you'll find a way once I finish with you!!

    They sent us to Moondrifters Resort 808. It was TERRIBLE! The oven was jammed and wouldn't open, toilet was running, stove didn't work and they had BED BUGS.

    The only reason I will give them a 1 is because there is nothing lower. We reserved a condo and they changed it to a different complex on the 3rd floor without an elevator. The bed was so bad we hadidn't to buy a egg crate top and pillows to be able to sleep. There are fees that aren't mentioned until you go to pick up the keys and the people are just rude assholes. If possible go elsewhere.

    Royal American manages our condo in Panama City Beach. We both work and do not have time to babysit the unit or the renters. Fortunately, Royal American does that with high professionalism and integrity. They advertise the unit, handle the rental, answer questions from the renters, clean the unit, schedule and perform required maintenance, make necessary repairs, and generate a good rental income for us. We are very pleased with their work and the results. We especially enjoy working with Chris and Sara who are always very helpful and attentive.

    Royal American ran a heavy advertising campaign soliciting condo owners to join Royal American's rental Program. They had a great salesperson and offered lots of incentives. After considering several candidates, we elected to go with Royal American. From poor housekeeping to sloppy maintenance people who damaged our property to poor occupancy rates, well, we could not have made a worse choice. We say this having thirty years' experience under our belts. We still are waiting for refunds for damage to our unit and work not done.
