    Poor poor office staff.. "leasing manager" as she called herself didnt seem to know a damn thing about her job when I visited the place about a month ago. Only reason I checked it out is rent is cheap.. but I guess there is a reason for that when the place is a dump. All the other reviews of people who actually live there say they have bugs!? EW!! The building smelled so bad of things I couldn't even explain.

    Staff is helpful and location is convenient. Grocery store is right across the street. Tons of parking if you bring your car.

    I've lived here for 2 years and now I see all the pros and cos.
    pros:
    1. All utilities are included.
    2. The rent is not expensive.
    3. The wired internet is really fast (up to 100Mbps).
    4. There is a trash chute.
    5. Parkway plaza offers a free bus card (only R,RC,RP)
    Cons:
    1.The water is shut down often. This is because the water supply system is too old so that it is broken so easily. Once it is shut down, I cannot use water before evening. I found that there were 7 shutdowns within a month but 3 of them were announced before the shutdowns and 4 were unannounced. And the office doesn't even know that the water was down. I'm writing this now because the hot water is down again right now. And I'm pretty sure that the office never knows this.
    2. Since the buildings are super dirty, cockroaches are everywhere. I clean up the whole room every week but I still see them sometimes. You may find them in the washing machine. I don't know why but for some reason they like to stay there. I highly recommend you to buy a roach killer on Amazon.
    3. Some people scream and sing out loud after midnight on weekdays. I usually wake up at 2 or 4 in the morning because of them.

    DO NOT LIVE HERE!!! I am disgusted with this apartment complex and have absolutely nothing positive to say about this place. For starters, every building is infested with cockroaches. My apartment has had roaches since the day I moved in. I am a very clean person, and never leave food out or dishes unwashed. I have spent hundreds of dollars on roach traps, spray, and poison gel. I asked the ladies in the office 3 separate times to get my apartment sprayed, but I have yet to see them come. The roaches crawl all over my dishes, counter, cabinets, have crawled on me while I was using the bathroom, and I have even found them in my bed. This is disgusting and infuriating.

    Next, there was furniture like desks and book shelves left over from the year before. There is garbage, glass paneling, and a toilet seat that was left on our balcony. All of our outlets are either falling out of the wall, or just don't work at all. I have an extension cord running from the hallway into my bedroom just so I have lights.
    Speaking of lights, the stairwell lights have been burnt out for weeks, and I have asked maintenance to fix them multiple times, but nothing ever gets fixed. You need a flashlight just to go down the stairs because it is pitch black. It is very unsafe.

    I have lived at other apartment complexes, but this is by far THE WORST.

    I'm paying close to a grand per month to live with cockroaches. For the love of god, PLEASE dont make the mistake I did to sign a lease with them. I live two hours away and If I could get out of this lease, I wouldn't even mind commuting to class everyday, THATS how bad it is here.

    To sum up- don't make a mistake of staying here even if you get a chance to stay for free!!

    I have faced so many issues with Parkway, I got fed up of staying here.

    Be ready to have COCKROACHES in your apartment if you plan to stay here. They stay with you forever. WATER is often closed in the buildings. And, sometimes you might be in middle of your bath! Be ready for surprise! The MAINTENANCE is never on time. Even if they start work, it takes forever to complete them. They are rude and can enter the apartment at any point and leave your apartment dirty. No one bothers to clean it. The LAUNDRY ROOM is often dirty with full of FLIES!!!! You will spend your energy in a busy schedule to find a clean laundry room. The room AC is closed in September itself. So be ready to face HEAT in October!! Half of the time AC won't work and other rest there be condensation issues and so the carpet will get wet and stinks. HEATING is not good. It starts late and you might end up in a room where heating is not good. The POOL they advertise is CLOSED in September itself. Last time it was full of algae (greenish).

    THINK before making a mistake. Being a Grad student you don't want to have additional challenges in your life than your work. Parkway surely is a NO-GO place to stay from any perspective.
    The people in office are very rude and never helpful. They will never listen to you or willing to help you.

    In the middle of September they closed the air conditioner. It's 3:30 am ,,, I can't sleep because it's too hot. I hope I can cancel my contract with them.. I wish I didn't renew my contract for real it's too bad to live here in Parkway Plaza

    Parkway Plaza is the worst place to live. If you choose this place, be ready to live, eat and sleep with thousands of cockroaches that have infested the apartments of Parkway Plaza! The hallway is always dirty and stinking. The laundry room always stinks. They once sent out an email saying water will be shut down for 4 hours and it wasn't turned back on for over 11 hours (from 10AM to 9PM) and when you call the office staff to ask about it, they will be rude and ignorant. The air conditioning/heating is centralized which means you won't be able to control the temperature in your apartment, the staff will wait till the middle of summer to turn cooling on and when you call them about it, they will tell you that is is not an emergency and wait another couple weeks before they turn it on. We once had water coming up through the kitchen sink, our sink was filled with blackish water and was about to flood the kitchen and staff told us that it is not emergency either. We had to work in a kitchen with the sink full of drainage-like water for a week before the maintenance team came in to fix it. There is a tree fallen right behind the rental office for over a month now and they have done nothing about that as well. This place is totally not worth the money.

    Parkway Plaza underwent a new management this year with terrible business practices and sleazy fine print. It is plagued with maintenance issues and poorly kept buildings.
    1. The fine print: Beware if you sign a lease mid-month, they will not pro-rate any rent. Read the fine print; you are paying for 12 "installments", not 12 monthly payments, so you will end up overpaying roughly $500-700 depending on the unit. Moreover, the lease transfer fee is 80% of your rent, plus activity fees paid by the leasee; paying $900-1200 to transfer your lease is nonsensical and unheard-of.
    2. Privacy: I understand that landlords need to enter premises once in a while, for maintenance, showing, and other issues. I also understand that a prior notice is common decency before entering premises. However, what is not acceptable is Parkway's practice of reserving 2-3 week-long blocks where maintenance is given free roam in and out of every unit. This has occurred on three separate occasions. As a night worker who needs to sleep during the day, I find it troubling that I have no idea when maintenance will decide to enter my bedroom.
    3. Heating/AC: The HVAC unit can only heat OR cool, so AC is disabled until June 1st for all units. It gets especially hot on the upper floors before the AC kicks in.
    4. Maintenance: There were 18 water shut-offs during my year's stay here, and it usually takes 6-8 hours to fix. This level of structural integrity is quite troubling.
    5. Each building houses roughly 130 units with two elevators, yet they intentionally disable one elevator to save on costs. Despite multiple complaints, they have never fixed the other elevator during my year's stay here.
    6. Management: There is an abnormally high turnover rate in the management team of Parkway Plaza. I counted 10 different employees rotated over the past year in an office that seats three.
    7. Environment: The level of trash, noise, and graffiti in Parkway Plaza is substantially higher than other apartment complexes I've experienced. Package stealing has been an issue, but they have installed lockers recently to combat this.

    My biggest regret in life is signing a year long lease to Parkway Plaza Apartments. I can't imagine that I could be any more miserable in another apartment. There are so many issues with these apartments its unbelievable.
    To start with the staff is unfriendly and unprofessional. You'll always leave in a bad mood after talking to them. They can be rude and they are never helpful.
    The buildings themselves are in bad condition. They are old and run down. The entire building always smells awful from a combination of ethic foods and backed up garbage inside the laundry rooms and everywhere.
    Apparently there is air conditioning in these apartments but at this point I don't believe that. I moved into Parkway Plaza early in August and the air conditioning was already off. It's incredibly hot in the middle of May and I still have no clue if the air conditioning will ever be on. It's hot in my room all year long. Even if you turn off your heater in the middle of winter it will still be 100 degrees in your room. I had to leave my window open all winter and all year long since I've moved in. I have 2 box fans constantly running to keep me somewhat cooler when I sleep. The temperature in the building is nearly unliviable all year long.
    The utilities are a joke. The water is shut off like once a week it seems. My apartment has been flooded at least 2 times. The "high speed" Internet barely ever works. If you have to download a file that's 1 Gb for school you better allow 1 full day to download the file. The laundry rooms are dirty and smell bad. The washing machine on the 4th floor hasn't worked in over 3 months.
    Please do yourself a favor and listen to these reviews. I beg of you don't live at Parkway Plaza. Do whatever you must to live somewhere else. You have been warned.

    If you are considering moving into this apartment, I urge you not to. If you ever have to go to the front desk, you'll only be met with unhelpful, rude assistants. Even emailing them will only result in replies saying you'll have to wait or not reply at all. It will take at least a month for maintenance to come fix anything. You basically have to wait until they think it's a problem for them to come in and fix it, and the landlord will make sure you somehow miss a payment or change the payment process to milk every cent out of you (and obviously they won't contact you about payment procedure changes to make this happen). This place is definitely lower than a one star rating.

    I will start by saying that I am a very reasonable person, who tries to give places the benefit of the doubt, but I have never been so dissatisfied and frustrated with any place before.

    Absolutely atrocious staff. Entered our apartment for a tour without giving notice, and when we expressed that this was not okay, they claimed that they "placed a note on our door four days ago," and that they "saw it on the floor when they gave a tour." After a thorough inspection by my roommate and myself, there was absolutely no note anywhere. Extremely unprofessional and dishonest. Most of the reviews for this place stress how awful the staff is--did not realize this until this experience.

    The apartment itself is falling apart, though the view from our balcony is nice.

    Overall, would definitely not recommend; the staff is reason enough to not want to live here. Either these people need to be retrained, or they need to be replaced.
