    The staff is not helpful they act like you are bothering them if you ask them to help you with anything. The trash is always overflowing and there are dumpsters in the parking lots. They don’t return calls and rather than send you a bill for your moveout expenses they send you to a collection agency without even sending you a bill. I️ mnow bed out October 21 and it’s November 10 and I️ already received a letter from a collection agency. Then they send you a rent bill for November after you’ve already been moved out and charged $50 to replace the locks. They’re not orofessional and their customer service skills are lacking. wouldn’t recommend to my worst enemy.

    I WAS looking to move here. It took FOREVER to reach them. They NEVER answer the phones or return calls when I leave messages. When I FINALLY reached them, the woman that answered the phone was rude, short and unprofessional. It left a bad first impression. I may have dodged a bullet here.

    I recently applied to live here but I chose to keep my other place. My friends moved in separate apartments and they both have had issues since their move in date. From air conditioning units not working continuously to dishwashers over flowing just to name a few issues, and the summer started and is now almost over. The maintenance is terrible. They say they can not work on A/C units after 7:00pm, so they will come in the morning. This is not a comfortable place to live. I'm here everyday so I actually see this all with my own eyes. Do your research. I have never lived somewhere where there has been so many complications. I believe the maintenance staff is lazy and y'all need to hire new and more professional employees.

    This has been the worst experience with an apartment. When we transferred from our 1 bedroom to our 2 bedroom, they tried to slap us with a $400 fee for carpet they claimed they replaced. When we asked for the invoice, we sat in the office with the leasing manager for nearly half an hour looking for an invoice that didn't exist. Once we transferred to the 2 bedroom, we had a leak in our ceiling because of water in the unit above us. After they "fixed" it, we had another leak in our ceiling because the toilet in the unit above us flooded. We called maintenance several times with no answer. When we went to the leasing the next day to find out why we didn't hear anything, their response was they had already addressed the leak, not realizing there was another leak ( had they listened to our entire messages). Instead of making sure there were no issues with water in the ceiling, they literally painted over all the stains. They didn't even seal the cracks from where leaks originated until I threatened the regional manager with legal action. There has been a 3rd leak, there is now a hole in my ceiling along with more stains. I spoke with the leasing office yesterday. Supposedly they're calling out a contractor (supposedly they called one out last time). Until then there is a lovely hole in my ceiling along with another large brown stain, and my living room lights no longer work. I will never recommend this place to anyone. I will also be reporting this, and I sincerely hope the proper authorities penalize them for their negligence.

    I've lived at Edgewater since October of 2016. I have read some of the previous reviews and wanted to add some recent info. While there are a few things that aren't great, I have no complaints. Perfect example, today I complained to the management company about a dumpster overrun with trash. I came home a few hours later and the whole area had been cleaned. The manager and staff are very nice and helpful. I've had some issues where I had to call maintenance and someone has always came quickly and fixed it. The neighbors are all friendly and on weekends Sandy Springs P.D. Has a patrolman on the property. Whom by the way, I have asked about the safety of the neighborhood and he said he'd move his family here over some of the newer complexes in the area. There are some downsides: the gate never works and looks like people run into it all the time, a few sober living facilities and buildings could use a good power wash. But again for the most part, Edgewater is a nice place to live.

    If I could I would not even give this place a star. I was moving to Atlanta for a new job so I signed up for an apartment. When I got to the apartment there were roaches in the cabinets, sink and dish washer. I called the office immediately to get my money back. Do yourself a favor stay away from this place. Roaches, shady character s at night and noise are prevalent. For a little more I found a great apartment. This place deserves a negative review.

    Hello I don't recommend you this appartamen. The manager Shawn Murphy is so rude and racist. If you get a chance to get something better do not waste your time going here. The treatment to the public is very important when you are looking for a new place to live

    Don't fall for it! They are really nice to you up front to reel you in, but it's all an act. The gate worked for the first month I lived here and has never been closed since. My AC broke recently and they refuse to fix it saying it's too cold outside for it to work (it's 70 degrees out and 83 in my apartment right now). The staff is incompetent. The trash compactor is almost always broken or overflowing. The price is decent for the area, but you get what you pay for in service as they do not care about you as a tenant at all. Look elsewhere!

    I would highly recommend looking else where for accommodations. Don't expect any quality service. The leasing office staff just show up for a pay check. If you have any serious needs you are most likely to be neglected.

    During June to July, our AC unit broke down. No one updated us on the status of repairs. The maintenance men treating any request as a GREAT inconvenience to them. It took three requests to get our AC working again, but even that took four weeks to fix.

    They will be so helpful when they sign you up because BH Management just wants your money. They do not care about their residents.

    They throw these "parties" but I say use the apartment funds to actually FIX things. Maybe pay your staff more so they actually give a damn about the residents.

    P.S. I wanted to give the new Manager and Assistant Manager a five star rating. They helped me close my apartment account quickly and conveniently. I gave the apartment one more star than the original 1 star. As for the new Management I think things will start to improve at this facility if they keep up the good work I saw when leaving.

    I lived here several years ago. Honestly, I loved the area, I loved the office people. But I had a large problem with the building structures. I was still having trouble with coughing and breathing issues because of the mold in the air from severe water damage a year after I moved out. The first apartment was so bad it flooded the kitchen countertops ever time it rained. Turns out the wall had rotted away from the inside. My finger sank like soft butter into the wall when I touched it. That kinda freaked me out. So I was put in another apartment. Which not only had a scorpian and countless roaches, but it ALSO leaked water when it rained. So after that, for my health I had to leave the place. Still I did love the area. Just would have been nice if the apartment was not rotting away. I hope they fixed everything. Because it was a nice area and great people just terrible buildings.

    First of all I want to say that the people here are super nice. Especially Tori, she's so nice I would invite that woman to my family's thanksgiving dinner and make her plate. And they only have beautiful women as leasing consultants, which was really nice for me personally. However, since I moved in here a few weeks ago, I've turned into the perfect bug exterminator. I've been killing bugs left and right. It's serious enough to the point where I almost put on my resume "local exterminator at your service". Edgewater has a pond behind it so I knew there would be a few bugs.but damn I'm making examples out of these bugs on accident. The only reason why I'm giving them a 3 is because of their front office customer service (which is awesome) but the bugs here are a problem. I would recommend people to live here if you don't mind committing murder to bugs. Great location. Great people. Split rent with bugs?
