Location, location, location. That’s what this historic inn has going for it as it’s within walking distance of everything and anything you’d ever want to do in Newburyport. As for being a bed and breakfast, though? That’s a bit of a stretch when all that’s offered in the morning is a continental breakfast that you’d expect to see at a Red Roof Inn, not a B&B in Newburyport. And though the price range in-season and out-of-season isn’t outrageous, you can find better places in and around Newburyport that offer better all around accommodations, and a nice, hearty breakfast in the morning.

Lovely old building near downtown. Rooms are spacious and clean. A nice mix of updated and classic. Other guests can be loud at times . Breakfast is full of fresh fruit. Would stay again.

This place was excellent. I liked the hands-off approach to a bed and breakfast in that we were able to arrive late and find your key with a note and everything was easy. The only thing is I wish the breakfast options included more vegan selections. Our room was super cute and had everything you would expect. Cute town, good location.

One of the best bed and breakfast places I've ever stayed at. We came needing a place to stay for one night and were very impressed by its authentic charm. The owners are extremely friendly and helpful and made our stay very pleasant. We are already making plans to be back in Newburyport and stay there next summer.

I recently had the privilege to stay at this Inn. It was not only adorable and so comfortable,but the hospitality was amazing.The owner of the Inn was so kind and welcoming.We had luggage issues at the airport and actually missed the bus so we arrived very late. We were welcomed by a nice handwritten note by the owner welcoming us to the Inn. I feel like I met a new friend not an Inn owner. He was such a nice person and so hospitable. I will definitely stay again. The Inn was decorated for Christmas and Christmas music was playing throughout the Inn. It was just a magical time and I thank him and his staff for everything.

Rooms are beautiful, my daughters were so happy with their room! The house is exquisite and you cannot beat the location. Parking is awful in downtown Newburyport, but if you stay here, you can just park in their lot in the back, and walk everywhere. Very personal service and The nicest owner and we will be back numerous times for sure!
