DO NOT RENT FROM THIS PLACE!!! They will charge you for services you don't receive, maintenance calls are rarely answered, and they will contradict everything they tell you. The parent company will never return any contacts you try to make with them, and the office makes up their own hours. It's really just a scam!
Kelsey is rude and should find a job that does not involve people.
The grounds are covered in garbage and dog poop. Many people let their dogs and children run wild and unsupervised all hours of the day and night. The pool is closed more than its open and the bark park is a joke.
Management is rude and charges whomever she wants $30 for excess to the gym when it's suppose to be a free perk.
Total slum. Not safe for people or dogs. Unattended children all day and out at night. Unsecured dogs. Poor lighting at night. Dirty grounds, poorly maintained because of "budget" . Pool billed as an amenity but dirty and often closed during peak times. Dog park has a gate that doesn't fit so you can't latch it. Basketball court has no back board or net. Drug dealers and underage drinking all around. Don't rent here.
My girlfriend has been living in Canterbury Apartments for over a year now. I'm going to give an extremely honest review that will contain the good and the bad:
Pros: Upon move in you will quickly realize that you get a very nice place for what you are paying. Rent is very reasonable for the apartment you're staying in.
Each apartment has its very own balcony whether you're on the top floor or the bottom.
The staff here are extremely friendly. One person in particular I would like to point out is the leasing consultant, Kelsey. I've spoken to her various different times about questions and or concerns and even though I don't even live here, she has always been polite and professional no matter the circumstance. She even went over and beyond one particular time and helped me out tremendously. I was having some furniture delivered to my girlfriends house and I needed a storage unit to put some of her old stuff in but Kelsey wasn't exactly familiar with the process due to the property manager usually handling it. It was around 4:30 PM so very close to the time to go home for the day. Opposed to her making excuses for why she couldn't help me she diligently found the answers and made sure we were all set before leaving. That right there is excellent customer service. She gets a 10/10 in my book and the property manager is right up there with her. We ended up sending pizza the following day for lunch because phenomenal customer service like that is very hard to come by these days.
They have various storage options that you can rent from the complex which is extremely helpful. Every storage unit also has its own light inside which is helpful at night. These units are a fraction of the price of a typical storage unit and are just as nice.
The complex has garages for your rental as well. Very well priced and not over expensive.
The complex offers a business center, billiards room, and free tanning.
They have a pool and playground for the children of the complex. It's nothing over the top but it's decent.
I would have to say the last pro I would mention would have to be the leasing consultant Kelsey, for the second time! SHE IS THAT GREAT!!!!
I'm sure there are more pros to this complex however I only stay a couple nights a week and this is what I gathered from my time here.
Cons: Before I list the cons of Canterbury I want you to realize that they shouldn't be that large of a surprise if you know where this complex is geographically and you understand that low rent will always attract some unwanted guests.
At some points you will smell weed walking into your apartment. Canterbury does not condone the use of drugs however they can't baby sit all residents.
In the warmer months, there will be kids running around after school until the sun goes down. They will be hollering and having a good time as kids should be allowed to do. The good news is, Blackman Police patrol the complex at night to make sure all the kids have made it inside their homes before their required curfview.
You will see Blackman Police drive through the complex and possibly even stop by an apartment or two throughout the week. They have a presence here to keep the complex safe and in order. Like I said earlier the geographic location and the low rent does bring in people that may require special attention every once in awhile. Since my girlfriend has lived here nothing insane has happened here. Usually just disagreements between family members or possibly disputes with teenagers and their single mothers.
I gave this place 5 stars because of what I've seen and experienced. Most people will understand the large picture and agree with my review and the others that talk very negatively about this place are probably just people that love to complain and be "heard". For the price point and what you get at Canterbury I would recommend this place to ANYONE!

The apartments are nice enough for the money, but the lack of service over all brings down the score. I moved in here because I had to have a place to live in a short amount of time. Theresa got me in quickly. Yay that was good! Except I had to call her to find out if I was approved and arrange for a move in date. Oh not so goodAfter moving in, I asked that the door sweep be replaced on the front door because it wasn't touching the ground and winter was approaching. It got replaced with an identical sweep so snow blew in under my door all winter. When the lawn company came in the spring and summer, grass clippings were blown under the door. I had issues with my thermostat not working. I asked twice to have it fixed. Never happened. I finally figured out the batteries needed to be replaced.
The water bill is weird. It's billed 2 months after the fact. Why it takes 2 months to get a bill is beyond me. Great neighbors. Well except the ones who steal your packages from your front porch because the mail carrier wont use the dedicated package boxes at the mail station and the rental office won't accept packages.
Theresa and the other person (I call her the teenager because she looks fresh out of high school) working in the office are nice enough but customer service is not a priority. When I gave notice to move out I gave them the address of my ex-boyfriend as the forwarding address. As it turned out I ended up moving out of state and gave Theresa a new address to send my deposit refund. She wrote the address on a piece of paper and said she would let the proper person know. Turns out Theresa can't read her own writing and gave the accountant an address that does not exist. Instead of telling me she would fix it and get me a new check, she just said I had to wait til the check was returned and it would be mailed out again. Say What? I have to wait to get my money because you screwed up? Oh no no no I called Theresa again to discuss the issue and try to come to some resolution. The teenager informed me Theresa was out of the office but she would let Theresa know she needed to call me. That call never happened. So here I wait, for a check I should have received last week, to be returned by the US Postal Service. I may never get my money back. It wasn't a horrible experience overall but it certainly was/has not been the best either.
I ended up getting my refund check after calling the COO of the company Theresa has her devil may care attitude because that is the company culture. I spoke with the person responsible for mailing the refund checks and her attitude was even worse than Theresa's. I'm sure the COO didn't like getting a call from an unhappy customer. This corporation needs to step it up! And as for the response below from the property they clearly did not read the entire review and copied and pasted a pat response. Because, if I'm living out of state how can I possibly stop by the office? Glad to be gone.
Amazing customer service and great apartments. best if seen around. apartments are spacious and clean. would recommend canterbury apartments to anyone looking for a nice place to live.
Teresa in the front office is phenomenal! I moved from out of state and she was so great keeping me up to date with the whole process. I even noticed she was responding from her phone after hours! During the move in process I was shocked how convenient and thorough everything was. After dealing with two other apartment complexes, I was sold with the professionalism and speediness in which Teresa dealt with our questions and application process. My dogs love the dog park and we love our apartment. This complex has a pretty good gym, pool, computer area, some garages, laundry area and fenced in area for dogs. The kitchen has older cabinets (still good condition) but two good size bathrooms and great closet space. So glad we chose this complex =]
We have had a ridiculously good experience with this facility. We moved from Florida and didn't have the opportunity to even see the apartment before we moved in. Teresa in the office went back and forth with my wife through dozens of emails to help us get situated and ease our move here to Jackson. When we arrived we were so surprised how well kept everything was and how great the amenities were. This is the only apartment complex that has a fenced in area for dogs. It isn't huge but has plenty of room for our two HUGE dogs to play. There are a lot of families and pets here which we really like.
