Had a lovely stay at Arden Street House. The owners of this B&B are lovely and welcoming; it's a large, bright and spacious house with lovely sized and comfortable rooms. Breakfast was continental, with a plenty of choice and great coffee! There was even a fresh fruit salad every morning. I will definitely be staying here again when I'm next through Dunedin, thanks a lot!

I usually don't have horrible experiences but it was I need to warn travellers. This is not a quaint BnB you will not get a cooked breakfast and the host will not comuincate with you. The pictures are not like the website and the ensuite with "character" is a very bad awkwardly furnished renovated garage that doesn't even get wifi throughput the room. I was so mortified when I walked into the room that I wondered if I was at the right place. Thankfully we were moved to a nicer room in the main house. The bed and pillows were comfortable. But renovations were happening (no warning) and awkward to have tradies as you are in pajamas coming to and from shower. The hosts do not understand hospitality. If you are looking for amazing place then skip this place.

Over the years I have been lucky to have travelled through many countries and stay in a variety of places. Arden St House, Dunedin remains a favourite for all the important reasons. David and Joyce, the hosts and their team of international students are particularly kind and welcoming and interested in the smallest details which make the stay a special experience. On top of a hill the views are fantastic, the house happens also to be very close to all the important things. The breakfasts are delicious and highly nutritious. But the evening meal is always something to remember served in a casual and laughter filled atmosphere. The variety of the food served is outstanding. Would I recommend the place ? 100% ! A great home away from home experience! Extremely friendly and welcoming atmosphere were you instantly feel like you are amongst friends and family. Very quiet, with great views, and just a short walk to the botanical gardens, Otago University, and not far from downtown and the Octagon.

I loved it! Probably, no definitely, the most fun I’ve ever had at a B&B. Had dinner with Joyce and a few friends of hers. They were going out dancing at a small local bar with a live band, the leader of whom was a friend of Joyce. She invited my traveling companion and me to join them, and I am glad we did. It was a lot of fun, nothing I ever expected in a B&B. We enjoyed it so much that we altered our plans and stayed a second night. We toured New Zealand for 5 weeks, and this was a highlight of the entire trip.
We reserved a room with shared bathroom, but we were upgraded to a room with private bath at no extra charge. Several other guests, homey and welcoming atmosphere.

Arden Street House is a home away from home. Having stayed there twice before I can highly recommend this accommodation. The hosts Joyce and Louis are very friendly and welcoming. The rooms are comfortable and clean- each with their own individualness.
The location is perfect, situate very close to the Botanical Gardens and walking distance to the City Centre (25min), with the Gardens Shopping Centre a 5 minute stroll away.
Overall I consider Arden St House to be excellent value for money, and look forward to my next visit there.

Friendly hospitable and warm, set ina garden of native trees and plants, the bellbirds sing at dawn and the big native wood pigeons munch berries outside the breakfast room window. The hostess has used her 1950s collections and memorabilia as decor- great fun. A home away from home. The beds are modern and comfortable as are the bathroom facilities. I will be back! Its close to restuarants and shopping centre and the Botanical Gardens and university. a comfortable walk to town. Highly recomended!
