Beautiful boutique hotel one block away from the beach. Great rooms, comfy beds and little balconies that have a great view. Super affordable.
Close to the beach and restaurants. Clean and spacious rooms. Each room is named after an animal or flower and each room is decorated according to its name.
Staff was friendly however pool was dirty, construction was going on, banging all throughout evening as late as 7pm, and you can hear everyone moving and banging around you from our room

It is not enjoyable to arrive at a remote.place and find out your hotel is under construction , messy, and short services they offer.
Extremely noisy construction so that talking wasn't possible in the room, concrete dropping on the entrance of the room, we only got old towels and no changes of these towels was made even when the rooms were made or after asking at reception.
Nice hotel a block from the beach. Rooms are interesting and mostly spacious. The hotel is currently under construction. This was not let on in the booking sites so it was a surprise when we arrived. The hotel staff swapped us around rooms but we could not bare the noise. They promptly arrange a transfer to another hotel. Breakfast was great.
Good clean rooms with air conditioning. The continental breakfast comes with a delicious marmelade with cinnamon.
Still under construction (May 2017), but it has great rooms, beautiful common area, free pool free WiFi free A.C. Just cross the street and you are at the beach.
Awful experience. We booked this hotel in January for a 3 night stay in April. We arrived at 9pm and the manager told us that we would be transferred to another hotel (from the same KOOX chain) because there were no more rooms available at Matan Kaan. He told us this hotel didn't have a pool or restaurant. Let me tell you the hotel we arrived had NOTHING in common with the hotel we booked, it was filthy, the room was so small we had to side walk around the bed because the wall was so near. The AC had a leak and a drop of water fell on my head while I was sleeping until the whole mattress was wet (remember the wall so near, we couldn't move the bed very far so the manager put a towel under the leak but in a hour it was so weat that the water splashed everywhere), the TV didn't work, and don't get me started with the bathroom, all the tabs had rust and in four days the cleaning lady NEVER CLEANED IT. We talked with a taxi driver and he told us it was an regular thing this hotel used to do, overbook the nice hotel and send the guests to one of the awful ones they had around town. DO NOT BOOK A ROOM AT THIA HOTEL. In the photo I present you the reception
I went to Koox Matan after a horrible experience at another local hotel so I wasn't expecting much.
Check in was quick & friendly. The room was much better than the pictures let on. The bed was comfortable. The hotel restaurant was closed until breakfast time, breakfast was great!
The hotel courtyard was very interesting & a nice place to sit & relax.
Nice place but bathrooms looked unfinished and the bed sheets are extremely thin so if you get cold easily it's uncomfortable even though it is Mexico. Other than that good service and breakfast and the rooms are nice for the most part.
The rooms are clean, the door locks are not very safe. Pool water is. It clear. Breakfast is really good, but they don't have lunch or dinner options.
great experience. hot bath water lasts only a couple of minutes. restaurant food good and good price. comfy rooms
