I stayed there for 2 nights with my friend and we enjoyed the location. The only thing down is the breakfast and mosquito in the room. Plus Wi-Fi is not that good. But the guy in front reception is really helpful and even for early morning to get a bus he did a lunch box for our breakfast. It was not time for breakfast.
Nice place to stay, friendly personnel. Just some mosquitos inside the room, but they provided repellent and it was fine :-)
Clean bed, great aircon, and really hot powerful showers in Yangon, all at a good price. What more can a traveller need.

We got a double room with AC, it was large and clean, AC works great. Bathrooms are pretty clean for a shared bathroom. Front desk staff are very helpful. WIFI works great in the lobby area, that has lots of seating, which gives opportunity to meet other travelers.

Turn on the lights at 9AM and you can clearly hear their conversations until late at night. The staff who live upstairs walk around so loudly that it almost seems on purpose.
I stayed here for one night before I started a meditation course, than again for three nights after the course. It was good value (sixteen us), clean, comfortable and quiet. Breakfast is included. There's a supermarket around the corner and I found the central Sule Pagoda to be easy walking distance. The best thing about the place were the staff, who were helpful and enthusiastic. I would definitely stay again if returning to Yangon. Recommended.
