Great place to go swimming and snorkeling. Rooms are reasonable. Food variety can improve a little more.

This place was in its awesomeness. Loved the stay here. We gave up our place booked at Bentota to come stay here. Our room was overlooking the beach. The beach beds was close to the room. We could go anytime to lie down there and watch the sky, the waves, the water, the sports and just lie there in the sun. Friendly staff. Good food.

Pros: Very good location, nice view and swimming pool. Nice staff.
Cons: It looks like it used to be a beautiful hotel but now looks old and not well preserved. Our room had moldy walls and pieces coming off at the corner. The bathroom didn't look very well cleaned. Although there was a large Breakfast buffet, it was disappointing and the staff was really pushy about paying for it on the spot, we heard other guests complaining about it and asking why couldn't it be at checkout. The room had almost no commodities.
Overall feeling: Didn't feel like a good price/quality choice.

We stayed here for 6 days. I could list all the issues we encountered but I don't have a spare 3 hours to do so. The biggest and most relevant issue for other people to be aware of is this - We were upgraded to a 'free super deluxe room,' due to issues with checking in (it took 3 hours for them to check us in, problems with housekeeping, finding our key etc) The word free was used multiple times to both myself and my husband. At check out, we had a bill for this room upgrade for US$25 per day. Obviously I disputed this charge and the manager who offered this free room then changed his story to say it was a discount, as the room upgrade was originally $40 per day and he gave it to us at $25 as a special discount. This is a blatant lie and misleading. All the staff were horrendously rude to us during this encounter also. They do not seem to care for customer service and no resolution was offered to us, it was simply 'pay up.' I'd be very cautious booking this hotel for you and your family. To end on a positive (for which there were few) the location was good and the pool was nice.

Stayed back in 2013, great atmosphere and service. Food was really good, and beach access meant long walks were much easier to take. Highly recommend to stay there

A very good hotel which is right on the beachside, serves excellent breakfast and dinner. The property is pretty well maintained with two swimming pools and good rooms with Sea view. Hotel staffs are very well mannered.

The room I stayed in was horrible, leaking AC that dumped water all over the floor, lights that didn't work, dimly lit bathroom that was very dirty. Its surprising how bad this hotel is, we stayed in rooms 409 and 411 which had TVs (one smaller than a laptop) but no wi-fi which I thought was a serious shortcoming.
The rooms themselves were fairly averaged sized with decent sized beds. They were however quite dirty with only the bits clearly visible being somewhat clean. The bathroom was quite dirty and really needed a clean and some lighting.

The food was lacklustre in both taste and choice, dinner consisted of a dozen main dishes - rice, mexican rice, pasta, beef, vegetables, etc. Compared to other hotels this had to be the worst as the selection was miniscule for the price paid.

The swimming pools were fine and weren't crowded, all staff were well behaved and helpful.

The hotel had very nice views and the chance to view the corals in a glass bottom boat (see picture) however most of the corals were dead from the pollution which is a shame as its the biggest attraction here.

Overall this is one of the worst rooms I've stayed in for years in Sri Lanka, basic necessities weren't available and items such as towels and water weren't free.
Very disappointed as it seems to mostly be a tourist trap as the building I stayed in had plenty of shops.
I do not recommend staying here as your experience will vary greatly depending on which building you will be staying in, something that shouldn't exist when the price paid is the same for nicer rooms.

A budget oriented hotel. You may find two pools. Access to beach is easy. Friendly staff.

The morning buffets are simply great. Dinner and lunch Not so much

Experience wise if you do book for a deluxe over standard you get a good view of the sea when you wake up. The standard rooms are pretty much tucked in.

The infrastructure is pretty much old. The door knobs are a left turn. Hot and cold water taps are a bit off. Needs to do a bit of balancing in the morning to find the sweet spot. Water bottles are extremely costly for water bottle 1L you might end up paying 150/-+. Some of the rooms miss out on amenities like shampoo and shower gel dispensers. E.g.. room #21. There is no standardisation. One room might have a queen size bed, and another might have 2 beds combined as one. No card or board games. You will be able to take on a Poya game with 250/- payment per Hr. GYM the same fee for an Hr.

The staff are pretty much friendly. There is a pizza hut is right in front of the hotel. Walking distance to town. The road and entry way are pretty much within closer distance.

A small hotel with loadz of friendliness.
