Worst experience ever. When arrived the owner said no room for me. He salso asked for more money because it was around new year eve (I booked from agoda and paid one month before) Had to argue for two hours before getting another room (that was very bad). The next day had to change to another room that was with no windows and in a dark and humid corner of the building. Definitely not what I was supposed to get. There is no security and the building is always open, means anyone can easily broke into your room. No one at the reception at any time. Have always to call a number. To avoid at all cost. There are si many other good places in Kampot.
Great location not far from the center and quiet :) helpful staff! Good price for renting a motorbike on place. Enjoyed our stay here
Poor service, unclean room
Very good room with a good bathroom. Room was clean, full of natural light, good AC and neat and clean. stayed here for 2 nights and it was very comfortable. Walking distance from riverside and city centre where all the restaurants are located.
Don't book here. Place is a scam if you book online. Left us stranded

The guest house is clean, quite and enjoyable. But is overpriced: it is easy to find the same quality in town for half the price
Positive: Hotel is located in a quiet area. You can walk easily to the city centre. Standard bedroom was good value for the amount you pay.
Negative:
When we arrived our room was not ready. They offered us a free upgrade to a superior room, which was fine for us. Only we have to move the next day to a normal room again. The upgrade was very bad because the room what gaps in the bathroom where bugs could come in. Also there was a big oping in the roof where a leakage caused dripping of water all night. The day after we they promised us have our own ready in the early morning. Eventually we had to wait for a hour before we could go in!
The wifi reception is good, but the internet connection and speed is very poor! You could barely use it most of the times.
There was no safe in the standard room. We ended up carrying a 35kg safe up ourself from the superior room. I didn't trust to left any valuable belongings in my room because the keys where lying around the reception desk. Half of the time there was nobody present to secure the keys of the rooms and we could easily grab another key.
Our breakfast was included but was very poor for a hotel in the price range. The worst we had in Asia so far. Just bread a egg and coffee. No fruit available. We ended up to buy some import cheese, fruit and bread for ourself. I asked him kindly to put the cheese into a fridge. When I went the day after to pick it up he forgot to put the cheese into the fridge and left it on his desk. He even didn't understand that you can not eat it anymore after a day lying into a climate of 30 degrees Celsius. So I could throw it in the carnage. Gone $4. Again, no sorry or anything like that.
We try to discuses our complains a few times with the manager in a very kind way but he did not show any empathy. We asked him to contact his boss and discussed the problems with him. He regret to do that because his boss was in Phnom Penh.
This manager really have to work on his English, management and hospitality skills!
