I am disappointed with the hostile replies (And reacist remarks! See end of the owner's response) from the owner claiming we were never there, I was a guest at Susan’s Villa from July 8 - July 10 along with three other family members.
Susan was not very welcoming and never introduced herself to us during our stay, which is probably why she doesn’t recognize us in the review 😂😂😂
I would not recommend this b&b to other guests, especially after the hostile replies to both me and my sister.response / report this review -

I stayed at Susan’s Villa on my visit to the Niagara Falls and enjoyed every bit of my 10-day stay here. I think people should come here more often. They will love it.

Spent a weekend at Susan's Villa for bed and breakfast in the Pine Suite, which has 2 bedrooms and 1 bathroom on the second floor. The place was clean and comfortable. It's a 5 minute walk away from Casino Niagara and Fallsview Indoor Waterpark, also close to Clifton Hills. Breakfast is served at the dining table by Susan herself.

Location is convenient, very close to the Falls and Clifton hills. Rooms were ok but very dated and the linen and towels were old, torn and worn down. No toiletries were provided. Breakfast was mediocre, definitely not as pictured on the website. The host herself was not warm or friendly, no smile or chitchat. She went about and did her business but did not make us feel welcome. There was one other male staff who was quite friendly however.

Lovely B&B in Niagara Falls. Very good location being about a 10 minute walk to the falls and less to Clifton Hill area. The rooms are comfy and breakfast is delicious. Highly recommend

Don't get fooled, it may look like a decent cozy place to spend a night, but deep yonder it's a dungeon haunted by evil spirits. They hid inside the shadows of some policy fine prints and would bite you if you were careless. I booked Susan's Villa for me, my wife and two kids aged 2 and 4. At the time of submitting credit card info, I was given a promotion price of $119. Right after I click the confirm button, without any notice or review of price, I was charged over $200 . Only after calling the customer service I was told there were $60 extra charges for my two kids. I tried to cancel it but was told it's not refundable The customer service rep named Edwin at Susan's Villa was rude and not helpful at all. I will never deal with them again.

We were impressed to see the very modern units of Susan's Villa. It provided us with all that we wanted privacy, amenities, good view, and excellent service. Basically everything that made us extend our stay by 3 days.

Awesome place. It's not a palace but for the price it's great. The breakfast they offer is phenomenal and they heat the place very well in the winter. The hospitality from the owners and the other people there was just so great. The nice addition of free Wifi was very good too. With a 2 minute walk to Central Niagara and a 4 minute walk to the Falls itself, I would definitely stay here again. 10/10
