Not the best motel I have stayed in. They allow smoking in all but one room it seems, and it definitely is apparent. The room I stayed in had a very unpleasant tobacco smell that clung to the room and some of my belongings after I left. Has WiFi, TV, a fridge, a microwave, AC, and heating with a serviceable bathroom though. No free breakfast, however their rates are pretty competitive.

Depressing little place. After I paid, I was treated to a lecture on not having guests over, quite in excess of just pointing out the rule; apparently I looked like I wanted to start a brothel. Bit odd to be hostile to someone who just paid a couple hundred dollars to stay with you, no? I spoke with a couple locals who had similar experiences here.

Pretty good for the price. The room was clean and the mattress was comfortable. Had a bit of an odd smell in the room but I've definitely seen worse. Would recommend it if you need a place to stay in Orillia and don't plan to spend much time there. The front desk manager was very nice and helpful.

I have stayed at Kings Inn a few times and like most of the ads state, it is dated but you can't beat the price. I NEVER had a problem with either the owner or his wife. The rooms are clean, lots of parking and great for a nights sleep. This is one of the very very few places that will let you get a room early. I work nights and got a room as soon as they opened at 10am and had to leave by 9pm. Great location and price but do not expect all the frills of a big chain at more than double the price

Yes the motel is dated from the 1980s but it did the job of my family having sleep. I should have mentioned to the front desk that my mom was disabled, the back part is very steep from the parking spots to the door. Ask to get a room at the main part if you or someone you're with has trouble walking as it looks leveled from car to door. Other than that and the dated decor it is a decent place to stay and the rate was reasonable for a Friday night on a long weekend.
If I'm in Orillia I would stay again here.response / report this review -

I would recommend "The Knights Inn" in Orillia. For simply $10 more you will get 2 beds and a complimentary breakfast.
I can honestly say that I have never been treated so poorly as I was at the "King's Inn" in Orillia.
The motel owner actually yelled at me, kicked me off the property and then told me " Never ever to return". Because I asked for a refund when he was unable to accomodate my request for a room with 2 beds for me, my boyfriend and my elderly mother.
Additionally as we were leaving, he
called the police with my plate number just because I told him I would be writing this review.
In response to the feedback from the owner on my above review, common sense dictates given the fact that all hotels and motels are competitors, it's impossible for one motel/hotel owner to speak on behalf of all.
He is clearly denying the entire situation to look out for his best interests in view of the public. What do I have to gain by fabricating a "bogus" review. He is acknowledging the fact that I am unwelcomed, curious he doesn't mention why ?response / report this review -

You will get what you paid for.
If you are expecting a clean, quiet room with a bed to sleep in, WiFi, T.V., and a fridge then you will get it. If you expect more then pay more and pick another property.
It took us longer to get OUT of the Casino Rama parking lot after the event we attended than it took to drive TO the event at the casino from the Kings Inn.
It is located on a relatively quiet street that is off the beaten track.
Expect 1960's decornot much more.response / report this review -
