Ate lunch and dinner + drinks several times. Kind and attentive staff. Large portions! I ordered the fish taco bowl and got 3 large fillets of snapper over the taco fixings.

Place is nice. A bit far from San Pedro. Normally I wouldn't mind but the road is really rough. You can always take a water taxi instead of driving. The rooms are ok. Staff very friendly.

Quiet. Peaceful. Well run. Staff was super friendly. In my opinion this place is the complete opposite of an all inclusive resort as far as all the people and lines at the buffets. If you quiet and relaxation this is the place. Typically we don't like to go to the same place twice because there are too many places to visit. I would come back to this resort due to the peacefulness I felt. Although there is only one dining choice on the resort the menu was varied enough, along with having food in our suite, that we had plenty of choices during our stay. The staff in the restaurant was so friendly it felt genuinely nice to walk in and eat a meal. The excursions were handled well and fun. Snorkeling was amazing at Mexican Rocks. Which is very close to the resort. I could go on, needless to say I was very satisfied with our stay.

The staff is wonderful and the location is gorgeous. Jose at the front desk, Alicia in the restaurant, and Janelle at the bar all served us with the highest standard of care. I'd go back tomorrow if I could.

Just as promised in photos and website, and then some, because of the stellar, competent, professional staff that give discretionary effort. Jamil, Janelle, Alicia, Ruby, Karenna, Ian, Brendon, Nikki, come to mind; but consistently we find competence, kindness, and authenticity among all staff, while encountering the physical amenities promised such as pristine pools, plenty of shade, decent wifi (really, is wifi the point of vacation?), golf carts With full gas tanks, ping pong, the unbelizeabke sandy beach, swim zone, free masks/snorkels/fina, beach volleyball, hammocks, chaises, walkable beach hikes, etc. staff are special here but so is management leadership— because there is zero discretionary effort when leadership is weak. Kudos Team X’tan Ha.

Owner thinks busy season is a good time to make updates and do maintenance, including running a water pump to remove seagrass. Not peaceful at all.

We were upgraded to a villa beachfront which we enjoyed tremendously beautifully clean and spacious with all the amenities. Apparently our Villa had been empty for a while and the freon in the air conditioner needed changing and the filtered water on the counter had algae in it so I would definitely take a look at these items and don't hesitate to ask them because they remedied it quickly. Overall this place is a dream come true feel free to ask me any questions and I will answer specifically because they're seriously is so many wonderful things about this place a true Paradise as you will see from the photos

Best staff ever! All the amenities you could ask for, paddle board, kayak, golf carts, bikes, and more. Only recommendation is bring extra mosquito repellent as they can be bothersome some nights.

Great if you're looking for a condo, independent feel. Pretty far up the island, so it's a ride to most places. Offers bikes and paddle boards. Food at the restaurant is good. Bar is pretty rustic. Laid back feel.

For the sake of fairness, I will review the resort and the on-site restaurant separately.
We had a great time, soured only by our experience with the restaurant. Would definitely recommend you visit, but with tempered expectations. Here are the important points and some advice to maximize your enjoyment at this nice resort.
Beach:
- Clean and well-groomed , limited beach-chairs (usually an early morning scramble for space). Delivery from restaurant/bar is free anywhere on the resort. Situated for sunrise, but not sunset (plenty of other spots for that). Water is shallow all the way out to the dock.
- Free paddle boards and kayaks, available until 5pm (you don't want to be out later anyway), fun water trampoline.
Service:
- Desk staff, concierge and others are exceptionally friendly and knowledgeable. Will help you out in a pinch and give good advice on local spots.
Location:
- Isolated, which is great for peace and quiet, stargazing, etc., but expensive to visit town on a regular basis.
- The ferry is costly ($10 USD, per person, one way, into San Pedro) but discounted to $8 by the resort - they run out of these tickets however. Grab milk, tea bags, snacks, beverages before you get to the resort to minimize your need to go back into town - these items are prohibitively expensive at the restaurant. You can rent a golf cart (approx. $90.00 USD / 24h; longer = cheaper). The roads can be REALLY bumpy into town, so take this into consideration (particularly at night). For the adventurous it's no problem. There may be a ferry pass to purchase but we inquired late. The last ferry returns around 10pm, land taxis are wickedly expensive. Would be smart to look into these options if you plan on coming into town regularly (which we did, due to the lack of options at the resort).
- Both the ferry and the golf cart will take about 30-40 minutes to get into town. Make sure you have a valid driver's license when you take the cart.
Amenities:
- Beds are ultra-soft with foam under the main mattress - ok if that's your preference but I sank into very awkward angles overnight
- Shower pressure and shower head are well below the standard you would expect for a resort, which was our only 'major' gripe. Linens, rooms, toiletries, etc were great. Nice beach towels are provided as well.
- There are 2 pools onsite, both are nice, both have beach chairs.
- There is a Ping-Pong table and other games available for non-sun-worshipers
- Rooms come with potable bottled water to drink (free) which is awesome
Restaurant:
- Note that the restaurant is an independently contracted company, hired by the resort (or so I'm told). Therefore any complaints you make to the resort about the restaurant are shrugged off. The quality of the food is not bad, but the décor (bland), ambience and service (slow, unfriendly, and at times downright dishonest) do not match the price. Ex., a standard (half) cup of coffee is $3 USD. Fine, you accept that, but then they only fill the cup half way and it takes a LONG time to get any service, or get your food, and it becomes frustrating. The seafood curry is $30 USD, a superior dish can be found in town for half the price. The bartenders on the beach are good (esp Lotion) but ponderously slow at times.
I'll cap this off with a story. Last day, we order toast, coffee and tea to the room ($10 USD). We tell them to apply it to the bill, we are leaving in 2 hours. We pay the bill. We are literally on the boat ready to go, the manager of the restaurant comes running down the dock infinitely faster than I've ever seen him move. The bill wasn't applied. He holds us up, I pay, he returns, I quickly grab the change and hop on the boat (now late). Change seems light, looked carefully at the bill, he gave himself a $5 tip. On principle, this was upsetting. Would I return? Absolutely. I loved the resort, but I won't spend a penny at the restaurant. Thanks for reading :)response / report this review -

Very comfortable, well equipped and friendly staff. Water front is very well maintained. Great for kids to swim right from the resort. Also able to snorkel right in front of the resort too. Food is good at the resort, but it is small and reservations are required. Golf cart rental available or water taxi to San Pedro. I would come back again.

We stayed in a villa nearby and spent an afternoon at their poolside bar. Great staff and the kids had fun playing in the pool. Will definitely make them a spot to visit again next year

We visited X'tan Ha from Coco Beach and spent the day (Jan 4th, '17) on the beach with the family. There is a old man out there who rakes the seagrass at the beach all day longback and forthto keep it clean and prettyand pretty it is. Nice chairs and umbrellas. Quite, peaceful and the drinks from the bar are cold. We had lunch at the little restaurant prior to taking a dip and had the "Big Boy" Cheeseburgerfour patties of cheeseburger love. Nice place for some peace and quite. The drive out there is treacherous.
