    ALMOST A YEAR WITHOUT OUR BATHROOM AND 2 YEARS SINCE ISSUES WERE REPORTED. Worst builder. A year and a half chasing maintenance. 2 shower rebuilds needed, 7 months without being able to use main bathroom.

    Over 7 months ago they cut a 1 meter hole in my theatre room roof to find my shower base had failed and the cavity was full of mould. I was told that I would have to wait in a que because they had few to do. I waited 6 months before I called to see what was happening and the current maintenance manager had no idea about my job. I still have a hole in my roof and mould. We can't use that room either because it's not safe for the kids. Second photo is of a dodgy repair they did of my toilet, instead of replacing a $4 rubber seal they just pumped it with silicon. I had my own plumber come in and repair it correctly because we couldn't handle the smell. The 3rd photo is of my ceiling where they incorrectly put the manhole in the shower and patched it up I've had a square crack there since the house was pretty much new. 4th photo is of my cracked shower base. Windows are still coming apart after multiple repairs.

    Initial Sales:
    We initially approached them in mid 2019. Our land was a sloped land, so it involved a bit more of site cost. The sales consultant wanted land info to check which home will suit. After checking, they advised us the plan we initially wanted couldn't be built and can only be one specific plan which was disappointing, but we accepted it as the reasoning made sense. We didn’t spend too much time with the sales consultant so can’t really provide much feedback on him. They fumbled numerous times here and should have been a sign for us to cancel but we were too eager to build our first home. We regret that decision.

    Admin Stage:
    Our first client relationship coordinator, was absolutely the best and the person we dealt with the most. She kept us updated well and no question was small or silly. We were made to feel she went above and beyond with us. I believe this reflected on her personal work ethics which is rare. Our file was handed over to a replacement CSR. It went downhill from there. It was always a passive aggressive email replies, snarky and felt like we were troubling her.

    Based on the only option given to us, we were willing to go ahead with Bentley if we could make some design changes. They agreed to this. When I went for my colour selection, these changes were still not reflected, we understood and agreed to continue as we were told the changes will be made later.

    Colour appointment was quick as they didn’t have a huge range of selection and we didn’t want to upgrade much.

    Contract was quick. Then during building permit process, we were told of the first issue, due to overlooking at the rear, we had to have our dining sliding door with translucent glazing. Even though we were not happy, we felt we didn’t have a choice. Then came the big and unacceptable issue. We were informed we wouldn’t be able to get the building permit as our setback due to height was not sufficient. How is it as a builder you can miss something like this? It was one after the other. They suggested we go for planning permit, i asked them why guarantee can they give that we’ll get it approved. Obviously with no guarantee and having to wait for another 2 months we did not agree.

    We emailed them requesting to cancel the contract as we never agreed or were informed of any need for planning permit, They said they will need to go through all correspondence. Meanwhile we seeked legal advice. While in the midst of this, Bentley came back and offered to do a split level at no extra cost to us. It was with 7 steps. Knowing we have an ageing dog(more like a child), we were beyond upset as we didn’t want her going up and down the steps but it was a battle we were not up for. Fight over this with building board for close to 18 months or just settle.

    Construction Phase:
    we had a good site supervisor.. We got along well. He did his best but they were quite a bit of site issue. Mistake in ceiling cornice, incorrect balustrade/newel post, ducting for rangehood, door finish to entry, soft close runners among others.
    Their finish isn’t any better those other homes that was completed quicker.

    Post Construction:
    We moved in last year April. Out of the 3 month/6 month/12 month defect liability period, they have been to our place once to fix 1 thing. Nothing else is fixed. No response to emails, dead silence. I still cant use all my pantry shelves as support for shelfs were incomplete. They promised to return but did not. Numerous calls and emails when unanswered. We not have structural cracks in 2 locations above windows, front door hardware that has been faulty from the start, incomplete pantry, sub floor vibrations and the list goes on.

    For all the talk they did, it was a painful experience for us. We will not recommend them ever. Now we are in the midst of VCAT/DBRV/VBA process against the builder . We have also going to lodge a separate complaint against the engineer and building surveyor.

    So upsetting and disappointing to see that we aren’t getting what we asked for or paying for. We have all matte black taps, shower heads etc and they have fitted our very expensive niches with chrome trimming. We specifically told the girl at our colour appointment we wanted all black as per the display home. She never mentioned what colour trimming around the bath and niches we wanted, we assumed it was black as the display home. We are so angry and frustrated that we are paying close to $1000 in niches and they look hideous because they won’t change them to what we asked for. They are now trying to tell us to get them painted once handover is done. Sorry but that’s not what we asked for and we shouldn’t be out of pocket even more for the niches, that they stuffed up. We are already going to be fixing other stuff ups they have made along the way, like not adding overhead cupboards all the way in our laundry they have put the tile all the way and not the cupboards, so now that’s another thing we need to fix ourselves once handover is completed. To us it appears that they are putting it in the “too hard basket” we assume that it’s because their contract days are now coming to an end meaning they need to start paying us and they don’t want to have to do that. We are so angry and disappointed with everything. There’s has been far more but now this has really tipped us over the edge with them. Every time they need to change something on us we agree and sign variations etc and when we just simply want what we asked for it doesn’t seem to happen. Now all of a sudden when their time is running out and time for them to start paying us, they are making changes to the plans and blaming my husband saying that due to changing retaining walls in the backyard etc now you are the one delaying the build therefore we won’t be paying you for it taking longer than the amount of days in the contract. They could have made these changes months ago, not to mention there is atleast 4 weeks of work that still needs to be completed anyway, but they just don’t want to have to pay us and finding any excuse now as they are at a loss with our build. They are an absolute joke and I wouldn’t wish this experience upon anyone.

    I wish I could give them 0 stars. We built our first home with Bentley homes and these guys made it the worst experience. I wont recommend them to anyone. If you got a lot of time and money to waste only then go to them. because they are best in ruining dreams and playing with emotions. They took ages to build our house ( we understand it is hard time for everyone but wasn't that hard). Even after handover its been 7 months we are chasing them for general maintenance with no luck. Worst guys ever to deal with.

    It was our first experience with Bentley Homes. We were really happy with the building quality and their staff's professionalism. Even during challenged times (COVID pandemic), they showed great enthusiasm and dedication in completing the work, much earlier than the allocated time. I would totally recommend such a high quality builder!
