Paid $385 for a valuation of a inner city apartment. The first report came with no market value range. 2 of the 5 sales comparisons used were a year old. 1 of the 5 was 6 months old. Only 2 sales were relevant. Manager of Professional Standards failed to hone in on report, recommending i pay another valuer from another firm to justify why the reports sales evidence was poor. Whats the point of the api then?
