Horrible place. The showers are leaking, the carpets are burned, the thermostat and stove don't work properly, and so much more. Maintenance doesn't seem to care because we have called them multiple times and they have done nothing. Not to mention, there has been about 8 fire drills in the past 2 months that have you freezing in the cold for 30 minutes. Stay away if you can!
I have been living here for over 2 years which I believe is a testament to how much I have enjoyed my time here. Onsite maintenance completes work in a timely fashion and the management personnel are very easy to work with. Building has security guard at front door overnight. The amenities include a new gym, free laundry, study rooms, and a game lounge with pool table and ping pong. Apartment cost is very reasonable and includes unlimited electricity, water, and cable/internet service. T3 has a great location, just one block off Green Street, and just over a quarter mile from the quad. Would highly recommend living here.
On my second semester here. My favorite part is that the laundry room and gym are within around 50 feet from my door when I take the elevator. Both laundry and gym are kept very clean and functional. Staff is great, apartments are great, great location. I'll probably be spending another year here.

They only care about money. Once you sign you are screwed.
I stayed here for 3 years. First year, the management assigned me a roommate of the opposite gender by accident. So when I discovered it I was stuck with the only girl in the building that did not have a roommate. They still needed me to pay the rent difference cuz it's different floor. How ridiculous was that. When I complained about compensation, they simply ignored my emails later on. That was my cue to leave but I was too lazy to move so I renewed my apartment anyway.
As I was renewing my lease earlier last fall semester, I was assured to have the best price for early renewal and being a long term tenant. It was a 5% increase from my old lease. Later in the school year, due to limited new tenants lease, T3 offered a price drop to my original lease price. When I came in and ask for price match, I was just told no. No explanation whatsoever, and the guy in charge was fairly rude. This was not the first time I was pissed with the management, but it was the deal breaker. I'm moving out next year and am telling all my friend not to move here.There are so many more new apartment options now in Champaign. If I'd do this all over again, I would stay away from this place at all cost. It's just not worth the anger and headache.
They rip you off.
They towed my car from my own parking lot just because they didnt see my parking tag, and they let me know afterwards instead of calling me first to make sure if its my car.
They incur random charges all above 100 dollars.
Each room has different layout and Roommate and I were assigned a room very small and very old compared to other ones.
Air conditioning is super noisy and they never able to fix it.

My daughter is a student at U of I and lived here the 2013/2014 school year. She really liked it and i absolutely loved it as a parent. I felt she was completely safe there. They did a really good job with her roommate matching and picked someone similar to her. Everything is included in the rent. You don't have to worry about paying for extras like heat, air conditioning, cable, internet, water. They have a huge laundry room and it's all free. There is no cap to the electric like at alot of places. She could make her apt as cool or as warm as she wanted to. She had a deluxe apt which i think it well worth the extra money. It was beautiful. Very clean, completely furnished with beautiful furniture. Bedroom was large w/ large closet. You can have an individual door lock put on bedroom door so student can lock their bedroom. You can pay extra for parking if they have a car. My daughter had covered parking so i didn't have to worry at all about her car. It is right on campus so she could easily walk everywhere or there was a bus that picked up right by apt. Never had any problems.
