    I have lived at The Paddock Club for several years. I was browsing online for something and came across these awful reviews and I just can't believe it!!!!! I have had amazing experiences with maintenance and the office staff. My apartment is not upgraded, but it is still beautiful. It's what I picked when I moved in. Everything has been maitained well. When I've had an issue, staff has been responsive and everything has been handled in a timely fashion. I think people posting bad reviews are just BITTER and IMPATIENT. I've been given nothing but respect in the office. And my home is beautiful. I love living at The Paddock Club!!!!

    I have lived here going on at least three years. I have seen the highs and lows of this apartment complex. At first the good outweighed the bad. Now it is vice versa. With all the changes in management and staff, certain levels of respect have gone out the door. I used to know all staff members, including maintenance, by name and face. Now I don't.

    My daughter and I came home to two maintenance workers in our apartment unannounced. She came up the stairs first while I grabbed our bags. While the maintenance men were just doing their job and were respectful, I was still highly enraged. Some afternoons when I have to work, my daughter is dropped off by charter transportation. Had I not been home this afternoon, my daughter would have been in the apartment with two strange men. The thought pisses me off. A simple phone call or email would have been enough for me to let the driver know not to leave my daughter there or to have her dropped off at another location. I wasn't given the respect of notification, even if at the last minute.

    If I was home when they arrived, there could have still been problems. Not being given any heads up that they were coming, I wouldn't know to expect anyone. If I were in my room and suddenly heard people in the apartment, especially an apartment complex where my car has been broken into multiple times (it doesn't even phase me anymore) and my son had things stolen out of his car during broad daylight, my concealed weapon would have come out. I don't know what the results would have been. A simple phone call or email to be notified would avoid all of this. They don't take into account that you are their resident that pays on time and deserves just a little courtesy. I wasn't given that respect.

    No place is perfect. I can take some bad, and I definitely have here, but this crossed the line. Especially when a simple call or email would have done the trick. They used to treat you like family, but with the constant changing in management, I guess they don't get a chance to know the renters that have been here. This place may work for other people, but overall it's too much for all the negatives (i.e. non-gated entrance that I signed up for, trash compactor going down entirely too much, car break ins day and night, forgetting to add charges to the bill then doubling and tripling to catch up, misplacing mail numerous times, constant change in staff to say the least) that come with it. My family and I have to get out of here ASAP.

    I moved to Columbia in February 2017, and since being here I've been very impressed.

    From the first day I arrived to tour and speak to a leasing consultant I was greeted with professionalism and kindness. I had spent the day bouncing between apartment complexes and talking to less than enthusiastic leasing consultants at other complexes who mostly seemed to want to blow me off. My last stop that day was The Paddock Club, and given my experiences with the other complexes I wasn't too optimistic. To my surprise, the leasing consultant was immediately kind, polite, and helpful.

    I quickly applied and signed a lease. When I moved in, there was some commotion concerning management. Things were a little rocky and there were some problems with maintenance of the property and amenities such as the trash and pool. It wasn't long before changes in management came though, and with the recent change in management I've seen a big improvement in the appearance and general upkeep of the property.

    As of right now all of the amenities that drew me to the property are working well, and I'm proud to call this apartment complex my home. I think for the area, and for what you get, The Paddock Club is a great value. I was drawn to The Paddock Club because I felt that the staff and the atmosphere were good, and I still feel great about my decision.

    For anyone who has seen previous reviews and been worried, consider giving The Paddock Club another chance.

    When I first moved in 2 years ago, the management while nice, was not on top of things. They changed managers 3x in 1 year, and are now on their 4th manager. However, this manager and the team she has brought in/kept on is great. They care about the community and residents, and in the short month they've been here have already fixed a lot of things that had been ongoing such as trash, rent issues, etc.

    The trash situation is resolved, amenities are being taken care of/updated/evaluated if they need work, resident events are being added in order to become a tight knit community, etc. This team in place currently even wrote us to mention that they will be setting up a neighborhood meeting for everyone to meet and talk.

    Maintenance now is great, all of my work orders have been taken care of in under 48 hours. Jason is the head maintenance guy and he always seems to be working hard and is a great asset for the property. He really knows what he is doing and actually fixes things, doesn't just put a band aid on problems. They have groundskeepers who really do work all day to keep the complex clean. I see them all the time out in their golf carts picking up trash, etc.

    The 4 girls are all wonderful in the office. They are always so busy but always willing to take time to meet with me if I need something or have questions, and will help me whenever they can.

    Ms. Frances is a pure gem as well, she takes such nice care of our laundry room, gym, and business center! She always puts a smile on my face when I run into her on the property.

    Overall, I would not have been comfortable giving this complex 5 stars previously, due to certain issues, but with the right combination of new staff members and a few of the previous ones this apartment complex has really turned itself around.

    5 stars are definitely deserved now in my eyes!

    This apartment complex is the worst ever. It is hard to put in words how horrendous this place is. My closet door has never stayed on its tracks, every time I open the doors they fly open. The ice machine makes ice that taste old. The patio door gets stuck all the time. As of recent having issues with bugs that apparently can be resolved with the simple spraying outside the apartments. Had an issue with the central air unit that lasted over 3 months before maintenance feeble attempt to repair it. Caused my light bill to double for over 3 months. The hook up for the washer machine lets off this horrible mildew smell at times. The trash compactor in the front is always breaking down and trash is thrown everywhere. For the money you pay to leave here, it is not worth it at all. The office never answers and the phone and when they do, the customer service is just as bad as apartments. DO NOT COME HERE. WOLF IN SHEEP'S CLOTHING!

    I really wanted to move here but all the Very Negatives reviews has scared me away. If all of these bad reviews are true, management/owners should be working diligently on improving these complaints before they are shut down. :-(

    My husband is a Drill Sgt. Leader, and he asked me to let his fellow military comrades know that they should run away from this apartment complex. We had seen bad reviews, but we were told it was new management. We should've known. Where do I begin?

    Management is horrible. They change management every couple of months. They are extremely incompetent. There has not been a single management team that has helped the residents since we moved in. There have only been three leasing agents so far that have been great, everyone else is incompetent. I once had a leasing agent rolling her eyes all through our conversation.

    We were set up for AUTOMATIC WITHDRAWALS, so I assumed the company would do the right thing and charge us the correct payment amount. They did not. At one point we were charged a portion of the rent, and not the rest. They gave us an eviction notice. We were charged an eviction fee. I had to contact corporate. When I called back, the manager said all she could do was say sorry. After that, they left a balance that the system did not automatically withdraw, and we were charged a late fee. The next month they took out the full balance of $1528.34 that included a $184 late fee. The new manager tried blaming me for their mistake. She refused to help fix it.

    The apartment itself was horrible for the amount we were paying for it. During our stay there, we could not use one of our showers because the restroom upstairs LEAKED, into our restroom where we showered. They would patch up the MOLD, and within a few days, there was mold on the roof AGAIN because they never fixed it. The second restroom had mold on the roof as well, and they never once tried fixing the mold on that roof. The neighbor in front of us had to move out because there was mold in her son's room who suffered with asthma, and it was NEVER fixed. One of the restrooms could not be used because every time you flushed, it would flood all the way into a bedroom. It was NEVER fixed.

    Most of the time, if you're driving through the apartment, you will see mountains of trash as you're driving in and out because they cannot keep up with the place. Several neighbors would take pictures of the mountains of trash and send them to the state to complain about the living conditions, that is how bad this place is. The cars of our neighbors were continuously being broken into.

    Again, we have seen three or four management teams and maintenance teams since we have been there. NONE of them helped or took responsibility for their mistakes, they try blaming their clients instead. They forget that you're not living for free there. They forget that you're the one paying for their salary. They forget that they're not doing you the favor of living there, you have it all wrong TPC, we are paying you. They have zero customer service skills. They have zero maintenance skills. Just now during the blazing heat of the summer, one of their clients walked in to complain about the ac, and she was sent away because there were already too many complaints and they couldn't fix them all at once. She was going to have to WAIT! Don't do it. Save yourself your money and go somewhere else. If you don't want to be ripped off from your hard earned money, go somewhere else. If you want to live in an apartment complex with good sanitary conditions, this is NOT it, go somewhere else. If you want peace of mind in your home, where you deserve to have peace of mind, this is not it. Go somewhere else. My husband says this place needs to be on the military blacklist.

    If zero stars were possible I would give it just that! The air conditioner in our bedroom doesn't work well at all. The apartment is kept at 72 and the room is always hot. We recently found out that this is the case in a lot of their apartments.

    The management is AWFUL.

    I had left a review and few months ago but it has been taken down. There is seriouosly not enough time to list all of the issues that this place has.

    Don't move here! As soon as our lease is up we are gone! Hopefully sooner! Don't make the same mistake we have! Everyday we see people moving out. Clearly it isn't just us!

    Honestly if I could give zero stars I would. Within 3 weeks of my moving into my apartment my boyfriends truck is stolen out of the "well lit" parking lot. Talked to front office they could care less. Zero customer service skills.

    I moved here because it was billed as a gated community since I was getting out an abusive marriage. Come to find out that the "gates" are the wooden kind and don't work. They have since taken them completely out.

    I had to call the office after waiting over 10 days for them to come fix my fluorescent light in my kitchen. Earlier in my lease I had the maintenance guy come into my apartment and ask me out completely unprofessional.

    The garbage compactor has been broken 3 different times since I've lived here. (A little over a year) the garbage is right at the entrance and is all over the place.

    The playground is riddled with parents who aren't outside watching their children. My son defended himself from a bully at the playground, we haven't gone back since even though my kids beg me to take them.

    I've witnessed people smoking marijuana at the pool. Right behind the offices. No one says a thing.

    The rent is OUTRAGEOUS. I have friends who own 5 bedroom homes and pay less in mortgage payments than I do on a 3 bedroom apartment. Only reason I stayed any longer than my initial lease is because I'm relocating out of state and didn't want to have to move twice in six months.

    Heed the warnings and the negative stars. Keep on searching for a place to stay. You do not want to live here.

    When I first moved in, I regretted my decision to select this apartment complex and couldn't wait for my lease to end. The property manager didn’t know the difference between an electronic fund transfer and a debit transaction, several external maintenance crew tried to enter my apartment in error or after hours, I had issues with spider more than common and customer service from staff members sucked. Since the change in management, I could not be more pleased. Now I am considering extending my lease. The apartment complex is in a great location and quiet (for the most part). There are several layouts to fit your needs and maintenance respond within 24-48 hours – mostly within 24 hours. The only down fall is the dogs. When I signed my lease there was a restriction on breeds; however, that is no longer the case. For a family with kids, I would fear the safety of my kids playing outdoors. Especially when some residents cannot control their pets on or off the lease – meaning dogs dragging their owners instead of the owner guiding them. If I decide to move, it wouldn't be for hidden fees, affordability, layout, run down apartments or customer service (now). It would be from the fear of being attacked by a run away pet.

    Four years ago we moved here from Maine to spend time with our grandchildren. The Paddock Club is beautiful & maintained well. We use the playground, the pool and the pond works well for family photos! Management is very quick to fix maintenance problems which is great for us.

    After researching the available apartments in my requested area, Paddock Club Apartments of Columbia were the most reasonable price for all the amenities inside the apartment as well as on the property. I viewed the property possibly 3 times and was pleased each visit. The property offers a variety of floor plans, which is very limited nowadays. Hannah Palmer assisted me with my viewing, application process and move in process and it was a breeze. Ms. Palmer kept me posted with updates and new availability. Her customer service was awesome during such a important process. I move in today, 3/1/17, but I'm sure I won't have any complaints. I would recommend this property.

    My bathroom door had been broken for over two weeks. I had to ask the management team about the work order that was submitted online. The maintenance guy came by to fix it but I was in the shower. He said he was coming back today. He didn't until a week later.

    My bathroom is nice but my neighbor smoked and not just cigarettes. I put in a work order about the smell and the maintenance guy that was sent to examine the situation smoked like a chimney. He brought the property manager with him next time and she said she couldn't smell anything but 5 of my friends came to visit and asked me when did I start smoking. I didn't. That's the neighbor with the cigarettes and weed!!!

    They send out statements for your rent that have errors and the water bill fluctuations are ridiculous. How is water $35.00 one month them the following month it's $59.00?

    The complex only has one centralized location for all the trash in the complex to be dumped. It's broken, again, for I don't know how many times since June. One morning I went to put my trash out and there was a dead rat laying by the garbage dumping area being eaten by ants. How long had he been there?

    They painted and bought a new mice marble looking sign but this place is a dump. It should not take three weeks to get something replaced.

    The ceiling in my apartment looks like it was repaired and not very well I might add. I called to get renters insurance and was informed my premium was high because of a previous claim. I had just move in last week and I've never had a claim. My insurance company informed me there had been water damage in my apartment he de when they ran the address it tagged a previous claim. They also make it a priority to tell you they need to be listed on your renters policy. Why? So those crooked maintenance people can come into my apartment and steal whatever they want and you think you gonna get paid off my policy? No!!

    They never come to clean the garbage disposals so they smell awful. My refrigerator went out and they brought me one that looked like it was from 1980. The one they were replacing had an automatic ice maker and this one did not. They come to replace the air filters when the seasons change. They knock on your door and leave the filter by the door for you to change.

    Now let's talk about the "gated" community. The gate worked maybe 3 times since over been here. Once they decided to do cosmetic changes I asked about the gate and was told "we are not replacing the gates. They were always broken and we have issues keeping them working. "

    The pool!! Can you say cest pool? I don't swim often but when I did I took two friends with me. One jumped in and thought they were being attacked by something. Only to find out it was hair floating in the pool. DISGUSTING!!!

    I have a lot more to say but I'm trying of typing about this horrendous place. Spend the extra money and move around the corner or across the street. Things are a lot nice over and around there.

    So far our experience at the Paddock Club has been pretty alright, we moved in an some stuff was broken but they came in the next day to fix what was messed up, our door wouldnt shut all the way but wasn't on the list but the crew did what they could for a temp fix, so it shuts fully now. Everyone has been nice so far and I can't say anything bad at this time so I'll give a solid four stars
