    My first complaint is that during my entire lease stay, I did not get to use the amenities. When I signed my lease, I was told that a new club house and gym would be up and running within another three months. That was a big reason I signed my lease. Well the new facilities were not up and running until late summer. Not to mention, as soon as it became hot enough to swim, they closed and demolished the big pool to begin remodeling and had no finish date. The pool and new facility did not open until September and the clubhouse portion is still not available today.

    I typically did not deal with the office much because of my work and school schedule and I paid my rent online. Well, I noticed I had not received any info about renewing/vacating. When I went to ask about it, it was made to seem as if I was supposed to receive something that I did not. I notified them that I will not be resigning and will be leaving when my lease expires.that became a fight. When I recall, I signed a 12 month lease, not month to month, not anything extra. My rent amount is still not corrected, no one answers the phone in the leasing office. The resident portal does not show any email addresses for us to contact people. I can't get in touch with anyone to do a walk through or anything.

    I’d like to start this off by saying that if you ever have an issue or need someone to talk to about anything regarding this complex, Jeff is amazing! Jeff has been consistent with helping my boyfriend and I. He’s honestly the only person who works for this complex that I can trust when he says he’s going to do something & get things done. He is so sweet & really goes above and beyond.
    Unfortunately, since living here, we’ve had issue after issue. The management has changed multiple times. With each management change comes a prolonged process when it comes to getting issues resolved. Our payments have been processed incorrectly multiple times, regardless of the fact that We were told it wouldn’t happen again after each mistake. When something breaks or isn’t working right, maintenance usually takes a long time to do anything about the issue. There’s been a few times where maintenance claim they have fixed something, yet it still isn’t fixed and they eventually have to come back out. The landscaping is terrible. We ALWAYS have an insane amount of leaves in our breeze way. The people who do landscaping just chop up & blow the leaves around, rather than bagging them or removing them. There’s sooo many stray cats. The outside of my apartment often smells like cat piss. When my neighbors leave their trash out (which they do often) the cats like to dig in it. My breezeway often smells like trash & will even have trash left in it. We’ve had drain flies (gnats) that we have not been able to get rid of, due to a leaking drain pipe. I presented management with the issue a month and a half prior to when they first actually came out to look in to it. The leak was so bad that they had to replace pretty much everything in the bathroom, as well as the carpet in our bedroom. They said once they fixed the leak that the flies would go away. It has been a month since they fixed our bathroom & we are still fighting to get rid of the drain flies. I’m 7.5 months pregnant & don’t even feel comfortable/happy to bring my new son in to this apartment. Sadly, I could go on and on with various issues I’ve had since being here. I hope the new management makes some drastic positive changes.

    The staff in the office are very rude. The cost of rent is over priced for these old apartments, where they have only added "new cabinets" (painted over) and fake hard wood floors. The paint in bathtub has turned colors. My toilet constantly runs and will not flush at times which leaves a rusty smell in bathroom. I have asked for a new toilet and they have refused. My dishwasher is moldy and makes my entire apartment smell!(as I type this, I'm running it with bleach to see if this will help). I have had roach problems since I moved in 7 months ago. They have come to spray, but nothing helps. The vacant unit across from me did not have a door knob for at least a month, which is a safety hazard being that the security gate is always open and no code is required. Not to mention a man was KILLED in the unit right across from me. I reported the issue with door after realizing no one was coming to fix the door. The maintenance man came into my home and disrespected me and I had to ask him to leave! I told him what the issue was with my toilet, and he said to me "you're talking to me like I don't know what I'm doing" I am disgusted with the staff and the condition of my apartment. Do not move here if you are looking to stay long term and settle. You will only stay until your lease is up and move again.

    I moved in about two weeks ago, and so far so good. I had an amazing experience with the leasing office after being completely screwed over by another complex. My leasing agent, Taylor, got me in within three days and not once made me feel like I was a burden. She got me exactly what I wanted, put a rush order on my apartment and had it ready for me as soon as possible. She was a wonder to work with! The apartments themselves have gone through some renovations recently, with the leasing center still under construction and a three story club house in the works. I'm not too fond of the color scheme of the complex itself, however the inside of my apartment is phenomenal! I have a fireplace, washer and dryer connections, granite counter tops, new appliances, all laminate hardwood. The walls here are quite thin but you never really hear anything unless people are yelling (which has happened like once, it's not a huge deal.) There's plenty of parking for you and your guests. The water is one flat rate (and HOT) so all you have to set up is gas and electric. I'll update this review as time goes on to give you an idea of what utilities look like for a one bedroom. I like how diverse the community is, and what they have planned to come. I definitely do not like how the trash compactor looks or how people treat it, but it is Christmas so I know it's probably overflowing for that reason. They also have free recycling here which was a huge win for me personally, however every time I go to recycle my items the bins are usually full. There are also speed bumps throughout the community but sometimes I can hear cars SPEEDING through the parking lots.. which isn't safe at all because there are some kids here and there that play outside. So far I enjoy living here. I've had a pleasant experience. Every community is going to have its ups and downs, I've accepted that. But from my experience so far I would say yes, I'd recommend this place to a friend. I look forward to my stay here, and hopefully decide to renew my lease, as that's the goal!

    ***10 Month Update****
    I've lived in different apartments for three years now and this is the first time I will be resigning my lease. I have to say I am very comfortable living here. The office staff is wonderful. They have an incredibly friendly and efficient team, which also reflects their work. Maintenance has always responded on time when called, even once after hours. I am ground level and have only experienced the normal bug here and there, never had any issues with infestations at all. My neighbors are friendly. The community actually seems really open and welcoming now with the clubhouse they've added (which is absolutely beautiful- they have done some really awesome things here in just a few months.)
    I have a one bedroom with w/d connections (floorplan a3?) and my electricity was $76 in the peak of summer (usually $40-$50 otherwise) and my gas is consistently around $35. I also have exceptional cell signal where I'm at, which is something you don't think about until you move in and have zero bars 🙃
    The only thing that bothers me is that they offer recycling but the specified bins aren't necessarily treated as such, which is something I wish would be enforced. I realize this is a very minute issue in the grand scheme of things, so I don't mind going about my usual recycling routine. HOWEVER the gate has not worked in months (maybe due to them upgrading the complex and having construction people coming in and out all day?), and while some people would be pissed about this- I do not care one bit. I feel as though the gate would inevitably lead to traffic which is the last thing I want to deal with while coming home from work.
    All in all I would most definitely recommend this community. It's secluded from the main roads but so close to literally everything Atlanta has to offer. I look forward to my next year here.

    Jeff is awesome! If you are a prospective tenant I can tell you now, Jeff is a leader, he takes initiative, he stands by his word, and he remains professional and calm even under escalated situations. If you have a question comment or concern, Jeff is who you turn to.
    He helped me today as if I were a current tenant even though I had moved out a year ago. When I needed assistance from the property management, no one was able to get me what I needed and nor did they take my special situation seriously, but Jeff did. Jeff even stood by his word and followed through with helping me. THANK YOU JEFF! You have no idea how you much of an impact you made in my life and to my current situation. I cannot thank you enough!

    I've lived here for over a year now and see the photos of changes they're making, yourself.

    I was stressing out when I saw my rent was month to month and was more expensive even tho my lease hadn't ended. so I went to the leasing office and Jeff was more then helpful. definitely gave me a piece of mind / helped fix it right there and then thank you very much Jeff

    Look up the definition of Slum Lord. It defines the Granstand Apartments 100% If this place was a restaurant, it would be shut down and condemned. It's infested with roaches and bed bugs. When the new management came in, I asked them if they planned to get rid of the roaches. The lady looked at me like I was the dumbest person she had ever seen and said, "you can't get rid of roaches," followed by a maniacal chuckle. Everyone I've talked to that moved out said they gave notice to move out, yet, the management still charges extra penalties. The front gate has never worked. The trash compactor breaks down all of the time, and trash builds up everywhere. This place is a slum. People deal drugs out in the open; they don't even try to hide it. They are renovating the pool; the other day I drove by and saw a girl, no older than 10 yo, working in the pool, moving concrete. So, not only are they slum lords, they are child laborers. If you fall short of the terms of agreement, they will fine you huge amounts of money, yet they constantly fall short of the terms of agreement, and don't bother to prorate your rent. The staff is incredible rude. If you have one complaint, they will defensively, and aggressively try to shut you up. If you think the location is convenient, it's not. It will take you 30 minutes to drive 3 miles. A friend of mine, who grew up in the slums of a 3rd world country, gave me a ride home the other week; as he pulled in, he rolled the windows up, and asked me if it was safe to be here. So, that should give you some prospective. I could go on about everything horrible here, but that would be a novel. I assure you, this is the last place you want to live.

    Pros: The apartments are very spacious. I had a renovated apartment and it was really nice. The other great thing about this place is Tiffany. She was such a great help my whole time living here (1 year). Cons: My move in process as far as paperwork took forever. I was dealing with one staff member that got fired and after that no one knew what happened to my paperwork and they were not helpful at all. I had to keep coming back every other day because all of my paperwork was not settled. They also gave me one price when I signed the papers, but when I went back the price was must higher than what we agreed on. Tiffany was the only one that stepped in and took care of my paperwork and gave great customer service. She really should be the manager of this place. Maintenance takes forever to come and fix things. They came to fix my fuse box, but left this big whole in my wall which is going on two months now. They are renovating a place next to me and the stove and fridge has been sitting outside for at least a month now. They charge an extra $30 for a resident portal fee and I am not renewing my lease because they are going up and extra $200 on my rent. The place is okay if you do not have any maintenance issues or do not mind the way the outside looks. If you have to live here I recommend signing up with Tiffany she will take care of you.

    I cannot thank the staff here enough for all of the help and guidance they have given me from before I even moved here! I moved in when it was Lincoln Hills from out of state. Not only did the office staff go above and beyond but the maintenance staff has as well. There are a lot of improvements being done here since they've taken over also. Everyone is absolutely phenomenal here!! I love the building I'm in and am very impressed with how quiet the complex is. This place has been a huge blessing!!

    My roommates and I came into the Grandstand, back when it was called Lincoln Hills, just when the management was changing hands. What I can say is the new management team is the absolute best! Friendly, polite, caring, compassionate and reliable! Every member I spoke with tires to make my move as smooth as possible, for me and every one of my roommates. I never have to worry. The apartment is beautiful, and even several months in, I've had barely any problems. If I call maintenance, they are usually at my door within an hour! The new upgrades make this place shine, and though there is still construction going on, I am confident that everything is going to look amazing! Extra special shout out to Tiffany in the office, for always making me feel safe and happy here. What else can be said, except that the Grandstand is simply Grand!

    I solely dealt with the Leasing Manager, Tiffany, and she was a dream to work with. She understood any issues I was having and solved them in a timely manner. She made my move-in process easy. I love the community itself. My neighbors are friendly, and the grounds are well kept. They are undergoing a complete renovation, so I can't wait to see how that will turn out. All in all, Lincoln Hills is a great property to live
