  One Sixty Madison is an exceptional apartment building. It’s hard to know where to start. The lobby, common spaces, and amenities spaces are ALWAYS immaculate. And I mean always. The view from the rooftop is unmatched. Every member of the front desk is kind and attentive. They make a point of learning who you are immediately after you move in. When you enter the building, the front desk attendants greet you (often by name); they aren’t looking down at their phones as with some buildings. The maintenance service is remarkably responsive. The events held by the building are top-quality; wine tastings, live music, food classes, oyster bars at sunset, all phenomenal. It’s difficult to find a building in NYC that lives up to the expectations created by the photos and descriptions posted on the website. One Sixty Madison always meets and often exceeds those expectations.

  Prior resident who lived here for a couple years.
  
  Pros: the building/rent is gorgeous. Barring a few people. the front desk staff the front desk is pretty professional and kind.
  
  Cons:
  
  (i) there are constant maintenance issues, and the the head of the maintenance staff will constantly insist that these are non-issues. A few examples: (a) I've had a leaky wall, and maintenance insisted that I was imagining things and simply painted over the wall. Turns out there was a leak. (b) I've had too high of a water pressure, and maintenance insisted that was normal. Turns out a part was missing from the shower head. Before I left, there was also an issue with hot water not coming out. We went 1-3 weeks without hot water.
  
  (ii) the rent is exorbitant. See for yourself.
  
  (iii) you're required to pay a safety deposit that equals a month of rent. Expect around ~15% of that to get deducted when you leave your apartment. The floorboards are incredibly fragile and you will eventually leave scratch marks. They will want every floorboard replaced, and your safety deposit will pay for that.
  
  (iv) Amenities are barebones. Gym is ok, penthouse floor level is gorgeous but there are no other real amenities. To have access to these, you have to pay an additional $750/year amenity fee.
  
  (v) Post-covid, you have to go downstairs to the first floor to pick up any food deliveries.
  
  (vi) You are not allowed any pets.
  
  (vii) Management is pretty brutal. Apparently some neighbor complained of a dog barking, and instead of checking the security camera, the leasing department accused me bringing in the pet, which was patently false.

  We've had a corporate apartment since the building opened and it has been a great experience. The front desk guys are wonderful friendly and professional. The building is always spotless and any issues handled swiftly. We will miss being here.

  Way overpriced for what it is. Right now asking almost $8000 gross for a higher floor B line one bed unit. For what is a relatively new building (about 4-5 yrs) the facilities are meh. There’s a reason they use computer generated images instead of real pics. The gym is small and unimpressive; no games room or cinema room, BBQs etc that similarly priced buildings in the city offer. Not dog friendly. They went through about 3 ‘lifestyle directors’ in the first 2 years. Events were infrequent. The interiors are perfectly fine and functional, but not distinguished in any way. Alexis, Emanuel and JC are standouts amongst the staff - friendly and hardworking. Rest of staff will greet you if they are in the mood. If you are attracted by the Madison Ave name then go for it. If you want value for money for the $8k you are going to fork out each month, then consider somewhere else.

  We have lived at One Sixty Madison for two years and it is a fantastic building. The staff are courteous and professional, and there are frequent events such as wine tastings and the awesome July 4th rooftop party. We would highly recommend it.
