Apartment was nice but utilities not included, no legal backup in lease for utilities either. For example I had multiple roommates who would not pay their fair share of the untilities (even after controlling thermostat) and when asking for help management said that I was on my own, they wouldnt even offer to talk and moderate a conversation (ridiculous since I was paying well over $550 a month to live there). Fees are ridiculous and maitenance comes whenever they want for random inspections. Was left a nasty note by maitenance because they could not come in the house because of my service dog and that I should keep him locked up when not home because it was hindering their job. Maitenance was slow and incompetent as well, two of my work orders were lost and I had to reissue them, they took forever to get done, when requesting a lock on my bedroom door they installed a lock on the wrong door and then charged me for both. Pipes froze in the winter, because I was on an end unit they tried to charge us for not maintaining the house, took two days to come fix the frozen pipes, cut a hole in the wall and then forgot about it. When we called to have the hole fixed 2 months later they tried to charge us again! Last thing was on the move out statement they had the wrong address that was never on any of our correspondence, it was my former step mothers house and a place that was hostile toward our family. I had moved away from there 2 years prior to even applying to live in maple. When I called they said there was nothing they can do, when I called again they said they could void the check and charge me $30 to issue a new one or hope she forwards it. Luckily my lawyer had already retrieved it. The housing and location is beautiful but everything else SUCKS.

The apartments are nice and the views are great. Sadly you can't enjoy any of this because maintenance is riding your ass 24/7. They are terrible at communicating with you, they are rude and unreasonable, and they charge you with stupid fines out the ass. If you break something or need anything fixed don't worry maintenance will charge you for it. Also if you actually need something fixed maintenance will take about 7 years before they come to your apartment. When they do finally come they never actually fix anything. Using duct tape to fix appliances is just lazy (this actually happened). Another con about this place is that maintenance does random house inspections throughout the year. 3 times a year a couple of random dudes roll into your crib at any given time looking for stuff they can charge you with. Usually you get a fine a couple weeks later for something stupid. Another con about this place is the constant repathing of the roads in maple. They repath the asfault every year during the spring/summer which is an absolute pain. You will find yourself driving through maple like it's some sort of maze. They just randomly close off roads and force you to park far from your apartment so they can repaint the parking lines that are perfectly fine. If you don't move your car then you will be towed. The only good thing about this place are the views and Mike the security guy. He's a good guy if you get on his good side. S/o to mike the security guy.

I would not recommend these apartments for a couple reasons. First off, maintenance can come into your apartment at any time they want. In fact, I've came home a few times and there were several men in my apartment with the door wide open. They give only a months time spand for you to expect them and that's it. No hours or any other information about when they will be coming into your house. Second, the office is never open when you need it. Almost every time I go to use one of the ammenities I pay so much for, like tanning and gym, the door is locked. Third, they can never fix the appliances in my apartment. I came home one day to a couple men in my apartment saying my microwave was broken (which I did not know) and now it hasn't worked right sense. Highly do not recommend living here.

Luxury living in Blacksburg, VA! Quiet location on North Main. Friendly staff and large office with Gym, Tanning beds, and a pool and playground! Rent is expensive for the area and pets aren't allowed.

On a daily basis, things are fine.
Management (especially two women named Harmony and Cat) are very rude. Even when you write a very kind email or speak very kindly to them, they will give you attitude. They do not give you explanations about billing when you ask kindly, and overall just leave a bad taste in your mouth.
Do live here, hence the one star, but expect to be irritated by management staff, who seem to be unhappy with their lives.
However, this doesn't go for all staff. Maintenance is pretty quick to respond to work orders and a woman named Olivia was very kind when answering some of my questions. But that was about it.response / report this review -

I moved in and lived there for 2 years. When I moved out they charged me $900. I called to make sure that we didn't have to clean the carpets before we left. They assured me that they did that anyway between tenants. I cleaned them anyway. After I moved out they claimed to have had to replace the carpet and charged me, even though people were moving in the next day. I tried to fight them on the charges but they refused to answer me over the phone and never responded to my emails. I do not recommend and in fact recommend people find another place. They also never fixed anything I requested to be fixed. I was never late on rent but it didn't matter. They will get away with anything they can

Maintenance is quick and the guys are pretty nice. You get a pretty nice place with great space for the price.
You can pay online now and set up automatic payments.
CONS
They have inspection periods where they give you a month long time frame of when a man will come into your house. Being a woman I was uncomfortable with this and was nervous to shower, nap, or be indecently dressed in my own home during business hours for a month at a time every season. I requested that management give me a week approximation which I even think is a little long and they refused.
There are also very strict rules and you can be fined pretty easily.
Management needs improving. Had multiple issues over the past year.
There is only one bus route with one stop on campus and its farther than the other neighborhoods, would not recommend if you do not have a car.response / report this review
