I lived in a Gregg Shimaksi rental property for three years as a graduate student, and I have to say it is one of the best deals in town. The apartments were clean, well-maintained, and everything that could be included was included in the rent (parking, A/C, laundry, heat, even Internet). GSR has a sophisticated website that made it easy to pay rent, request maintenance, and reach out if there were any issues. When the pandemic forced an unexpected change in my moving plans, the property manager, Susan, was incredibly patient and flexible with me while I figured out the details, and gave me the extra time I needed to renew my lease. 10/10 would recommend!
I rented from Gregg Shimanski Realty for 3 years. The apartment was nice with off-street parking plowed in winter, their website makes paying rent easy and the few times I needed service the response time was excellent. I would totally recommend Gregg Shimanski Realty.
This company is wonderful. When I moved in they let me use a storage space ahead of time before my lease began, the maintenance staff responded to every request quickly (I think it took less than a day to get a light looked at), and one of the property managers, Susan, went above and beyond for me. She helped me search for apartments, assisted with scheduling entry of my apartment when I was working from home, responds within hours every time I have reached out, and is very kind and respectful at all times. 10/10 would rent from them again.
I have been renting with Shimanski for over 4 years and they have been wonderful. Any maintenance issues are quickly addressed and fixed, and any other issues my property manager, Susan, has been outstanding with listening to my concerns and doing all they can to help me. Highly recommend!
By far the worst landlord i have ever rented from. Property manager Susan Steinhaur is very impolite, inconsiderate, and disrespectful to tenants. I would not suffer another lease with her if the rent was free. She withheld my security deposit long after i moved out, and the apartment i was rented was in such bad air quality conditions that i got bronchitis from breathing in the overwhelming humidity. Susan moved me to another apartment with noxious fumes and gases. I would not recommend this company to anyone.

Apartment was very nice for the rental rate and management was responsive to all concerns throughout my rental period. Attractive amenities included and great location in relation to all necessary outlets.
I moved to these Apartments in April. I had been at a apartment on the east side and was working on the west side everyday. I needed to move back to the west side and they were very helpful and gave me options so I wouldn't have to break my lease. I ended up moving to the Verona location and it is very peaceful. If you have kids this location is great because there are parks nearby and not a lot of traffic. As far as the apartment, they feel like a mini home. I always have my parking spot when I get home. I haven't had any problems with the neighbors in either of the apartments. Another great thing is the rent is very reasonable if you are on a budget. The landlord and Maintenance are always quick to respond if there are any problems. I highly recommend these apartments for families!
This has been my best rental experience in my ~10 yr and 5 locations of renting. My apartment was mostly clean, and well maintained when I moved in. The realty is not intrusive, posts clear and helpful notices well before unrequested maintenance or inspections, and responds quickly to maintenance requests (and emails). I've also really appreciated their electronic system for making maintenance requests, paying rent, and in general interacting for daily issues. I have been a tenant at the Commercial Ave single-room apartments for about a year, and have not rented or lived elsewhere in Madison.
I've been a Shimanski tenant for about 5 years. Gregg and his property manager, Susan, are outstanding managers from my perspective. The building is very well maintained as are the grounds. Whenever I've encountered a problem (very seldom, actually) it's been attended to promptly and effectively. I've had the opportunity to interact with about a half dozen of Gregg's staff over the years and I'm very impressed by how professional, hard-working, and personable everyone is. The other tenants in my building have been terrific. Some have become good friends. That's a testament to Susan's careful selection process, I would guess. Gregg seems to know how to hire and keep good people. I'm quite happy with my experiences with the Shimanski property and family.
I have lived at Gregg Shimanski for over 2 years and it has been great. Susan and Alicia at the office have been wonderful. When I had an issue with my hot water, I called and I had hot water again when I got home from work that night. I recommend Gregg Shimanski to anyone that is talking about renting an apartment. I have rented from Gregg Shimanski for three years. The unit itself is quiet and clean, with extremely competitive rent for the area. The common areas and landscaping are kept exceptionally well-maintained, with recurring cleaning and updating quite often. When I have questions, the property manager is quick to follow up with a helpful response. When I have a maintenance request, I am impressed with the timeliness and follow through. I would recommend this company!
I am a current tenant, and have lived in my apartment for over a year. I live in a 4 unit building, and it is pretty quiet, so I am happy. I come and go all hours and the other tenants are quiet too, so I did renew my lease. I had one maintenance issue, and it was fixed quickly. I just noticed a second issue, so I will fill out the maintenance form online to get that fixed too. The lawn is mowed once a week, and they shovel out as quickly as they can. There is a plastic pail if we need more ice melt, but I have never had to use it. The water pressure is good in the building. When you look at an apartment, you should check out water pressure as something to look at. Finally, I did go over the move in condition report very carefully, and if this is your first apartment, then as a renter you should be careful filling it out also. Overall, I'm happy and renewed.
