Location is very convenient, but kinda shifty. Rooms are clean, comfortable, and recently updated. The hotel is still under remodel because they are changing brand in a few weeks. Service has always been good, but not luxury hotel level, its not a luxury brand. The biggest selling point is breakfast. A coupon is provided for the IHOP, in the same building. Get your choice of 2 completely free breakfast options, or $6 off breakfast any way you want it.

One of the worst I've stayed in! They are under construction, which I understand and I'm ok with. It was very noisy late, and very early. Bed was very uncomfortable! Floor was dirty. Would not recommend this hotel.

Clean, comfortable but no fridge or microwave in room. Definitely not upscale but great value for the price of rooms. Had to change rooms due to construction crew put a basketball sized hole in our bathroom wall. Requested a room change and they relocated us no problem. Kind of loud during day with repainting crews and remodel crews at work. They finished at five o'clock.

Overall, this was a great deal and not a bad stay. The upgraded shower was WONDERFUL; best hotel shower I have ever used. The 24 hr Ihop was a great perk. We were staying here to attend a concert at National Harbor, so getting back to the hotel late and being able to grab good food to take upstairs was very cool. The renovations that were currently going on did not bother us at all. They gave us a big heads up at the check in desk so we were prepared to see the occasional construction worker walking up and down the hall. Also, we were able to request a room near the elevator easily, though it would be nice if they had King beds available on the lower floors. We would stay here again.

I've never posted a poor review anywhere, so don't think that I'm just complaining; however, this was by far the worst experience I've ever had. The hotel is old, which doesn't bother me at all, but that means the sound-barrier is old. You can hear EVERYTHING that goes on in the rooms around you, in the hallway, and even outside. For that reason alone, if you actually want to sleep on your vacation, don't stay here. On a positive note, the IHOP breakfast is wonderful!

Staff really nice, friendly and did an awesome job. Cleanliness of hotel needs work dingy sheets and pillow cases. Seems as if hotels are not as clean as they use to be.

Free IHOP breakfast is the only thing that redeems this place a little. Everything else needs to be changed. The staff is nice.

Well run - a clean, quiet, comfortable hotel. Staff helpful. Shuttle bus works well if needed.

Do NOT stay here. I've stayed in roadside rent by the hour motels that are much nicer than this hell hole. Pain in the @$$ to get into. No vending except at front desk. Prices are RIDICULOUS. I would not recommend you stay at this location. Quality Inn on other side of town is 10 times the motel. Will never be back to this cappy place again.

The staff was wonderful and very courteous! Our room was fine but the king sized mattress had some wear to it there was noticeable sagging and the springs could be felt through the top. The main reason I am giving 3 instead of 4 stars is that the location is difficult to get in and out of due to the neighbouring shopping complex and apartments.

The room is ok but it is a little pricey for a hotel like this and don't book unless you are sure you want to stay there Beacuse there is a 60 dollar refundable for a night

Than you for your feedback. Seems like you rather enjoyed the convenience of the IHop selection we provide. My apologies in regards to the elevator. We had experienced delays but have since had the issue resolved. We do appreciate your commitment to us and thank you for your assistance in making of hotel better.

I love this place. However, I once got non empathetic service from an African American receptionist, who I later understood she is a supervisor there, very inconsiderate, aggressive and borderline rude. Forgotten her name. In-house IHOP has excellent food, and great service. On my third visit, I got a room without a fridge and microwave. if you plan to keep some drinks in your room, ask for a,room with a fridge etc.

We stayed 4 nights. The Staff is great, rooms were clean, but room maintenance is a little off, the receptacle in our bathroom was hanging loose from the wall. The faucet hot and cold are reversed from typical. The elevators work but the control lights are mostly out.
The IHOP for breakfast is a great idea. The price is reasonable, they accept pets, there seems to always be a lot of people hanging around the lobby with nowhere to go. A decent place for the money. Just a little frayed at the edges.
