Never had a problem with my room that maintenance could not fix. The staff is always willing to help! Great place to live without breaking the bank.

they're nice when you move in but they'll charge you like crazy for anything and everything when you move out. Avoid at all costs.

RESPONSE TO BUSINESS'S REPLY: This establishment's reply does not contain all of the facts. When I spoke with the local manager after posting this review, she stated she had reviewed all phone conversations between her company and me, but she refused to share these recordings with me. She provided me with upper management's contact information after I repeatedly requested it. I left a voice mail and sent an email to upper management, and I've yet to receive a response from them.
Conversations with this company continue to send mixed messages, and the company is not willing to provide voice recordings that have been requested. We just received an email containing move in information and the lease still does not contain the terms both managers I spoke with yesterday said my son would receive (an unfurnished and pet friendly unit). Transparency is lacking with this company. My advice is to look at other housing options for your student.
ORIGINAL REVIEW: We just signed a lease for our son, and his girlfriend also just signed a lease. Both of these lease agreements have been altered to something different than what both of them agreed to. We have screen shots of pages we signed, but the lease in the portal has been altered. I spoke to Emily in the office, and she stated that they do change the leases once they have been signed due to space availability. This is not acceptable or legal. I called and voiced my concerns to them about this practice, and they asked if I would like for my son to be released from his contract. I said yes.
A few hours later, Emily called back and said she was able to shift people around and both my son and his girl friend could have an apartment that would meet the original lease's terms. I asked to still be released to do the unprofessional and unethical practices up to this point. I was told no. I am waiting for a response from the manager, and if this is not resolved, then I will have no choice but to report this company to the Better Business Bureau. My advice is to run, not walk, away from this company. Any company that alters contracts is unethical and cannot be trusted to do business with.response / report this review -

Do you just love paying a massive premium for all that and more, on top of an overpriced monthly rent? Then Drabby Mess is the place for you! Here, you'll have everything you need to sort-of get by as a student. Like animals? We have over FIFTEEN stray cats living by the dumpster for you to choose from! Do you love the environment, but hate yourself? We'll charge you a "conservice fee" on top of the utilities you already pay for for using more energy than we consider green - that's how we commit to fighting climate change. Where does all that money go? Certainly not into improving your living space! With rent already more expensive than our MUCH MORE competitive competition, you get to enjoy all this, fifteen whole minutes from campus! Hope you've got a car, cause who knows if the Abbey West shuttle will be operational this week?

I will be moving in here in the fall so I can't talk about my experience yet. However, I am very upset about their pet policy. They have outlined that cats must be declawed and I feel that is an incredibly unfair thing to ask residents to abide by. While I completely understand that cats' clawing behavior can cause damage to furniture and carpets, there are alternatives to declawing cats, such as kitty caps. Also, I doubt they would pay for the surgery for residents to do this. They also have restrictions on the kinds of dog breeds that you can have at the complex. I know many apt. complexes have restrictions on dog sizes and weights but I feel they should really review their animal policy and provide one that doesn't exploit animals or exclude them based on breed because of stereotypes, etc. I was really excited to move in here this fall but now I am quite saddened to know they're policy is so unjust and inhumane.

First of all, the maintenance staff was great. They fixed everything same-day or next day, and were always super nice when I saw them around the property. However, the appliances were older and did occasionally break. When I signed my lease I let them know I would have a dog and was told to just give them my dog's shot records, etc before I moved in. About a week before move-in I went to give them the paperwork and Alanna in the front office was extremely rude and told me that she wasn't going to accept any pet paperwork because she was too busy to process it and to not bother coming back for at least a week after move-in, and that my pet wasn't allowed on the property until she said so. Obviously I had no place to leave my dog for 2 weeks, brought my dog and the paperwork with me to move-in and Wanda was super accommodating and straightened the whole deal out. Wanda was very nice, knowledgable and helpful every time I interacted with her, but in general the front office staff was extremely disorganized and gave out incorrect information multiple times, or one person would say one thing about a question and a different person would say something else. I wound up making sure i directed all questions at full-time employees instead of the front office staff as they seem to be poorly trained, though everyone except Alanna was always very polite. They charge to switch bedrooms. We were charged an overage on utilities one time, but made sure to watch our usage after that and never had another issue with the utility package. I most likely would have renewed here if it wasn't for distance to my off-campus labs and the fact that I planned on getting another dog and didn't want to pay 2 pet rents. The amenities and apartments are very nice for the price, but there is no free printing like advertised. The printer was broken before we moved in and the WEPA station (which I didn't mind using though it's not free) broke sometime during Spring semester. The car wash is super convenient and I really enjoyed the all the green space. Would have given 4 stars if it wasn't for the hassle of trying to release my apartment to a friend for the summer- the front office told her she couldn't take over my lease at one point because I'm not a current resident, at another they told me she would be able to move in the day after I moved out but the day she was supposed to move in was when she was informed there was something wrong with her lease and she wouldn't be able to move in yet, even though no one had called her to let her know among other things. Just a very stressful experience for both of us, though it was all resolved and my friends loves living here so much she renewed her lease for next year despite that hassle. Overall it is a nice place to live, just needs better training for front office staff and a little more organizaion. On move in day we were told we could pick our bedrooms and they weren't already assigned, we moved in and later noticed very small letters on the locks (the doors were open when we moved in making it very hard to see) to see we actually had assigned bedrooms and chose to move all of our stuff again rather than pay the $75 per person fee to change bedrooms, but that again comes back to better trained front office staff which is where most of my issues came from. There was also often empty beer cans/bottles and trash around the property, though we never had an issue with noise. The apartment was disgusting when we moved in though, the carpet turned our feet black and the kitchen floor was sticky in some spots. Overall, it was pleasant other than the issues mentioned.

The staff is very rude and misleading. I was told I would be able to shorten my year lease to a 5-month by paying $100 for each month I had stayed incase we did not find anyone for a sublease. Well when time came and we did not find anyone for sublease, Wanda very rudely and abruptly says she has no idea what I am saying. I had came to the office multiple times to make sure that I would be able to shorten my lease and I was reassured I would be. 4 months after moving out and I am still paying for the rent. Also, each month there are excessive overages and the management has ridiculous fees each month. DO NOT SIGN THE LEASE. You will find much better places to stay in Athens. Abbey West is truly hungry for FEES!

Pros:
1. The amenities are nice
2. There's lots of parking
3. Maintenance was very quick to handle maintenance issues

Cons:
1. Abbey west will try to nickel and dime you for most anything they can. For instance, it's $150 total if you want to switch bedrooms within your apartment (you're assigned bedrooms).
2. The apartments themselves are pretty crappy, and the walls are really thin. My bedroom shook when people walked up and down the stairs.
3. I got charged a cleaning charge even though I left the apartment cleaner than it was when I moved in (it was really dirty - took me a few hours to really clean it at move in)
4. While the front office staff is (mostly) nice, they really don't take you seriously if you have any disputes with them (e.g., apartment not being clean at move-in, etc.)
5. The lease has some very weird quirks to it
6. Buildings 8-11 are hard for guests to find - seems like there should be a sign for those since literally every single one of my friends got lost trying to find my building.
Overall:
I wouldn't recommend living here. It was the worst apartment complex I lived in during my 5 years in Athens. It seemed like everyone at abbey west knew most all the residents were college students and therefore didn't treat us like adults. I felt they abused their power at times and were unreasonable because they knew they could always get enough people to sign leases regardless of how they treated their residentsresponse / report this review -

My son liked the location and convenience. But they are notorious for hitting residents with all kinds of fees. They do not allow you to establish your own utility services, but then hit you with overages because the whole complex used more than "the standard". My husband moved my son out in December 2016 and personally cleaned out the bedroom and bathroom. We got hit with $58 for a cleaning fee. My husband scrubbed the whole bathroom and vacuumed the bedroom. Wasn't much left to clean, but they still charged us. Then we learned from his other roommate that he got hit with the same fees. RUN AWAY FROM THIS PLACE. THEY ARE FEE CRAZY!!!!
