They are the worst. Please do not contribute to their unethical business. I would take legal action but being a black young man in lower Alabama its a given I will lose no matter what lawyer I have. I WOULD GIVE THEM A 0 BUT 1 STAR IS THE LOWEST! I hope they go out of business soon.
They took an entire $1300 deposit, and then sent me to collections for $88!!! We did not trash this house. Crooks. I wish I had noticed how low their rating was before I had rented. Real nice when they are taking your money. Read the other stories.. there is a pattern here.. Its not just one complaint. Renters beware.. rent at your own risk
*First and foremost - people are getting this company confused with Regency property management.
My husband and I chose to buy a house upon returning to Rucker instead of living on post. I was referred to Cheryl Picinnini and Theresa Hernandez. We were located in Germany when we started the search. Both Cheryl and Theresa went out of their way to do facetime showings for us and to help us find a home that we love.
Theresa was such a great help to us - she basically held our hands throughout the entire process, and was available to answer any questions that we had about the home and the home buying process.

Nancy , bill, Agnes, and a few other people that work there are clearly incompetent as well as shady business people. Tried selling me a house that wasn't legally allowed to be sold after I invested in approximately $2000 in the home inspection. I lost the house as well as money out of my pocket . And they advertise they take care of American veterans!! Liars and cheats. Do not do business with them. The realtor agent on the sign is not who will show up nor talk to you about the house they are supposedly representing
Bottom Line Up Front-DO NOT RENT FROM REGENCY MANAGEMENT!
I originally wrote a very thorough and detailed review of Regency, but the site would not accept the amount of characters.
I had my property listed for 9 months with Regency. During that time, I experienced constant communication issues with Regency. They continuously failed to return phone calls and emails. I had to spend many hours following up and managing my own property when I was paying them to provide that service.
More importantly, I caught them engaging in very unethical business practices. They were pressuring prospective tenants into renting my home by giving them false information about other applicants' interest. Also, they were telling these tenants that I would not accept certain terms of a lease unless they complied-which is entirely untrue. I only found this out because a colleague of mine had tried to rent the house. At the time he did not know I was the owner. He looked me up via public records and described his experience-See Jeremiah's Review. I also found other unethical practices, but they would take too long to explain.
Regency management does not put any effort into trying to rent your home. They do not return interested tenant's phone calls. I know from reading other reviews that other people have had similar experiences. I believe this company is entirely understaffed and has too many properties to manage. They could care less if they provide you good customer service because they are already overworked and are not at risk of losing business. There are very few property management agencies in Enterprise and the 3 or 4 that exist have all the business that they need. When I moved away and listed my home, I expected much less hassle from my rental property. I could have managed it myself and commuted for much less effort. For anyone that reads this review, I highly recommend choosing one of the other management companies.
I was a potential tenant. This agency in my opinion is engaging in very unethical behavior. While I believe there are some good people that work there, my experience has been entirely upsetting and needlessly painful.
On 7NOV at 1000 am, application was submitted for property located on Turtleback Trail in Enterprise AL. Terms were we start paying rent Dec 1, move in Jan 1. We were told there were 4 people in line to rent this place, that had not submitted deposit checks yet. I was told I needed to submit 2 months of pay stubs when I had access to them upon return to Polk. Only then would we receive the leasing agreement via email to fill out and return. We left the area to head back to Ft Polk at 1100. At 1300 we received a call from Melissa, stating that the owner would most likely want Nov rent as well. I said no, I am not willing to pay 2 months rent without living there, and we would go with our second choice from another agency, and they needed to figure this out soon before we lost that one as well. Remember they told us that there were others in line to rent, so now we are feeling very pressured. At this point my wife and I are upset we are losing out on the house from this phone call, and we assume the owner will put another tenant in that wants to move in and start paying now. We never received a call back from the agency on the 7th, and I called multiple times and got no information, because Melissa said the owner Scott could not be reached.
We went ahead and submitted an application to another agency for our second choice via the internet. At this point we are halfway back to Ft Polk, and are worried we will not have a house set up for our move in Jan. This process went smoothly, and information was immediately given as to terms that the owner was OK with, as it should have for such a seemingly simple process.
Wed, 8 Nov, I called regency and spoke to Pat the leasing agent, and told her we secured another rental, and to let the next in line have it. She stated Melissa would have to determine the disposition of the deposit check. The policy is once approved your deposit is forfeit. We were never approved. We were never told the owner agreed to the terms we wanted until around Noon on Wed the next day, after they initially gave us the impression the terms had changed, and I said I would not agree to that. At this point we had not received a leasing agreement and I still had not submitted my paystubs, because we were under the impression the property was already taken by the next in line. No information on the status for 24 hours with folks waiting to move in would certainly give the impression that we missed out.
At this point I am at an impasse with this agency in regards to my deposit check. I am certain the owner Scott does not have any idea how badly this agency is handling his property, and the poor communication that Melissa provided is the root of this entire problem. Had we not left there with an idea of what the terms would be, had she not called and stated we were most likely going to pay Nov rent, and had she ever called us back to tell us we were approved on the evening of the 7th, we would have already signed the lease and everything would have been fine. However the events she set in motion have completely turned this process into a total mess. I hate to blame any one person for this, but I see no other issue here, other than a complete misunderstanding due to bad commo. Had I been able to just communicate with the owner directly we would not be here at this point.
I was extremely disappointed with the service from this company. I started preparing for my move over a month out and called to see what I could do to make the process as smooth as possible. I rented a home from this company 2 years ago and assumed they would help me get another home through them since they knew first hand I was a good tenant. I asked about putting a deposit down on a before I got there since I had been in the town homes before and knew that was what I wanted, and they told me I HAD to see the place first. Understandable. I called a week out and tried to schedule an appointment so I could get a house the same day I got to town. They said to just walk in, they wouldn't make an appt. I called the day of to let them know when I would be in town so I could go look at properties and they said they would pull the information for the addresses I was interested in (that I pulled directly from their website) and pull similar places as well for me to look at. When I finally got to town around lunch time, they told me the person I spoke to was "wandering around the building somewhere" and told me they would take care of me. When I explained everything to them, they told me they did not have any 2 bedroom 2 bathroom locations available and that I was just out of luck. I left there and went next door to coldwell banker, they didn't have anything available either but would not let me leave until they set me up for success. After they found a home available through Becky Hancock, I drove directly there and they jumped through hoops to get me what I needed. Basically, every other place in town was more helpful. I wouldn't waste my time going there again.
I was referred to Century 21 by another military member, particularly Shawn Reeves. Shawn Reeves worked with my husband and me on finding a new home in the area. She was awesome, super hard-working, and consistently reminded me when a deadline was approaching or when something that fit our needs came on the market. This was our first time buying a home, so a lot of the jargon and legal processes were very new to us. But no problem there, Shawn broke everything down in a way that was easy to understand. I can honestly say that after this whole process I felt like we had become good friends. I highly recommend her for any of your real estate needs. I had such a good experience buying a new home through her and Century 21!
