    We stayed at Birch Bay RV Resort for 2 days in August, 2016. Stay away from the washrooms and showers at this place. Our small trailer does not have a bathroom, so we had to use the campground's washrooms. The showers were stinky. The washrooms were not clean. The walkway to the beach was unkept and dirty. For $40 US a night, I at least expect clean bathrooms !

    We went here because we couldn't find any tent camping available in Canada. This place charges $40 for a spot in a field. There are no bathrooms within a 5 minute walk, no water, and no electricity. Generally we don't care about having much when tent camping but $40 a night is robbery for a spot in a field. The only good thing I can say is the girl who helped was kind and refunded us without hassle. She is what gave this place a 2 star instead of 1.

    Camped here in our 32' motorhome a couple years ago and ended up with a huge, new, single wide mobile home and plan to stay forever. Couldn't ask for better management. Their improvements to the park are going very well and the excellent plan they're putting together here will make this a premier place for a wonderful visit with the bay at the bottom of the hill - and more mobile homes to rent or purchase. Excellent retirement for us. If I knew 30 years ago we could have this much fun, we'd have put a mobile home here back then. Kudos to Birch Bay RV Resort and Homes! UPDATE 5/31/2016 Remember - the Property is owned by someone else whether you choose to rent or purchase your mobile home. Notice of changes to the property where you rent or own is not volunteered - they can do as they want and will - without notice to you what their plans are. Experience in attempts to discuss improvements for us were met with "I don't have time for this discussion" as we walked through the office door.OR it is "I'm having a private conversation, please wait outside". THEN, we were told we should have allowed the hydroponic grass grow that was sprayed where we had gravel for our vehicle for 5 years prior. No mention was made by Landlord that we could not park there anymore. Trying to discuss in the office, I was informed there was no time for that discussion. So, since no one had time to answer my question about the grass on that parking spot, we believed it was a mistake. Therefore, we removed the hydroponic grass from that parking place for our one vehicle. That has been met with criticism and threat to fine us for that grass seed removal. And the promise to replace the gravel originally by the resort work crew was not completed. Inquiring if I were allowed to place paving stones instead, the remark was made "Do as you want, you usually do". THEREFORE>>Just remember before your investment, that you're not privileged to be informed of changes to the property / the lot where the unit you're either renting or buying is located. The land belongs to them..this fact was loudly related to us even though there was never time for prior discussion of events that followed or our attempt to find any information regarding our concerns. And this article is most probably not going to be appreciated by the Landlord either since it is a fact and we are not to display facts whether they have time to discuss our concerns or not. Their concerns are, apparently, the only concerns admissible in conversation.
