    I have lived at Allendale falls for almost 5 years now and have received excellent help from the staff regarding issues in the apartment. Yes, sometimes things break, and need to be fixed. They get it done quickly and curteousely. I'm planning on being here at least another year to enjoy the wonderful pool and outdoor spaces they have!

    I am from China, this is my first time to rent an apartment in USA, and I must say this apartment is great ! the people work at the apartment office are all very nice ,they even throw parties for us on every holiday, because of them , i feel like this apartment is not only an apartment but also a home . and we also have gym and swimming poor here !!!

    I have read these negative comments and can only say that they must be from folks that did not wish to keep their part of the rental agreement. I see no roaches, bedbugs or anything that resembles a poor place to live. These comments are from people that want revenge and I bet they owe money to Allandale Falls. I have been very pleased while here, the management is very professional and care about the renters. Maintenance is excellent and responsive (the best I've ever seen at a rental property).

    Have lived here since March and love it,through out my life I've lived everywhere in Kingsport and these are one of the few places I wouldn't rush to get out of. The staff are fare helpful and even throw holiday parties, the maintenance helps and does a good job,sometimes it takes a minute but keep in mind there are a lot of apartments here. They even have a gym and pool.considering the age of the apartments nothing looks run down. I honestly would recommend these apartments to anyone.

    I don't even want to give them one star. Lol. This is one of the worst places I have lived. At first, I thought they were okay. They make the apartments look nice, but they are falling apart on the inside. Everyone I have talked to that lives here, is infested with bugs. They try and make it feel like it is your fault when you tell them about it. They hardly ever spray or answer the phone when you call. The people in the office act very rude when you call and it's hard to get them to fix anything. Don't live here.

    I would strongly recommend to anyone to not rent one of these apartments. Management barely does anything to resolve issues, including bug infestation. Please make an informed decision before deciding to live here at these apartments.

    DO NOT LIVE IN APARTMENTS F65-80!!!!!!!! I currently live in one of the apartments and several of the apartments are INFESTED WITH ROACHES. I had this problem over a month now and management would barely do anything about it. When I first contacted the office, they refused to believe that my place had roaches and "blew me off." Long story short, after arguing for weeks with the office, my parents, also residents, got involved and confronted the pest control man (he does routine visits every other month). After showing him the bag of dead roaches, he admitted that they were roaches indeed. The office then decided to spray my apartment and my neighbors. One of the staff at the office admitted that it was not my fault. She believed that it was the neighbors above me. She also admitted that THE UPSTAIRS APARTMENT WAS NOT BUG SPRAYED FOR MONTHS BECAUSE THE PEST CONTROL MAN REFUSED TO DO IT EVEN THOUGH THAT WAS HIS JOB. So far, I'm not happy about living here. I should not pay over $500 to have roaches crawl all over my place. I got this apartment in May after I graduated from college. I was thrilled to have my own place with a pool! lol. However, this past month has been horrible for me and after my contract ends, I'm moving out! I contacted the office today because the pest control man never kept his promise of spraying my apartment. He was suppose to last Friday, but never did. The office said he would Tuesday. However, he never did. The office told me that I would "HAVE TO WAIT UNTIL THE ROACHES ARE GONE"?!?!?! IS THIS A JOKE? THINGS DON'T JUST MAGICALLY DISAPPEAR!

    Over time this place has become worse. They kick people out with little to no reason. Staff doesn't care about well being at all. Barge into homes without notice. Could care less about sate of living. (bugs, paint, and outdated dishwasher ETC) most homes come without washer and dryer which would be fine, but the coin machines run horrible and smell questionable. the playground is old and a safety concern. (Rust in spots) the outdoor basketball court is in a bad state (broken lights, small fences, dirty concrete, and twisted goals) management has lied a couple of times our faces. And prices always go up. Jennifer (one of the head honchos) will make you feel held hostage. there are also very disrespectful people who reside here. The only redeeming factor would be the pool, it is taken care of very well.
    Unless you have no other options avoid at all costs.

    Place sucks dick. They kick out people for no reasons. Management will barge into house. DO NOT TRY TO LIVE HERE. I've lived her for 1 year and it's amazing how bad this place is. They pave the roads and cut the grass too much. They also have a basketball court and tennis court. (No one uses the tennis court) also if you're thinking about having a night run, forget about it. Drunk people all around, lights barely work, and about 1/3 of the apartment locations are sketchy. like i said before, IT'S NOT WORTH IT

    this is the worst place to live. it used to be amazing to live here, but now the staff is so mean, no one follows the rules, they never clean. and everyone that lives here has bug problems. i honestly cant wait to move out. and everyone here is the same.i hate this place

    Have lived here since August 2016. We so far have had an actual break in from a drunk neighbor. The maintenance staff have entered our apartment multiple times without knocking. We have had multiple plumbing problems and none have been resolved. The apartments are really nice but I would say it isn't worth the stress or worry. The rent itself is outrageous for everything we have experienced. Won't be renewing our lease.

    Nice, clean place to live. Low move in cost. Some appliances are little old and not working well. Still a really nice place to live and a great location.

    Rent is way too much!! The only reason it's that high is because of the pool, gym, tanning bed, etc. Mold is growing in all our windows and in our tub and we can't do anything about it because it just keeps growning back because the windows are 1000 years old and leak everywhere and they use the cheap caulk for the runs! And in the lease it says that they aren't responsible that the tenant is. But it's their windows that leak and they use the cheap stuff? I wouldn't recommend. Oh yeah and I just bought an expensive drone for my boyfriend for Christmas and it got stuck on the roof and I went and told the maintenance man and he said he wasn't getting on the roof so that was a waste of money

    I moved into Allandale Falls a few years ago fresh out of high school. I originally went to Cross Creek, and when I learned I couldn't be approved for living at Cross Creek because my job as a waitress didn't prove I made enough to live there, a nice lady helped me get an apartment here at their "sister" complex.

    That same nice lady I talked to almost 4 years ago at Cross Creek now manages here, and I have had the most wonderful experience for my first & only apartment! I have never had any problems with maintenance, they are the most friendly people, and respond quickly. If I'm gone and have a maintenance issue, such as wanting a new air filter put in, it is fixed by the time I get home with not a mess in sight from these trustworthy people, not to mention they probably had to deal with my two overly-friendly dogs in their face the whole time while doing the job! The new gym (with a tanning bed!) keeps me from having to pay for a gym membership, and the pool is also very nice in the summer. I hardly hear my very nice, well-chosen neighbors through our walls, and if I do, it's a door shutting.

    I will live here until I decide to get a house!
