Easy to find office, right off hwy 90, where I was welcomed with a smile and lively pups behind the counter. Shared a few words about our shared joy for an upcoming event, which is why I visited - to buy a ticket and I was on my way!

Worst fuc(&%g agency to rent from. There service sucks when you have a work order. Been waiting 3 God d%^n weeks for a fu*&^ng microwave now another week. Air went out 4 times in 2 yrs and had to wait weeks. Would not suggest anyone rent from them.

We asked that something be done about the electric usage being so high and it has been two months now with no help so i am looking for a new place because i cant afford 474.00 electric bills on a three bedroom house even the electric company said this is outrageous. The AC unit is 35 years old and the windows are about the same. Frustrated tenant. Cant afford high electric single mom with six children.

There's not alot for rent in Lake City. These people are doing the best with what they can. The experience over all wasn't great, but they did send a handy man out to fix multiple issues we were having. As far as property management goes, they really worked with us. In the end, it came down to it being a bad property and an issue that wasn't something that could be fixed by a handyman and was out of the control of the adams agency.

Horrible. They don't properly maintain their properties. I have complained multiple times over the phone and nothing has been done so I had to get Code Enforcement involved. It's a shame when a nice neighborhood which people who own their homes are living in are forced to live next door to a house with knee-high grass with pathways mowed in just to be able to walk through the yard. Garbage cans are strewn across the yard along with trash, and foliage is grown up so high that it reaches the light fixtures on the garage.

Very good people to work with. The review below must have not followed the rules andleft the property dirty. I found that if you follow the rules and leave the property clean you will get your deposit back.

Not only did they try and blame ANYTHING that went wrong in the house we were renting on us, but they continually sent out workmen who had no clue what they were doing so things had to be fixed MULTIPLE times. I got nasty emails and phone calls blaming me for things I couldn't possibly have done. Not surprising, they found all sorts of things they supposedly had to charge me for so they could keep my deposit. STAY AWAY! One workman I talked to, said he saw the owner of the rental agenecy actually poking one woman in the chest when he had an argument with her. I guess bullies aren't only in the school yard!
