Breakfast is not acceptable, only provide egg and bread. They can provide buffet. Room is a little, and height and width are very tiny. Not cost effective.
No elevators. Walking two flights up is painful
Room is clean enough. It will include a bottle of water, toothbrush and shampoo/body soap. It is not fancy hotel, just okay for backpackers. Internet is good, a lot of good european and asian restaurants around the area. A lot of foreigners are around this area. Safe enough too

Had a good experience interacting with the people who work at York residence, who were very helpful and accommodating.
However, York Residence suffers from some serious architectural design flaws and feels more like a college dorm than a hotel/B&B. The rooms cramped with low ceilings and have no windows. The showers/bathrooms have poor ventilation and if you're not careful you can end up flooding your bedroom as water leaks out beneath the doors. Despite being newly refurbished (as of Nov, 2014), I can already see how this place won't look like the management photos for long, especially as mold takes hold in the bathrooms. Also, there is no elevator access, so if you have heavy bags, better go fetch some of the staff to help you with the flight of stairs. Compared to accommodation elsewhere in Myanmar, York Residence is just a tad too pricey for what it is. I'm not sure what other accommodation in Yangon is like with its aging housing stock, but York residence just seems to try and cram too many rooms into too small as space.
