This was the worst place I have stayed in Myanmar. It looks really run-down, the people at the reception speak no English. On the phone they said a room for 2 costs 25K kyat, when we arrived it was 27K. The room itself was dirty, water was flowing on the bathroom floor. It was the only place where nobody offered us help with getting luggage upstairs, we initially received the wrong W-Lan password etc., there was a refrigerator in the room, which was moldy.
What worked: there was an AC in the room, which worked. After getting the right password, W-Lan also worked surprizingly well. There was breakfast on the terrace upstairs which was surprisingly ok.
Compared to other places we staied in Mandalay, Yangon and Malawmine it was the worst value for money and also the only really dirty place (you could see on the mirror that is hasn't been washed in ages).

Good location with a beautiful view from the rooftop. The double bed we got was ways to small and unfortunately we did not have a relaxing sleep. Breakfast is included and in our opinion of average quality. In our experience, the staff was rude and not so honest plus transparent especially with regard to the prices they charge for their laundry services. It remains a cheap place to stay in Hpa-An, but I would not stay there again.

Great experience there, for a low budget hostel. Don't expect the luxury of warm water or air conditioned, but for less than 8 dollars per night for a double room it's a perfect deal.

Personnel peu sympathique et chambre qui n'est pas au niveau comparée au prix. Petit déjeuner compris dans le prix.
